Role Description


The Senior / Lead Building Engineer will be the on-site technical lead responsible for all building systems and day-to-day engineering operations at several assets in our management portfolio. This individual will oversee mechanical, electrical, plumbing (MEP), life safety, and building automation systems; manage maintenance staff and vendors; and partner closely with the on-site property management and tenant relations team to deliver a best-in-class tenant experience.


This is a full-time, on-site role reporting to the VP of Commercial Property Management.


Key Responsibilities


  • Lead the daily operation, inspection, and maintenance of all building systems (HVAC, electrical, plumbing, fire/life safety, building automation, vertical transportation, and security interfaces).


  • Supervise and mentor a small team of building engineers and maintenance technicians; help coordinate daily work assignments, schedules, and training.


  • Develop and implement preventative maintenance programs, including scheduling, documentation, and tracking of work orders.


  • Troubleshoot and resolve building system issues promptly, minimizing downtime and disruption to tenants.


  • Oversee vendor performance for engineering-related contracts (e.g., HVAC, elevators, fire systems, controls, specialty trades), including RFPs, scope definition, and invoice review.


  • Assist property management with annual operating and capital budgets, including recommendations for building system upgrades and replacements.


  • Support capital projects, tenant improvements, and reconfigurations, coordinating with contractors, engineers, and city inspectors as needed.


  • Ensure compliance with all applicable building codes, environmental and safety regulations, and company policies.


  • Maintain accurate records and logs, including equipment inventories, manuals, as-builts, and systems documentation.


  • Participate in an on-call rotation and respond to after-hours emergencies as needed.


  • Champion a culture of safety, quality, and customer service with the engineering and maintenance team.


Qualifications


  • 10+ years of experience in commercial building engineering or facilities management, preferably in Class A high-rise office.


  • Strong technical knowledge of HVAC systems, chillers, boilers, pumps, VAVs, cooling towers, and control systems.


  • Solid understanding of electrical distribution, lighting control systems, and emergency power.


  • Experience supervising or leading an engineering/maintenance team.


  • Familiarity with BMS/BAS platforms and work order/PM software.


  • Demonstrated ability to read and interpret blueprints, schematics, and technical manuals.


  • Excellent problem-solving skills; able to diagnose complex issues and implement practical solutions.


  • Strong communication and collaboration skills; comfortable interacting with tenants, vendors, and ownership.

JOB SUMMARY
The position of Building Inspector conducts inspections based on the current International Building and Mechanical Codes and the Maryland State Plumbing Code, with additional inspections involving enforcement of the Elkton Zoning Ordinance and Housing Code. The Inspector communicates with builders, developers, public officials and general public and exercises considerable latitude for making independent judgment.

ESSENTIAL FUNCTIONS

1. Performs interval and final inspection of all new construction and renovations (commercial and residential) within the Town involving footings, rough plumbing, HVAC, rough framing, slab prep, insulation, foundation, water and sewer laterals and final inspections for code compliance.
2. Performs inspections of existing dwelling units, rooming houses and other premises, checks for health and safety hazards, prepares and serves notices of violation. May recommend steps to be taken to correct the violation; secures warrants when necessary and appears as a witness before the Board of Housing Appeals and the Courts if needed.
3. Conducts investigations of hosing code and zoning ordinance complaints and notifies the Code Enforcement Officer.
4. Verifies location of structures to assure compliance with Elkton's Zoning Ordinance.
5. Reads and interprets construction drawings and specifications, plans and notes for project(s) under inspection.
6. Reviews building plans for code compliance.
7. Prepares written inspection and relate reports on project assignments; submits written reports and recommendations regarding projects under investigation.
8. Generally works 8:00 a.m. – 4:30 p.m., Monday through Friday with minimal overtime.
9. Checks construction in the field for compliance with residential lines and grades.

Position Summary

Our Material Handlers are responsible for assisting customers in loading their materials, maintaining yard organization, handling materials safely, and supporting daily operations. This role involves both physical labor and customer service, ensuring that materials are accurately pulled, loaded, and inventoried while keeping the yard clean and efficient. As a Material Handler, you will be responsible for ensuring that our customers receive a positive experience by properly loading their orders and staging and transporting materials for deliveries.


Essential Duties and Responsibilities of the Material Handler / Yard Clerk

The essential functions include, but are not limited to the following:

  • Load materials into customers vehicles or onto company delivery vehicles
  • Accurately build loads and prepare materials for deliveries in a timely manner
  • Carefully unload incoming freight
  • Safely operate forklift in accordance with OSHA and KBC standards
  • Work with team to schedule deliveries of materials to customers
  • Maintain clean and organized environment in lumberyard and storage buildings
  • Provide exceptional customer service, addressing any concerns or issues that may arise
  • Build relationships with customers, vendors and team members
  • Collaborate with other departments to ensure that all operations are running smoothly
  • Perform other assigned tasks as requested by leadership team when needed

Minimum Qualifications (Knowledge, Skills, and Abilities)

  • High school diploma or equivalent
  • Minimum of 1 year of experience in related field
  • Knowledge of building materials, applications, related equipment, and construction industry is preferred, but not required
  • Valid driver's license required (Class C license preferred, but not required)
  • Ability to effectively and professionally communicate with customers, vendors and team members
  • Strong organizational skills and attention to detail
  • Ability to manage inventory and maintain accurate records
  • Knowledge of safety regulations and procedures
  • Ability to safely operate forklifts and other yard equipment
  • Ability to work in a fast-paced environment and handle multiple tasks simultaneously

Requirements:
  • Provide exceptional customer service to all customers.
  • Willingness to learn and develop product knowledge.
  • Proficient with handling cash transactions.
  • Accurately answering customer questions.
  • Order product for customers if needed, and complete special-order paperwork for product.
  • Order/purchase stock items or special-order material.
  • Maintain the proper amount of inventory (if responsible for ordering stock product).
  • Maintain a competitive price level for ordering responsibilities.
  • Occasionally walk the storeroom to help customers, clean, stock shelves, etc.
  • Must be able to figure material list and pricing on estimates per customer's request.
  • Maintaining cleanliness of work area.
  • Perform store maintenance and cleaning. (Sweep, dust, mop, take out trash, etc.)
  • Professionally handle complaints from customers, escalate when needed.
  • Efficiently and professionally process computer sales and charges.
  • Assisting customers who require materials from the yard, when called upon.
  • Be familiar with the location of store and yard inventory.
  • Lifting limitations: Minimum 100 Lbs.
  • Must be able to stoop and bend knees and arms without difficulty.
  • Adhere to all safety and health standards as established by OSHA and Kirchner Building Centers.
  • Other duties as assigned by Department Head, Manager, and/or Ownership.

Responsibilities
  • Individual must be proactive in identifying field issues and developing solutions to keep the work moving.
  • Review construction plans, inspect commercial or industrial buildings and other structures to determine compliance with applicable local, state, and national codes.
  • Prepare and process construction records, including RFI's, submittals, progress pay applications, extra work billings, and contract change orders.
  • Ability to document all field activities, work in a collaborative manner with the owner and contractor and represent Dewberry and our clients in the highest capacity.
  • Familiarity with common computer programs such as MS Word and Excel for completing daily diaries, quantity calculations and other required tasks.

  • Driving is a requirement of the position. A clean driving record is required

Salary Range
