Multifamily Owner/Builder actively seeking a Lead Superintendent to lead Multifamily projects through to completion. Lead Superintendent will have the opportunity to work on site for projects throughout the Sarasota area.

Client is a Florida based Developer turned Owner/Builder. They are kicking off a massive pipeline with a project in Sarasota.

JOB DESCRIPTION

The Superintendent will have a strong track record of completing Ground Up Multifamily Construction, ensuring their successful delivery within schedule and budget along with the ability to manage vendors, subcontractors, field staff throughout project.

Select Responsibilities:

• Provide field oversight for all phases of assigned construction projects
• Experience with Ground up multifamily projects (garden and podium style)

CANDIDATE QUALIFICATIONS

• 8-20 years of construction management and/or craft supervisor experience
• Engineering, Construction Management or Architectural degree, or equivalent experience
• Exceptional knowledge of construction processes and procedures; ability to successfully manage complex projects through to completion
• Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers

The Specifics of the Role

• Ensure construction operations are in compliance with design, specifications, and that construction operations are completed on schedule, within budget and to quality standards.
• Responsible for site management including management of construction subcontractors, professional staff to include field engineering, contract administration, cost and schedule, field procurement, finance and accounting services, and workforce services. Responsible for managing and maintaining detailed daily reports.
• Ensures the development and execution of project automation plan, environmental compliance plan, safety plan, site survey plan, non-manual staffing plan, subcontracting plan, labor strategy, construction execution plan, and job-site work rules.
• Responsible for implementation of Clayco’s safety program, security, housekeeping, and fire protection on the construction site and ensures strict adherence Federal and State safety codes.

• Ensures development and execution of strategies and plans for project automation, environmental compliance, safety, site surveying, non-manual staffing, contracting, labor strategy, construction execution, and job-site work rules.
• Plans and establishes procedures to ensure construction operations meet engineering designs and specifications.
• Coordinate with the Field Operations Manager for all assignment of Superintendent and Foreman positions.
• Support Superintendent(s) throughout the duration of the job.
• Review project schedules with Superintendents/Foreman.
• Document project field issues that impact budget, quality, or schedule, and provide to the project management team.
• Ensure subcontractor requests for field issues that impact budget, quality, or schedule are documented and are forwarded to the project management team.

Requirements

• Bachelor's or Master's Degree in Civil Engineering, Construction Management, related technical degree or relevant work experience in lieu of education.
• 20-25 years of relevant experience, with progressive responsibility and technical knowledge both scope and value of project.
• Technical knowledge and experience of relevant construction methods and systems including:
• Utility relocates and slope stability works.
• Full understanding of multiple mission critical platforms.
• Full understanding and working knowledge of high voltage, medium voltage, and low voltage systems. General understanding of BMS and EPMS Systems.
• Full understanding and coordination of Utility relocations, underground medium voltage systems, and BIM modeling coordination of ALL utilities both above and below ground.
• Full understanding and managing of all LOTO procedure's and FOD inspections for all systems.

The Internal Insurance Manager is responsible for managing the daily administration of insurance programs across The Moinian Group’s diverse real estate portfolio, including development projects, operating assets, and corporate exposures. Responsibilities

Insurance Program Management

• Maintain and monitor all property, casualty, builder’s risk, and liability insurance policies.

The Role We Want You For

Associate counsel dedicated to advising and supporting multi-billion dollar Subcontract Operations/Procurement & Purchase Order Operations for Clayco and its subsidiaries,[1] having experience and knowledge of construction law, subcontracts, construction equipment and material procurement, purchase order processes and general procurement related contract matters, including negotiation of subcontracts, purchase order terms and conditions, assistance with resolution of subcontract and procurement related claims and disputes, and related matters.

The ideal candidate for this position is a team player with construction law experience, proactive, a strong work ethic, willingness to learn and support company processes and procedures, exceptional problem-solving skills and is comfortable working in a fast-paced and dynamic workplace.

The Specifics of the Role

• Reviewing, negotiating and advising business teams on subcontracts, purchase orders and related contracts, including:
• Material subcontract and supplier contracts warranties, terms and conditions
• Vendor and service contracts warranties, terms and conditions
• Required flow down of obligations under related prime contracts and/or subcontracts
• Experience and familiarity with construction prime contracts and flow down of obligations to material suppliers, vendors and subcontractors.
• Reviewing and negotiating ancillary contracts:
• Credit application terms and conditions
• Confidentiality and non-disclosure agreements
• Assisting with any subcontract and/or purchase order related claims, meet with project teams and assist with drafting and issuance of notices and related claims investigations, assisting with processing and resolution of disputes, mediations, and / or litigation, including collecting documents, organizing team response to such matters and reviewing and responding to third party subpoena’s and discovery requests.
• Assisting with subcontract compliance related matters as needed.

Requirements

• Construction law experience
• Familiarity with construction and/or design industry
• General understanding of subcontracts, purchase orders, and procurement contracts, including material and equipment supplier contracts
• Knowledge of process design, a plus
• Knowledge of AIA software and contract forms a plus

Senior Superintendent - Commercial Ground-Up Construction

Location: Brighton, Michigan

Salary Range: $100,000-$115,000

What You’ll Do

• Lead full field execution on ground-up commercial projects from mobilization through turnover.
• Own site logistics, sequencing, manpower planning, and daily production tied to the critical path.
• Run the 3-week look-ahead process and keep the plan current as conditions shift.
• Drive safety, quality, and schedule performance across all trades on site.
• Lead subcontractors with clear expectations and accountability.
• Facilitate weekly coordination meetings and daily planning that produces action.
• Coordinate inspections with municipal officials and third-party agencies.
• Maintain daily reports, photos, issue tracking, and as-builts using Microsoft Teams.
• Partner with the PM to keep decisions moving and closeout clean.
• Mentor assistant supers or field staff when assigned and help develop future leaders.

What You Bring

• 10+ years in field construction with 5+ years leading ground-up commercial projects as Superintendent.
• Proven ability to deliver projects from sitework through turnover with strong schedule control.
• Strong understanding of means and methods, sequencing, and trade coordination.
• OSHA 30 (and stormwater certification if required, or ability to obtain quickly).
• Comfort with documentation and scheduling tools, including Microsoft Teams and MS Project.
