The Role We Want You For
Ventana is currently seeking a Cost Engineer to join our team. In this role, you will be assisting in the development and management of the project financial strategy. You will be working directly with the project management team (Direct report to Director of Cost Management) to manage the project budget, costs, change orders, billings and forecasts. You will be responsible for generating and maintaining reports that provide information to different groups, work with the management team to identify variances, risks and maintain quality control processes to improve project cost procedures and ensuring conformity with management's strategy.
The Specifics of the Role
- Works with all project disciplines to ensure understanding of total project cost budget allowances and targets.
- Review project documents and specifications to accurately identify, develop and track request of change orders (General Contractor related), baseline estimates, potential risk exposures while communicating potential impacts to the financial targets, schedule and overall project management process.
- Works closely with the accounting department to ensure the correct integration of all information needed to ensure accuracy in billings, payment applications, change orders, direct cost, labor cost, etc.
- Works closely with the project management team, executive management personnel, subcontractors, as well as occasional contact with clients.
- Responsible for cost engineering, cost estimation, cost analysis, and control activities for projects with significant non-routine requirements or for proposal estimating activities which require a moderate degree of technical skill and experience.
- Ensuring quality, accuracy, consistency, spend profile, performing change management, and transparency in all cost management deliverables.
- Take ownership of the cost control function and ensure integrity of the cost and forecast reporting
Requirements
- Minimum of a Bachelor Business Administration, Engineering, or Construction Management Degree
- Minimum of 2 years in the construction industry
- Knowledge of project development stages, procurement, project controls and construction execution practices is required.
- Working knowledge of applicable computer software such as PMWeb or similar project portfolio management software, dataServ, excel, JDE, Microsoft Bi Variance, etc.
- Effective problem-solving skills.
- Results oriented and deliver on customer commitments.
- PMP certification would be ideal.

The Role We Want You For
As the Senior Project Manager (Mechanical Procurement), you will lead complex HVAC/mechanical procurement programs while mentoring and developing junior team members. In addition to owning project buyout through closeout, you will strengthen supplier partnerships, drive continuous improvement in procurement processes, and help expand intercompany sales opportunities and national/strategic agreements.
The Specifics of the Role
- Lead mechanical procurement strategy for multiple projects and/or high-complexity packages; set priorities, standardize approach, and ensure consistent execution.
- Perform full Project Manager duties from award through closeout, including contracts/POs, submittals, releases, expediting, change management, invoicing, and closeout deliverables.
- Serve as a senior relationship manager for key OEMs, reps, and suppliers; negotiate strategic pricing, service/startup support, and delivery commitments.
- Coach, mentor, and develop Project Engineers/Project Managers: provide training, review work products (bid tabs, submittals, POs), and support growth plans.
- Partner with leadership to identify and pursue new mechanical procurement revenue opportunities (preferred vendor programs, national agreements, intercompany initiatives).
- Proactively manage risk on long-lead and high-impact items; develop mitigation plans and communicate status/escalations to stakeholders.
- Improve procurement tools and processes (templates, standard terms, lessons learned, closeout checklists) and share best practices across the team.
Requirements
- Strong knowledge of mechanical construction and HVAC systems/equipment with the ability to lead procurement across design, fabrication, logistics, and field interfaces.
- 5+ years of procurement experience preferred; typically 8+ years in mechanical/HVAC procurement, estimating, project management, or related roles with increasing responsibility.
- Demonstrated leadership experience mentoring others and driving results across multiple concurrent projects.
- Advanced negotiation and contract skills; able to balance schedule, cost, risk, and relationship considerations.
- Strong organizational, communication, and stakeholder-management skills; proficient with Excel and PM/procurement systems.

Design:

- Develop, implement, and enforce comprehensive safety policies, programs, and procedures for construction sites, ensuring alignment with OSHA regulations and Florida-specific construction safety laws.

Having broken ground this summer on a marquee dualβtower residential project, an exceptional opportunity has opened up for an Interiorβfocused Construction Project Manager to join a highβperforming team on one of the company's flagship multifamily developments in San Jose, CA.
Your new role
As the Construction Project Manager, you will join the team delivering a transformative 700+ unit, dualβtower community featuring a 12βstory and 10βstory building constructed over a subterranean parking structure. Having started this summer, this project will run until the end of 2028. In this role, you will support the Senior Project Manager and lead the full interior scopesβincluding units, corridors, amenities, and common areasβfrom procurement through closeout. You will collaborate closely with field teams, subcontractors, vendors, and design partners to ensure the interiors package is delivered on time, on budget, and to the highest quality standards.
What you'll need to succeed
- 6β8 years of experience with a General Contractor, ideally on largeβscale Residential or Commercial highβrise, midβrise, or mixedβuse projects
- Interiors experience is welcome, but robust GC experience managing complex scopes is equally applicable

Community Maintenance Landscape Manager
Primary Function:
The Community Maintenance and Landscape Manager (the βCMLMβ) will be primarily
responsible for overseeing the aesthetics of all Old Town residential communities which
includes amenity and landscape planning and installation for new communities, repair and

REQUIRED QUALIFICATIONS:
- Bachelorβs degree in construction management, architecture, engineering or comparable experience
- Certified Construction Manager (CCM) or Certified Facility Manager (CFM) preferred
- Minimum of five years of project management experience
- Ten years of experience in the fields of general contracting, construction management, relocation planning, facility management or architectural design
- At least three years experience in an in-house Facilities Management environment desired
- Specific experience in large-scale tenant improvement and/or mechanical / electrical systems projects
