The Role We Want You For

As the Senior Project Manager (Mechanical Procurement), you will lead complex HVAC/mechanical procurement programs while mentoring and developing junior team members. In addition to owning project buyout through closeout, you will strengthen supplier partnerships, drive continuous improvement in procurement processes, and help expand intercompany sales opportunities and national/strategic agreements.

The Specifics of the Role

• Lead mechanical procurement strategy for multiple projects and/or high-complexity packages; set priorities, standardize approach, and ensure consistent execution.
• Perform full Project Manager duties from award through closeout, including contracts/POs, submittals, releases, expediting, change management, invoicing, and closeout deliverables.
• Serve as a senior relationship manager for key OEMs, reps, and suppliers; negotiate strategic pricing, service/startup support, and delivery commitments.
• Coach, mentor, and develop Project Engineers/Project Managers: provide training, review work products (bid tabs, submittals, POs), and support growth plans.
• Partner with leadership to identify and pursue new mechanical procurement revenue opportunities (preferred vendor programs, national agreements, intercompany initiatives).
• Proactively manage risk on long-lead and high-impact items; develop mitigation plans and communicate status/escalations to stakeholders.
• Improve procurement tools and processes (templates, standard terms, lessons learned, closeout checklists) and share best practices across the team.

Requirements

• Strong knowledge of mechanical construction and HVAC systems/equipment with the ability to lead procurement across design, fabrication, logistics, and field interfaces.
• 5+ years of procurement experience preferred; typically 8+ years in mechanical/HVAC procurement, estimating, project management, or related roles with increasing responsibility.
• Demonstrated leadership experience mentoring others and driving results across multiple concurrent projects.
• Advanced negotiation and contract skills; able to balance schedule, cost, risk, and relationship considerations.
• Strong organizational, communication, and stakeholder-management skills; proficient with Excel and PM/procurement systems.

Design:

• Provide weekly reports to the Senior Landscape Designer
• Conceptual Landscape Design using AutoCAD
• Site evaluation, measurements and prepare graphic representations or drawings of proposed plans or designs
• Assist Landscape Designers in managing and making sure site plans and site evaluations are implemented correctly and reviewing projects on-site with landscape forepersons

Project Management:

• Create construction budgets that detail total costs for approved landscape jobs prior to their commencement
• Using historical data, create man hour budgets for approved landscape jobs prior to their commencement
• Responsible for maintaining up-to-date set of construction plans for each assigned job and ensuring field project manager has a matching set
• Request and review subcontractor and vendor quotes for various work items
• Communicate with Purchasing departments on materials costings and create vendor markups from historic data
• Work closely and delegate tasks to the Landscape construction office team
• Perform site inventories, analyses, and take field measurements as needed
• Create Landscape Management Reports and minutes for site meetings
• Maintain and record “as-builts” for projects
• Verify contract specifications are being met
• Manage and drive the punch list process to ensure each assigned job is thoroughly completed to the highest standards

Having broken ground this summer on a marquee dual‑tower residential project, an exceptional opportunity has opened up for an Interior‑focused Construction Project Manager to join a high‑performing team on one of the company's flagship multifamily developments in San Jose, CA.

Your new role

As the Construction Project Manager, you will join the team delivering a transformative 700+ unit, dual‑tower community featuring a 12‑story and 10‑story building constructed over a subterranean parking structure. Having started this summer, this project will run until the end of 2028. In this role, you will support the Senior Project Manager and lead the full interior scopes—including units, corridors, amenities, and common areas—from procurement through closeout. You will collaborate closely with field teams, subcontractors, vendors, and design partners to ensure the interiors package is delivered on time, on budget, and to the highest quality standards.

What you'll need to succeed

• 6–8 years of experience with a General Contractor, ideally on large‑scale Residential or Commercial high‑rise, mid‑rise, or mixed‑use projects
• Interiors experience is welcome, but robust GC experience managing complex scopes is equally applicable
• Experience managing scopes such as unit finishes, amenities, lobby work, carpentry, drywall, MEP coordination, or FF&E—from buyout to closeout
• A track record of delivering at least one project from start through completion
• Experience mentoring Project Engineers or APMs
• Strong communication, organization, and leadership skills with a collaborative, solutions‑oriented approach

Position Overview

The Land Development Project Manager is responsible for managing all aspects of on-site

residential land development projects from initial contractor selection through

construction completion and bond release.

This role requires strong coordination with engineers, contractors, municipalities,

consultants, and internal stakeholders. The ideal candidate is proactive, detail-oriented,

budget-conscious, and highly skilled in scheduling and municipal coordination.

This is a high-impact position that directly influences project profitability, timeline

performance, and community success.

Key Responsibilities

Project & Construction Management

• Manage all on-site construction of the project through completion.

• Develop, maintain, and monitor detailed project schedules; identify and manage

critical path items.

• Conduct regular on-site meetings with contractors and trade partners.

• Oversee development trades to ensure alignment with approved site plans, permits,

and company standards.

• Coordinate vertical construction of amenity structures including clubhouses and

community features.

Budget & Cost Control

• Manage and track project budgets to meet financial goals.

• Review invoices, job cost reports, and contractor pay applications.

• Evaluate and negotiate change orders; document and obtain approvals per

company policy.

• Perform value engineering reviews to optimize cost efficiency without sacrificing

quality.

Entitlements & Municipal Coordination

• Lead efforts for permit processes, including land disturbance permits, utility

construction permits, and other construction-related permitting.

• Coordinate with county and state agencies for all on-site development activity,

including inspections and final acceptance of utilities and roads.

• Identify required permits for construction and manage submission timelines.

• Track bonding requirements and aggressively pursue reductions and releases.

Engineering & Utilities Coordination

• Review site/construction plans, subdivision plats, and civil drawings for accuracy

and constructability.

• Coordinate utility construction, including sanitary sewer, water, stormwater, gas,

and power.

• Identify and resolve development issues proactively.

Bidding & Contract Administration

• Manage trade bidding and contract negotiations.

• Ensure contracts include schedule commitments, production rates, and delay

protocols.

• Maintain strong relationships with contractors, consultants, and vendors.

Internal & Builder Coordination

• Communicate development schedules with Cornerstone Homes and/or third-party

builders.

• Deliver finished lots in accordance with approved timelines and lot purchase

agreements.

Qualifications

• 3–5+ years of land development project management experience required.

• Experience with residential site development and civil construction required.

• Vertical construction experience (clubhouses/amenity buildings) preferred.

• Bachelor’s degree in construction management, civil engineering, or related field

preferred (or equivalent experience).

• Strong knowledge of:

• Residential land development processes
• Entitlements and municipal approvals
• Budgeting and cost tracking
• Scheduling (critical path methodology)
• Contract administration
• Bonding processes

• Excellent written and verbal communication skills.

• Demonstrated ability to build and maintain strong professional relationships.

• Highly organized with the ability to manage multiple projects simultaneously.

Preferred Skills

• Experience working in Central Virginia municipalities.

• Strong understanding of grading and excavating a site, stormwater management,

utility construction, and coordination.

• Proficiency in project scheduling software and construction management systems.

• Ability to anticipate issues and provide solution-based recommendations.
