The Opportunity

PRIMARY FUNCTION:
The Project Engineer will play a critical role assisting in project management and construction supervision efforts. As Project Engineer you will assist with managing and coordination of all submittals, cost control, scheduling, reporting, estimating and document control activities at the job site during the construction period. RESPONSIBILITIES:
- Assist the Project Manager and Superintendent in documenting the planning and scheduling of construction operations and coordinate the production and updating of required schedule networks and printouts.

The Role We Want You For
The Director of Construction is responsible for serving as the main point of contact overseeing the execution of ground-up student housing developments from preconstruction through closeout and stabilization handoff. The Director of Construction will run the owner/architect/contractor meetings, provide answers on behalf of ownership and keep the project team on task including pay application reviews, change order reviews, RFIs and submittals. This role oversees budgets, schedules, contracting strategy, quality, safety, and project controls across a portfolio of active projects, ensuring on-time, on-budget delivery aligned with the company’s design standards, brand, and operational requirements for student move-in.
This leader coordinates internal stakeholders (Development, Design, Finance, Asset Management, Operations/Property Management, Leasing/Marketing) and external partners (GCs, architects, engineers, consultants, municipalities, utilities) to de-risk delivery and drive predictable outcomes.
The Specifics of the Role
- Partner with Development and Design to translate underwriting assumptions into executable construction plans, budgets, and schedules.
- Lead GC/CM selection strategy (RFPs, interviews, scope leveling, bid analysis, buyout approach, qualifications).
- Develop and validate GMPs, construction schedules, logistics plans, and phasing strategies tailored to student housing turnover requirements.
- Manage constructability, value engineering, and scope alignment with brand standards and operational needs (durability, unit turns, amenity performance, life-safety, access control).
- Identify long-lead items and procurement risks early; drive early releases and supply chain strategies.
- Direct all construction activity across assigned projects, typically via third-party GCs/CMs, ensuring compliance with contract documents and company standards.

- Drive closeout completion: warranty tracking, lien waivers, final accounting, and lessons learned.
- Lead, mentor, and develop Project Managers / Owners Reps (as applicable).
- Build a high-performing vendor network (GCs, MEP subs, consultants) and maintain preferred partner relationships.

A well established Chicago based General Contractor with $150M in annual revenue and over 40 years in business is looking to hire a Project Manager to oversee a diverse pipeline of commercial construction projects across the Chicagoland area.
The company has built a strong reputation for repeat clients, long term stability, and consistent profitability, having remained profitable every year since its founding and notably avoiding layoffs even during the COVID downturn. Their portfolio includes a mix of commercial interiors, hospitality, education, healthcare, mixed use, and light industrial projects, typically ranging from $1M to $60M.
The Role
The Project Manager will oversee projects from preconstruction through completion, managing budgets, schedules, subcontractor coordination, and client relationships. This individual will work closely with superintendents and leadership to ensure projects are delivered safely, on schedule, and within budget.
Responsibilities
- Manage all phases of construction projects from preconstruction through closeout
- Develop and maintain project budgets, schedules, and forecasts
- Coordinate subcontractor scopes, buyout, and contract management
- Lead project meetings with owners, architects, and consultants
- Review drawings, submittals, RFIs, and change orders
- Monitor project financial performance and maintain cost control
- Partner with field teams to maintain schedule and quality standards

Qualifications

The Role We Want You For
Provides project document coordination and recording throughout the PreBid, Design, Construction and Closeout process. Keep in contact with the design team, project management, peer reviewers and subcontractors to determine document flow and responsibility to maintain Clayco procedural standards while customizing and improving on these standards as required by each project.
Point Person for construction documents including drawings, sketches, specs, closeout documents, contracts and change orders, etc. Logging and tracking these documents and distributing to the Project Team Members and maintaining the electronic filing system.
This person helps to troubleshoot issues that may arise with Subs, Bidders, etc., in accessing/downloading on-line documents. Candidate understands the construction process and will coordinate next steps in keeping with the policies and standards of Clayco as the project progresses.
The Specifics of the Role
- Maintain Electronic Project Files and multiple platforms.
- Assist Estimating Department in Bidding Efforts.
- Type, assemble, organize, file, distribute, etc., Project Meeting Minutes, Bid Packages, Submittal Packages, Drawings, Contracts, Change Orders, etc.
- Create and maintain Distribution Lists in PMWeb.
- Manage and adjust workflows for standardized processes with the direction of the project team.
- Enter new companies and update company information in PMWeb, and elsewhere, as necessary.
- Assist in format and content of project specific reports as requested.
- Follow up with Subcontractors, Designers, and Suppliers for submittals, executed contracts, change orders, closeouts, etc.
- Request, assemble and submit the closeout documents to the owner and to archive.
- Maintain company standards and procedures for the Project and follow up with the team to ensure they are being followed.
- Assist in data searches of previous projects.
Requirements
- Experience in the construction industry is a plus
- Two-year degree in business administration or related associates degree is preferred.
- Excellent computer skills, including document management system, Word, Excel, and Outlook, and willingness to regularly update skills
- Excellent communication skills, both oral and written.
- Excellent listening skills with attention to detail.
- Excellent and efficient quality of work.
- Able to be flexible with work hours

Compensation
- The salary range for this position considers a wide range of factors in making compensation decisions including but not limited to: Education, qualifications, skills, training, experience, certifications, internal equity, and location. It is not typical for an individual to be hired at or near the top of the range for the role and compensation decisions are dependent on the facts and circumstances of each case. The Clayco Nationwide salary range for this position is approximately $55,000 - $70,000 +/- annually.
