Job Details
As a Project Manager, you will lead project delivery from preconstruction through closeout on commercial projects in the Austin market. You will be accountable for project financial performance, schedule management, contract administration, client relationships, and coordination of internal and external teams. This is a hands-on leadership role that requires strong commercial acumen, proactive risk management, and the ability to maintain quality and safety standards while meeting budget and schedule targets. You will work closely with superintendents, estimators, engineers, and operations leadership to ensure successful project outcomes and client satisfaction.
Responsibilities:
- Manage all phases of assigned projects including budgeting, scheduling, procurement, and closeout
- Maintain project financials: track costs, change orders, forecasts, and margins
- Lead client and stakeholder communication; build and maintain strong client relationships
- Coordinate design reviews, constructability input, and subcontractor procurement
- Oversee contract administration, change management, and claims avoidance/resolution
- Develop and monitor project schedules; coordinate with superintendent to meet milestones

Qualifications:

If you are a successful chemical or industrial supply sales professional looking for an excellent income and career growth opportunity, here’s your chance to join a large North American raw material chemical & materials supplier. Our client is looking for a high-energy “hunter” who is also an excellent account manager to fill a home-based sales position, ideally located in the San Antonio/Austin area. Overnight travel is expected to be ~25%.
Responsibilities: Sell a broad range of raw material chemicals & materials to the Composites manufacturing markets in the South Texas Region (Waco to Brownsville to Corpus Christi to El Paso). Most of the business will be in the San Antonio/Austin area. Products include Gel Coats, Resins, Epoxies, Adhesives, Initiators, Core Materials, Reinforcements, etc. End-use markets include Marine, Bath Tube & Spa, Piping, Transportation, Infrastructure, Construction, Etc. This is industrial/commercial selling, calling on Engineers, Fabricators, Production Managers, Plant Managers, and Purchasing. There would also be a large amount of prospecting and cold calling responsibilities. Manage all pricing and account strategies. Grow the business, both at existing accounts, but also by adding new accounts. Travel overnight as needed.
Requirements: 3+ years of experience selling raw material chemicals or industrial supplies, preferably to the composites manufacturing markets. Experience selling raw material chemicals, adhesives, coatings, materials, etc. is also a fit. Sales experience with a distributor is a plus. If you have production experience in composites or fiberglass and have a desire to get into sales, this is also a potential fit. A bachelor’s degree is desired but not a requirement. High energy “hunter” with proven sales success in the region. Willingness to travel overnight as needed.

The Role :
Aligned Ventures is hiring a Director of Acquisitions & Asset Management. We are looking for someone who wants to own the entire lifecycle of the asset—from sourcing and underwriting the deal to executing the business plan and driving Net Operating Income (NOI) after closing.
You will report directly to the Partners. Your mandate is to maintain a robust acquisition pipeline while simultaneously ensuring our existing portfolio meets or exceeds projected returns.
Note: Local to Texas is highly preferred. If not in Texas, candidates must be willing to Spend 5 business days per month in Houston Texas overseeing property (Asset mgmt), networking with brokers and touring new acquisitions. During periods of due diligence requirements to be Houston may increase. Please confirm in your application this travel (all paid for by company).

Function 1: Acquisitions (The Buy)
- Deal Sourcing: Actively source off-market and listed multifamily opportunities in Austin, San Antonio, and Houston. You will be the primary point of contact for the brokerage community.
- Institutional Underwriting: Build and manage detailed financial models for potential acquisitions. You are responsible for the accuracy of all assumptions (rent growth, taxes, insurance, CapEx).
- Due Diligence & Closing: Lead the transaction process from LOI to Closing. You will manage lenders, legal teams, and third-party inspectors to get the deal across the finish line.
Function 2: Asset Management (The Hold)
- Financial Oversight: Conduct monthly audits of asset financial statements (P&L). You will identify variances, spot expense leakage, and hold property management firms accountable to the budget.
- Business Plan Execution: oversee major capital improvement projects and renovation plans. You ensure that the value-add strategy we underwrote during acquisition is actually executed on time and on budget.
- Reporting: Prepare monthly and quarterly asset performance reports for the Partners, highlighting risks and operational adjustments.
Mandatory Hard Skills & Experience :
- Proven Track record: A verifiable portfolio of closed Texas transactions where you served as the primary lead from initial sourcing through the complexities of due diligence and final execution
- 7+ Years of Experience: Must have a mix of Transactional (Acquisitions) AND Operational (Asset Management) experience.
- Asset Management experience: You must be able to demonstrate experience managing a P&L, overseeing renovations, or managing third-party property managers. If you have only ever worked on the transaction side, this is not the right role.
- Technical Modeling: Advanced Excel proficiency is required for both Acquisition Modeling (Waterfalls, IRR) and Operational Analysis (Budgeting, Variance Tracking).
- Market Fluency: Deep knowledge of Texas property tax laws, insurance dynamics, and sub-market rental trends.
