GENERAL SUMMARY:
The Lead Sales Associate helps maintain a clean, well-organized store with a customer-first focus. The duties of the Lead Sales Associate include assisting customers in locating and purchasing merchandise, operating a cash register, stocking and recovering merchandise, cleaning the store, and performing other duties as assigned by the Store Manager to maximize store profitability and customer satisfaction while protecting company assets. Lead Sales Associates perform the duties of a Sales Associate and act in a lead capacity in the absence of the Store Manager or Assistant Store Manager.
DUTIES and ESSENTIAL JOB FUNCTIONS:
* Provide superior customer service leadership; greet and assist customers.
* Operate cash register and scanner to itemize and total customer's purchase, collect payment from customers and make change, bag merchandise, and assist customers with merchandise as necessary.
* Follow company work processes to receive, open and unpack boxes, cartons and totes of merchandise; stock merchandise, restock and rotate merchandise on shelves, and build merchandise displays.
* Clean the store; take out trash; dust and mop store floors; clean restroom and stockroom; and help set up sidewalk displays.
* Assist in implementation and maintenance of planograms.
* Open and close the store under specific direction of the Store Manager.
* Perform additional duties typically performed by the Store Manager or Assistant Store Manager, in their absence.
Qualifications
KNOWLEDGE and SKILLS:
* Effective interpersonal and oral communication skills.
* Understanding of safety policies and practices.
* Ability to read and follow planogram and merchandise presentation guides.
* Ability to perform mathematical calculations such as addition, subtraction, multiplication, division, and percentages.

Responsibilities
We are seeking a Tax Senior to join the tax department of a publicly traded U.S. REIT. This role will support all aspects of income tax compliance and financial reporting, including REIT qualification, ASC 740 provision, and multi-state and international tax matters. The position will work closely with the Tax Director and SVP – Tax and will interact regularly with external advisors, auditors, and internal departments. Principal responsibilities include, but are not limited to:
Compliance
- Coordinate preparation and review of federal, state, and local income tax returns with external tax advisors.
- Assist with compliance related to UPREIT structure, including partnership and corporate filings.
- Assist with partnership tax matters, including maintenance of tax capital accounts and 704(b) books.
- Assist with REIT qualification compliance, including:
- Quarterly and annual income and asset testing
- Preparation, review, and maintenance of E&P
- Shareholder reporting (including Forms 1099-DIV).
- Assist with preparation and review of:
- Estimated tax payments
- Extensions
- State apportionment schedules

Requirements
- Bachelor’s degree from an accredited college or university, preferably in accounting or finance.
- 3-6 years of experience in BIG 4 or national accounting firm and/or public company tax department in real estate industry.
- Solid experience in corporate and partnership income tax return preparation in a multi-state environment.
- Experience with REIT and real estate are strongly preferred.
- CPA license is strongly preferred.
- Experience with ASC 740.
- Excellent Microsoft Office computer skills, including Excel & Word. Experience with E-forms is a plus.
- Experience with tax provision software (OneSource, Corptax etc.) a plus.
- Experience with tax return preparation software (GoSystem etc.) required.

We are looking for an experienced full-time exempt, Director, to join our Investments Team. The Director, Investments will oversee the full deal cycle, including sourcing new opportunities, underwriting and analysis, negotiating LOIs, and managing due diligence through closing. The Director, Investments will also partner with the Asset Managers in helping to oversee portfolio-level performance of operators and lead existing portfolio transactions (e.g., renewals, expansions, redevelopment, transitions, purchase options, and dispositions). KEY RESPONSIBILITIES

REQUIREMENTS
Education & Certification

Experience
- 10-12 years in real estate investments, asset management, or finance, with a minimum of five years in healthcare (senior housing and skilled nursing).
- Proven track record in underwriting and closing transactions.
Skills Required
- Thorough understanding of financial concepts, along with quantitative and analytical skills; ability to quickly underwrite a transaction.

Baldwin Paving is currently seeking an experienced VP - Heavy Civil Estimating to join our team. This will be a full-time, salaried position. This position reports directly to our CEO and is based in-office in our Marietta, GA headquarters. THIS IS NOT A REMOTE POSITION. Occasional work from home is possible after a few months in the role, but you must be based locally in the Metro Atlanta, GA area or be willing to relocate.
As our VP - Heavy Civil Estimating, you will be responsible for leading the estimating department for heavy civil roadway/transportation projects, including GDOT, local Municipal, and related transportation infrastructure projects. This role ensures accurate cost estimates, competitive bids, and compliance with company standards and client requirements. You will train, develop, and manage a team of estimators, oversee bid strategies, and collaborate with project managers and executives to secure profitable work. You will deliver consistent, competitive, and accurate estimates through detailed bids and review all bid packages before being submitted. You are typically involved in multiple projects at a time. In addition to having responsibility for the technical success and execution of the bidding process, you are also responsible for managing relationships with heavy civil department leaders and the Leadership team.
Key Responsibilities

- Lead, train, develop, and manage the estimating team - providing guidance, mentorship, and feedback
- Develop and implement estimating procedures and best practices to improve accuracy and efficiency

- Review Plans and Specifications to understand the scope of work.

- Visit project sites to determine potential problems, verify quantities, and determine options for construction methodology.
- Host pre-bid meetings
- Use computer-based software to complete takeoffs, verify field measurements, and obtain information from the contract documents to accurately calculate information for estimates.
- Assist in preparing Subcontracts and Purchase Orders
- Prepare project schedules for estimates.
- Prepare reports, business correspondence, and documents.

The TIG Welder at our Baldwin, WI location is responsible for set up and welding of product. This is a 2nd shift onsite role, with hours Monday - Thursday 3:15 p.m. to 1:15 a.m.
Role Responsibilities:
- Performs set up and all position welding on a diversified line of standard and non-standard product according to print specifications. Materials may include steel, stainless steel, and aluminum.
Fit and position product weldments having several parts, using welding and welding fixtures and jigs where applicable.- Work from prints and routings.
- Statistical process control (SPC) data collection and use of graphs (TIG welding).
- Complies with all DOT, HAZMAT and environmental policies and procedures.
- Uses all designated Personal Protective Equipment as required.

Minimum Qualifications:
To perform this job successfully, an individual must be able to demonstrate ability to:
- Completion of welding diploma from an accredited weld school, or
- Six months industrial weld experience, or

- Pass practical weld test
- Ability to MIG and TIG weld
- The position may require that the selected candidate is medically evaluated and able to wear a Power Air Purified Respirator (\"PAPR\") while fulfilling the requirements of the position.

Customer Service/Sales
Position Purpose: Customer Service/Sales associates provide fast, friendly service by actively seeking out customers to assess their needs and provide assistance. These associates learn about products using our tools, and provide information to customers in order to sell an entire project. Associates in this position will learn how to greet, qualify, recommend and close every customer in their department, and know how to handle basics in adjacent departments. Customer Service/Sales associates maintain the in-stock condition of assigned areas, and ensure it is clean, shop-able, and safe.
