The Senior Analyst/Associate role assumes broad responsibilities including financial analysis and modeling, assisting in transaction due diligence, market research and preparation of internal investment memoranda. Responsibilities
The activities listed below are not all-inclusive but indicate the type of activities typically performed in this role. Other duties may be assigned.
- Develop and utilize acquisition models to evaluate residential investment opportunities
- Review and analyze offering memoranda, operating statements, rent rolls, and other property-specific data to develop underwriting assumptions
- Analyze demographics, employment growth, competitive supply, demand, rent growth, absorption, property tax and insurance projections to evaluate investment opportunities
- Assist with transaction due diligence including the coordination of internal and external resources
- Communicate with third parties including capital partners, brokers, lenders, consultants, etc.
- Conduct market and property due diligence through site tours, broker meetings and third-party research
- Prepare detailed market surveys of an acquisition target's competitive set, including the analysis of comparable sales
- Effectively prepare, communicate and present investment memoranda to senior management and equity partners
- Research overall target market and investment sub-market conditions
- Prepare quarterly market updates for Fund Investors, highlighting current economic and capital market conditions
- Monitor competitive properties in the region, historical sales transactions and perform other market research initiatives as needed
Qualifications
- Bachelor's degree in finance, Real Estate, Economics, or a related field
- Minimum of 1-3 years (Sr Analyst Level) & 3+ years (Associate Level) of experience in real estate investment analysis, with a focus on multifamily CRE. Previous experience in real estate equity investment or brokerage strongly preferred.
- Proficiency in financial modeling, valuation techniques, and real estate investment software
- Strong analytical skills for interpreting and presenting complex financial data.
- Solid understanding of commercial real estate markets, trends, and investment strategies
- Excellent written and verbal communication skills for reporting and presentation
- Highly organized, detail-oriented, and capable of managing multiple active deals to meet deadlines in a fast-moving environment.
- Familiarity with legal and regulatory aspects of real estate transactions a plus
Supervisory Responsibility
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. RESPONSIBILITIES:
Represents the company both internally and externally in matters relating to talent acquisition. Responsible for company-wide staffing. Works with Executives and Department heads to determine staffing needs.
Develop and execute full cycle sourcing and recruiting plans to proactively support recruiting objectives and talent pipeline programs. Develops and implements initiatives for acquiring diverse talent through traditional and non-traditional methods.
- Collaborates with Business Unit leaders to identify and train site personnel to participate as recruiters for association chapter events, college career fairs, on-campus information sessions, and interview days.
- Own recruiting programs, processes and infrastructure to ensure the effectiveness and efficiency of the process and outstanding candidate experience; serve as the primary recruiter for entry level positions for projects and other key positions; Coordinates the on-boarding process with multiple departments and responsible parties to ensure a smooth on-boarding process.
- Oversee the compliance of all external regulations related to the recruitment and selection process, including working with headhunters and third-party search firms.
- Works with HR to ensure all talent acquisition practices are in compliance with all applicable employment laws and regulations.
- Works closely with marketing to ensure consistent branding and messaging across all candidate platforms and recruiting sources.
- Maintains accurate applicant records via the companyβs applicant tracking system and assigns dispositions to applicants.

REQUIREMENTS
Education/Experience:
- Minimum high school diploma/GED. Bachelorβs degree in related field preferred. Advanced degree or certification a plus.
- 2+ years of experience in Human Resources, with a focus on corporate recruiting strategy and implementation
- Preferred Experience: High volume recruiting in the construction industry, working on complex, cross-department teams; working for a federal contractor.
- 25-50% Travel

Duties/Responsibilities
- Provide administrative support to ensure efficient office operations, including answering phone calls, scheduling meetings, and supporting visitors.

- Assist with the preparation and submission of project proposals and bids.
- Facilitate the project process from setup to closeout by organizing initial documentation, coordinating necessary approvals, tracking project milestones, maintaining project documentation, managing transmittals and submittals, creating O&M manuals, drafting warranty letters, and preparing closeout documents.
- Manage insurance certificates and bonds, including bid, payment, and performance bonds.

- Oversee the Potential Change Order (PCO) process within ProjectSight, ensuring accurate reconciliation of the PCO log with the accounting software.
- Support special projects and organize occasional job-site or office meetings, lunches, and breakfasts.

Position Overview
Steel Peak is seeking an Acquisitions Director to lead sourcing, underwriting, and execution of IOS acquisitions across multiple U.S. markets.
