The CapEx Project Manager is responsible to develop the scope, gather bids, manage plans and coordinate activities of designated capital projects. This position is responsible to ensure that goals and/or objectives are accomplished within prescribed time frame and funding parameters of overall projects.
Essential Duties & Responsibilities:
• Establishes capital project goals across portfolio with cooperation from management, clients and client representatives.
• Identifies capital repairs needed across portfolio.
• Develop and manage capex budgets.
• Works with various consultants, architects and engineers to develop plans and scopes.
• Works with city staff members.
• Establishes and maintains vendor relationships.
• Reviews project proposal and plans to determine time frames, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
• Generates bid forms, contracts, work agreements, change orders and other construction documents.
• Establishes work plan for each phase of projects and ensures contractors hire appropriate and qualified sub-contractors where needed.
• Confers with contractor’s supervisors to outline work plan and to assign duties, responsibilities, and scope of authority.
• Directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget.
• Ensure adherence to project specifications and plans.
• Respond to and manage project RFI’s.
• Reviews status reports prepared by project personnel and modifies schedules or plans as required.
• Prepares project reports for management, client, or others.
• Coordinates project activities with activities of government regulatory or other governmental agencies.
• Ensures that all projects follow all applicable building codes and that all necessary permits and sign offs are obtained.
Education and Experience:
3 -5 years related multifamily capex experience plus associate degree, or equivalent combination of education and experience.
Other Qualifications:
• 25% overnight travel required.
• Valid Driver’s License and current automobile insurance required.
• Proficient computer skills including the use of MS Outlook, Word, Excel and Project.
Salary $110,000-$120,000/year.
