Title: Mail Services Associate
Duration: 6 Months
Location: Redmond, WA 98052
Hours: M-F, 8:00AM-4:30PM PST with a 30 minute lunch
Summary:
As a Mail Services Associate, you will be responsible for all aspects of the mailroom operations for a building or campus.
*The person in the role will not be delivering mail. This person will be standing behind a counter and assisting with shipping requests. *
• Duties revolve around retail shipping and passport photo taking (think Pony Express or other retail shipping store where multiple carriers are offered as shipping options)
• Standing, walking, and lifting up to 50 pounds are requirements of this role
• Valid Notary licensing a plus but not required
Resource's typical working day:
- They will be standing majority (95%) of the day
- They will be lifting packages up to 50 lbs.
- They will be working with in the client shipping center
- Taking passport photos
- Processing outgoing shipments using fed ex US Government Client, UPS
- Using a mailing system for outbound shipments and tracking.

Years of Experience needed:
- True entry level- no experience is required, 1+ experience as a notary or working in a mailing role would be preferred

As our Civil Engineer / Assistant Project Manager, you will play a critical supporting role in the successful execution of our development projects and function as the bridge between design and delivery. You will ensure our projects are not only structurally sound and compliant with local codes, but delivered on time, on budget, and to the highest standards. Your work will directly shape the neighborhoods where families will live, grow, and make memories for decades.
This role is ideal for a detail-oriented professional who enjoys both technical engineering work and project coordination.
Key Responsibilities
- Assist the Project Manager in scheduling and coordinating all phases of the project lifecycle, including planning, design coordination, permitting, and construction
- Review and interpret engineering plans, site layouts, grading, drainage, and utility designs to ensure compliance with local regulations and project specifications
- Coordinate with architects, surveyors, engineers, consultants, contractors, and government agencies to support project progress and secure permits and approvals
- Oversee site inspections, monitor construction progress, and troubleshoot day-day field issues
- Track budgets, prepare progress reports, schedules, cost forecasts, and help manage subcontractor performance
- Ensure all work meets code requirements, environmental regulations, and internal QC standards
- Assist in reviewing Change Orders and Pay Applications, ensuring alignment with contract terms
- Assist with resolving on-site issues, including technical questions, design discrepancies, and coordination challenges
- Support communication with lenders, consultants, and internal stakeholders
- Prepare project documentation, including meeting minutes and ad-hoc reports
- Support value-engineering initiatives to optimize cost, schedule, and design without compromising quality
- Provide general administrative and operational support to the Project Team
Qualifications
- Bachelor’s degree in Civil Engineering (U.S. accredited program preferred – EIT or PE license)
- Minimum 3-5+ years of relevant experience in real estate development or construction management
- Strong understanding of site development, grading, drainage, utilities, construction, permitting, and project coordination
- Familiarity with AutoCAD, Bluebeam, Procore or similar PM and / or scheduling tool(s), and construction management and billing management software
- Excellent communication skills for working with contractors, vendors, consultants, city officials, and internal teams
- Familiarity with budgeting, scheduling, and cost control processes
- Strong organizational skills and attention to detail
Language Requirements
- Fluent in both English and Mandarin Chinese (required)
- Cantonese is a plus (not required)

Position Summary
The Maintenance Supervisor is responsible for the overall maintenance operations of the community, including supervision of maintenance team members, coordination with the Community Manager, oversight of vendors, and hands-on participation in maintenance activities. This role ensures the property is maintained to Company standards, units are rent-ready in a timely manner, and residents receive responsive, professional service.
Core Responsibilities
* Actively participate in all maintenance projects, including work orders, unit turns, repairs, and preventive maintenance
* Assist the Community Manager in coordinating daily maintenance operations, scheduling tasks, and prioritizing work based on property needs
* Supervise and support maintenance team members, providing direction, and ensuring work is completed safely, efficiently, and to company standards
* Ensure vacant apartment homes are made rent-ready promptly and cost-effectively
* Perform routine inspections of apartment interiors, building exteriors, common areas, and amenities (including pool and spa areas, if applicable) and complete necessary repairs and/or cleaning
* Maintain accurate records related to work orders, preventive maintenance, inspections, and unit readiness
* Manage inventory, tools, equipment, and maintenance materials to ensure adequate supply and proper utilization
* Maintain clean, organized, secure, and well-lit maintenance shops, storage rooms, and mechanical areas
* Identify and maintain knowledge of all utility meters, shut-offs, fixture shut-offs, and sewer clean-outs throughout the property
* Coordinate with and oversee third-party vendors, understanding their services and ensuring quality and timely performance
* Maintain the cleanliness and appearance of the community grounds, including daily trash pickup and cleaning of stairwells and common areas
* Participate in after-hours emergency maintenance coverage and share responsibility for the property emergency phone
* Communicate with residents, vendors, and team members in a courteous, professional, and service-oriented manner
* Maintain a clean, professional personal appearance while on duty
* Comply with all company policies, procedures, and safety requirements as outlined in the Team Member Handbook
* Perform additional duties as assigned by the Property Manager or supervisor
All responsibilities are performed under the direction and approval of the assigned Property Manager, and duties may be adjusted based on operational needs.
Minimum Qualifications & Requirements
* Demonstrated maintenance skills across general building systems (plumbing, electrical, appliances, carpentry, etc.)
* Minimum of three (3) years of property maintenance experience; multi-family experience strongly preferred
* Possession of basic tools of the trade
* Reliable transportation with valid auto insurance
* Valid Washington State Driver's License (or ability to obtain)
* Ability and willingness to respond to after-hours emergencies as required
Candidates who do not meet every qualification but possess relevant experience and a strong work ethic are encouraged to apply.
