Director of Valuation Advisory – Central Texas (Austin-Based)

Partners is seeking a senior valuation leader to head our Valuation Advisory platform within the lending business line across Central Texas, with a primary presence in Austin and San Antonio. This role is ideal for a Director- or VP-level leader ready to step into a leadership seat, combining client leadership, business development, and team growth in a rapidly expanding market.

The ideal candidate is a seasoned MAI with a strong regional client base, deep lender relationships, and the ability to both win and deliver work. This is a boots-on-the-ground market-facing role for someone who wants to build, lead, and grow a valuation business in one of Texas’ most active CRE corridors.

What You'll Do

• Lead the traditional/bank appraisal function for the valuation advisory platform in Central Texas
• Serve as a primary client-facing leader, developing new client relationships while expanding existing accounts
• Oversee job management and review appraisal reports to ensure quality, consistency, and compliance
• Recruit, mentor, and develop appraisal associates; assign work and conduct performance reviews
• Partner closely with the Managing Director and firm leadership to drive regional growth, collaboration, and culture
• Play a key role in building and scaling the Central Texas valuation team

What You'll Have

• Bachelor's degree in Real Estate, Finance, or a related field of study
• MAI designation preferred
• 5+ years of experience
• Expertise with financial analysis and cash flow models
• Proficiency in Microsoft 365, Argus, CoStar, MLS, RCA, STDB, and other data analytical tools
• Advanced Microsoft Office (proficient in Excel), analytical & writing skills
• Strong Project Management and communication skills
• Self-starter, independent, and entrepreneurial

This role supports both Urban Door and 512 Locators as our social presence grows across multiple Texas markets. 512 Locators is our Austin-focused apartment locating brand, while Urban Door is our full-service brokerage handling rentals, home sales, and commercial deals. We’re looking for someone based in Houston or Austin, since most of our content will come from those markets. You should also be open to traveling to other Texas cities when we need footage. That can include Dallas, Fort Worth, San Antonio, or any markets we expand into next. The travel isn’t constant, but it will happen, and it’s an important part of helping the brand feel bigger than one location.

The role is pretty simple in structure. You’d run our Instagram, TikTok, Facebook, and LinkedIn pages and keep them active with steady, high-quality content. A lot of short-form video. Clean photos. Property highlights. Behind-the-scenes clips. Agent features. Lifestyle content that fits the 512 Locators/Urban Door vibe. A lot of the job comes down to just having good judgement.

You don't need to come from a big agency, but we do value education and strong communication so having a college degree is preferred. What matters most though, is that you’re dependable, creative, and comfortable taking initiative. The people who do well here notice what needs to be done and just take care of it.

JOB SUMMARY(Primary purpose of the position.) 

 Administers respiratory care to patients as ordered by the attending physician. Conducts diagnostic procedures to evaluate the need for, and response to, therapy. 

GENERALRESPONSIBILITIES (The essential responsibilities and accountabilities of this position including interactions with other departments and outside vendors, if applicable, in PRIORITY order.) 

•  Initiates, monitors and maintains mechanically ventilated patients 

• Assistswith placement of artificial airways  

• Performs and documents patient assessment including but not limited to breath sounds, airwaypatencyand cuff pressure at least once per shift  

• Verifies and documents ventilator functionand patient status q4h minimum  

• Assistswith transportation of ventilator-dependent patients  

• Assistsat deliveries as requested for neonatal resuscitation and/or stabilization  

• Monitors ECMO as appropriate 

• Administers andmonitorsrespiratory care treatments 

• Administers therapy according toestablisheddepartmental policy  

• Evaluates patient within 2 hours of notification of respiratory therapy orders and initiates as stated  

• Instructs patient and family members in proper methods of respiratory therapy 

• At end of shift, assures assigned areas are stocked asrequired 

• Responds promptly to treatment needs in Emergency Department  

• Respondsimmediatelytoemergencycodes and correctly manages the airway and external compressions  

• Respondsimmediatelyto allemergentpatient situations including but not limited to Rapid Response, Stroke Alert,StemiAlert and Trauma Alert. 

• Promptly sets up oxygen new starts per department policy

• Performs peak flow, inspiratory and expiratory force, vital capacity measurements and accurately records results 

• Monitors pulse oximetry, transcutaneous C02 and end-tidal C0P2 levels

• Performs cleaning, preventivePmaintenanceand calibration of RC equipment asrequired 

• Cleans, assembles, verifies function of ventilators and documents same prior to patient use

• Perform arterial blood gas instrumentation calibration and maintenance per CAP requirements 

• Calibrates and troubleshoots TCM and oxygen analyzers 

• Functions as respiratory care protocol assessor 

• Assesses patient per physician-approved criteria (RCP) within 1 hour of receipt of order and documents same  

• Writes correct therapy orders based onaccuratetriage score in physician’s order sheet under “RCP”  

• Delivers initial therapies as ordered  

• Reassesses patient within establishedtime frame, changing therapy asindicatedand documents same  

• Conveys all RCP therapies –initial and changes – to appropriate staff members and documents same in departmental records
