Job Description

Compensation: $24.50 based on experience

Job Summary: The Technician 20 is responsible completing repairs and maintenance at assigned stores and identifies further recommended actions.

Principal Duties:

  • Perform specific store repairs, installation, replacement, and maintenance tasks as assigned through the Asset Management System such as (but not limited to) carpentry, minor plumbing (filter changes, water treatment PM, clogs, fixture and sensor replacements), interior and exterior painting, dry wall, tiling, light bulbs, counter tops and cabinets. Ensure repairs are completed within a time specified by priority codes for approximately 10 to 15 primary assigned stores, but not limited to, when special business needs dictate. If the position is located in Florida, additional duties may include fuel pump nozzle and hose replacements).
  • Visit all stores in their assigned areas on a scheduled basis to keep the assigned equipment clean and in good operating condition. This includes beverage equipment monthly and semiannual HVAC and refrigeration PMs. Plan daily routes that are efficient and cost effective.
  • Prepare and coordinate store for remodel, openings, and project work as specified by the Lead Technician. Support Public Relations during opening celebrations.
  • Maintain the integrity of the asset tagging system including tag audits, transferring assets and setting up assets in new and remodeled stores.
  • Maintain and report all necessary paperwork and electronic communication as determined by the Lead Technician Supervisor in a prompt, orderly and timely manner, which includes invoicing and payroll documents.
  • Notify the Lead Technician when company standards are not being met by internal or external service providers. Performs other duties requested by Lead Technician when the business need dictates it.

  • Ability to successfully complete the Technician 20 skills test
  • Obtain training certifications as required

Basic Qualifications:

  • High School diploma or GED, preferred
  • 3+ years of experience as a General Craftsman

Position Overview

The University of California, Agriculture and Natural Resources (UC ANR) invites applications for a UC Cooperative Extension (UCCE) Area Weed Science Advisor at the Assistant rank serving Sonoma, Napa, and Marin counties.

The Weed Science Advisor will implement an innovative multi-county extension education and applied research program to address weed management challenges in the three-county region, including alternatives to glyphosate, the effectiveness of organic weed control methods, herbicide resistance, air and water quality issues related to weed control practices, and the control of invasive weed species.

UCCE Advisors are responsible for conducting applied research and extending knowledge. Research activities are applied and mission-oriented, focused on addressing challenges in our communities. Extension activities are the educational methods that advisors use to share research results directly with clientele and communities, increasing knowledge and understanding of science-based research that promotes the adoption of practices and technologies to solve local problems. Extension activities may include individual farm consultations, presentations, or organizing educational workshops, short courses, and field demonstrations. Information may also be disseminated through various channels, such as radio, webinars, fact sheets, policy briefs, news blogs, social media, and other outlets. Publications are expected in various formats, including newsletters, popular press articles, curricula, conference proceedings, and peer-reviewed journals.

Successful research and extension programs result in new information that improves knowledge or understanding, and eventual adoption of new skills or practices, changed attitudes or policies, and improved environmental, economic, or social conditions. UCCE Advisors are evaluated through an academic advancement system based on four criteria: 1) extending knowledge, 2) applied research and creative activity, 3) professional competence and activity, and 4) university and public service.

Location Headquarters: This position will be based at the UC Cooperative Extension Office in Sonoma County, located at 133 Aviation Blvd., Santa Rosa, California 95403.

Position Details

Weeds are a critical challenge to the regional productivity of agriculture, pasture, and rangelands, and are responsible for significant production losses, management costs, and labor requirements each year. Growers, ranchers, dairy producers, pest control advisors, and the UC Cooperative Extension network need an Area Weed Science Advisor to provide locally relevant expertise to address production efficiency, crop safety, livestock forage, and environmental issues related to sustainable weed management in the region.

This position will take an integrated approach to weed management, encompassing organic and conventional approaches, while serving a broad range of clientele across multiple cropping systems, pasture, and rangeland. In addition to working across a spectrum of weed management practices, the position will develop expertise and deliver information on related topics, including weed identification, invasive plant management, cover crops, and livestock-crop integration, in collaboration with relevant colleagues. The position will also address aquatic weed identification and management in agricultural water sources, such as irrigation ponds and reservoirs.

The advisor will extend science-based information to clientele who grow grapes, olives, apples, and other orchard crops, a variety of specialty crops, and graze livestock on organic and conventional pastures and rangelands. Key clientele groups include agricultural producers, dairy producers, livestock producers, rangeland managers, Pest Control Advisors (PCAs), Agricultural Commissioner office staff, public resource management agency staff (e.g., Natural Resources Conservation Service, Resource Conservation Districts, Cal Trans, regional parks), and nonprofit conservation organizations. Collaboration with these groups will identify issues and opportunities to extend information through seminars, workshops, field days, internet resources, and publications, both producer-oriented and peer-reviewed.

The advisor will collaborate with other Cooperative Extension Advisors, Specialists, and clientele to conduct applied research that facilitates the broad implementation of integrated weed management programs across diverse agricultural and grazed landscapes. The advisor's research program will utilize a variety of cultural and mechanical controls, along with emerging technologies, to reduce reliance on herbicides as the sole control tool while stewarding the natural resources that are integral to the sustained health of agricultural and rangeland production systems.

In addition to collaborating with UC colleagues, the advisor will work with external networks, including, but not limited to, the Sonoma, Napa, and Marin Weed Management Areas, the Sonoma County Agricultural Preservation and Open Space District, the Napa County Regional Parks and Open Space District, the Napa Land Trust, the Marin Agricultural Land Trust, and private industry.

Counties of Responsibility. This position will serve Sonoma, Napa, and Marin counties.

Reporting Relationship: In this appointment, you will report directly to the UC Cooperative Extension Area Director for Sonoma, Napa, and Marin counties. This is not a remote position; the advisor must be available to work onsite at the headquarters location and travel to and be present in the other assigned counties. Specific expectations for maintaining office hours and fieldwork in the geographic area covered by this position will be outlined by the supervisor upon hire.

Education: At the time of appointment, a minimum of a master's degree in weed science, plant science, agronomy, crop science, or a related field is required.

Salary: The salary range for this Cooperative Extension Advisor position is Assistant Rank, Step I ($85,600) to Step VI ($108,600). The Area Maintenance/Service Manager must have the ability to manage all service requests, preventative maintenance, and amenity area maintenance for the property. The Area Maintenance Manager is assigned to different locations within the portfolio to complete projects at the communities. The Area Maintenance Manager partners with the Service Manager at the community if assigned to stand in a particular position during his assignment.

REQUIREMENTS

Education

High School Diploma required; college diploma preferred

Experience

Five years of apartment maintenance experience (or equivalent). Minimum of one year of apartment Service Manager experience (or equivalent).

SKILLS & ABILITIES

Basic computer skills required. Experience with a work order maintenance system, basic typing skills and knowledge of computers. Use of the company’s payroll system is required to submit time off requests and clock in and out.

Certificates & Licenses

Valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation. HVAC certification. CPO certification. EPA certifications Type I and II or Universal for refrigerant recycling. Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc

OTHER REQUIREMENTS

WORK ENVIRONMENT

The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, and residences or commercial vehicles. Maintenance Technician will work both inside and outside (in all types of weather) of apartment buildings, and in all areas of the property, including amenities. Use of ladders in excess of nine feet.

On occasion, the incumbent may be exposed to dirty and/or hazardous conditions when inspecting vacated units.

RESPONSIBILITIES (Including but not limited to)

1) Performs various community maintenance functions including but not limited to:

  • Light bulb changes
  • Filter changes
  • Lock repairs/changes
  • Install/repair window coverings
  • HVAC repairs
  • Caulking
  • Painting
  • Pool maintenance
  • Vinyl repair & installation
  • Electrical and plumbing

2) Inspects and coordinates all make-ready repairs and services.

3) Complete unit rehab projects.

4) Must be aware of the condition of apartments and the overall property and immediately initiate action to correct unsafe conditions.

5) Ensures that storage areas remain locked when not in use.

6) Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.

7) Assists in keeping grounds neat and free of litter.

8) Performs on-call emergency service as requested. All emergency after hours calls must be responded to immediately, and the service person on call must have the ability to arrive at the property no more than an hour after a call comes in.

9) Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.

10) Must have the ability to select appropriate materials for the property as needed.

11) Performs inspection of exterior lighting of the property on a schedule determined by the Community Manager.

12) Responsible for maintaining a clean and organized work environment in the maintenance shop.

13) Responds to resident service requests and concerns in a timely, professional manner.

14) Reads and/or listens to resident requests/complaints in a calm, respectful, and open manner.

15) Maintains a complete clean and neat uniform, name tag must be worn when working on any MLPG Property including nights and weekends, if applicable.

16) Distributes notices and communications to residents as needed.

17) Demonstrates customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns/complaints about maintenance services and exhibits a sense of urgency with assigned work orders.

18) Attend and assist in resident activities and functions after hours as needed.

19) Records activities in maintenance log.

20) Responsible for maintaining other logs (pool, HVAC, preventative maintenance, etc.)

21) Completes and updates all lighting inspections monthly and fire life/safety inspections as directed by Community Manager.

22) Responsible for monitoring and/or controlling maintenance inventory and/or supplies. Works with Community Manager to order tools and supplies as needed to stay within budgetary guidelines.

23) Assists the Community Manager and Assistant Community Manager with other tasks as requested.

24) Comply with and enforce all MLPG policies.

25) Embraces and executes the vision, mission, and beliefs of the Company.

26) Supports/Enforces the safety program.

27) Is punctual and present at work when scheduled.
