Responsibilities:
- Installs, repairs, adjusts, maintains, retrofits, and troubleshoots refrigerant controls, compressors, heat pumps, split systems, ductless splits, packaged units, electric motors, motor controls, commercial furnaces and related controls, water pumps, exhaust fans, unit heaters, economizers, humidifiers, capacity controls, sizes of air compressors and air dryers, and related accessories and controls, chillers, (reciprocating, screw and centrifugal), cooling towers, automation control systems, and allย types of glycol systems.
- Maintains accurate and up to date records and logs of all work performed.
- Makes recommendations for improvements, modifications, upgrades and report findings to supervisor on a timely basis.
- Assists with major overhauls, modifications, and alterations as required.
- Ensures the safe operation of each work area and each work project.
- Assists with general cleaning, inspection, and reassemble equipment as needed.
- Assists in the maintenance of various other equipment, such as food preparation equipment, on an as needed or as assigned basis.
- Maintains all required EPA documentation and follows all EPA and AQMD rules when working with refrigerants, oils, and other regulated chemicals.

Job description:
The Area Maintenance/Service Manager must have the ability to manage all service requests, preventative maintenance, and amenity area maintenance for the property. The Area Maintenance Manager is assigned to different locations within the portfolio to complete projects at the communities. The Area Maintenance Manager partners with the Service Manager at the community if assigned to stand in a particular position during his assignment.
REQUIREMENTS
Education
High School Diploma required; college diploma preferred
Experience
Five years of apartment maintenance experience (or equivalent). Minimum of one year of apartment Service Manager experience (or equivalent).
SKILLS & ABILITIES
Basic computer skills required. Experience with a work order maintenance system, basic typing skills and knowledge of computers. Use of the companyโs payroll system is required to submit time off requests and clock in and out.
Certificates & Licenses
Valid driverโs license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation. HVAC certification. CPO certification. EPA certifications Type I and II or Universal for refrigerant recycling. Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc
OTHER REQUIREMENTS
Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations. Must be able to use all types of hand and power tools, freon
recovery machinery, air conditioning gauges and vacuum pumps. Must be proficient in heating and air-conditioning, plumbing, appliance repair, and many other areas of repair. Must be familiar with Federal, State and Local Fair Housing laws, OSHA and EPA regulations, and company safety policies
WORK ENVIRONMENT
The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, and residences or commercial vehicles. Maintenance Technician will work both inside and outside (in all types of weather) of apartment buildings, and in all areas of the property, including amenities. Use of ladders in excess of nine feet.
On occasion, the incumbent may be exposed to dirty and/or hazardous conditions when inspecting vacated units.
RESPONSIBILITIES (Including but not limited to)

2) Inspects and coordinates all make-ready repairs and services.
3) Complete unit rehab projects.
4) Must be aware of the condition of apartments and the overall property and immediately initiate action to correct unsafe conditions.
5) Ensures that storage areas remain locked when not in use.
6) Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
7) Assists in keeping grounds neat and free of litter.
8) Performs on-call emergency service as requested. All emergency after hours calls must be responded to immediately, and the service person on call must have the ability to arrive at the property no more than an hour after a call comes in.
9) Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.

11) Performs inspection of exterior lighting of the property on a schedule determined by the Community Manager.

The primary responsibility of this position is to support the Youth Program Managers of Youth Education and Youth Well-Being, and to be prepared to assume the roles and responsibilities in the program managerโs extended absence. PRIMARY RESPONSIBILITIES:
- Performs HVAC maintenance by troubleshooting and diagnosing the replacement or repair of heating, ventilation and air conditioning system.
- Possess and maintain the Universal EPA/CFC license/certification (in order to purchase and handle refrigerants).
- Performs electrical maintenance to include but not limited to replacement or repair of fixtures, switches, outlets, lights, (incandescent, fluorescent, LED), working on 480V, motors 1ph and 3ph, ballast, sockets, fuses, appliances, and using appropriate power and specialty tools.
- Performs plumbing maintenance, replacement or repair of leaks, unclogging of drains, trenches, and pumps. Replacement or repair to installation of sewer and water lines.
- Performs painting and carpentry, preparing surfaces and using brush, sprayer, or roller to apply paints, stains, or varnishes. Hanging doors, windows, building additions and installing sheetrock.
- Reconfigures, installs, positions, and remounts modular offices and space, (furniture, storage bins, lighting, and cabinets) to accommodate userโs needs.
- Order parts and maintains required documents.
- Performs other work related duties as assigned.
ADDITIONAL RESPONSIBILITIES:
- Notify area leader when issues arise.
- Maintain a safe and clean working environment by complying with procedures, rules, and regulations.
- Attend daily safety department meetings.
- Communicate with supervisors and other team members throughout their shift to ensure daily tasks are clear.
- Ability to understand and follow written and verbal instructions.
- Ability to adapt to a changing environment.
- Good mechanical aptitude and basic computer skills.
EDUCATION, SKILLS, & OTHER REQUIREMENTS:
- Must have minimum of 2 year on-the-job experience as an HVAC technician.
- Must possess and maintain a certificate in Heating, Ventilation, and Air Conditioning (or equivalent).
- Must possess and maintain the Universal EPA/CFC certification (in order to purchase and handle refrigerants).
- Must have a minimum of 1 year on-the-job experience in the performance of ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and other components OR certificate/diploma or degree in Industrial Maintenance Technology (or equivalent).
- Must be able to read blue prints.
- Must pass Auxiliary Equipment & Electrical Equipment Tests.
- Must have the ability to weld and pass a Blue Bird Welding Assessment (MIG, Stick, Brazing/Torch)
- Must pass D1 level test (PLC & troubleshooting).
- High school Diploma or equivalent G.E.D. is required.
- Must pass criminal background check, drug screen and Blue Bird physical.
WORKING CONDITIONS:
- Work in manufacturing environment with exposure to heat, cold, noise, and fumes.
- Fast-paced environment with moving objects, sharp edges, and congested working areas.
- Will be crawling, pushing, pulling, kneeling, reaching overhead, grasping, and lifting up to 50 pounds.
- Will be climbing ladders; operating a golf cart; performing roof repairs.
- Will use vibratory tools; 220 volt\440 volt.
PERFORMANCE CRITERIA:
- Must meet established quality and maintenance standards.
- Practice good housekeeping.
- Wear required personal protective equipment (PPE).
- Must meet established attendance policy and work overtime when required.
- Must perform other duties and tasks as assigned by supervisor.
