Position Overview


Midtown Capital Partners is seeking a highly motivated Investment & Development Analyst to play a central role in the firm’s acquisition, development, and asset management initiatives. This is a high-impact position for a driven, analytically rigorous professional who wants to be in the room where investment decisions are made.


Working alongside senior leadership, you will underwrite acquisitions, dispositions, and financings, manage due diligence workflows, support development and asset management operations, and track business plan execution.

WHAT YOU’LL DO


Acquisition Underwriting & Deal Execution


  • Underwrite potential acquisitions with detailed rent roll analysis, operating expense review, capital needs assessment, and revenue projections across multifamily, commercial, and mixed-use assets
  • Build and maintain complex financial models incorporating DCF analysis, sensitivity testing, and scenario modeling to evaluate risk-adjusted returns
  • Calculate and present key investment metrics—IRR, equity multiple, cap rates, cash-on-cash returns, and debt yield—to support investment committee decisions
  • Model debt structures, joint venture waterfalls, and partnership distribution schedules for prospective transactions
  • Prepare detailed pro forma projections incorporating renovation plans, lease-up strategies, and value-add assumptions


Due Diligence & Transaction Support


  • Manage due diligence processes end-to-end, including review of financials, rent rolls, leases, service contracts, and operating data
  • Coordinate with third-party consultants on property condition assessments, environmental reports, and appraisal
  • Prepare comprehensive due diligence summaries identifying key risks, opportunities, and negotiation points
  • Support transaction execution alongside legal counsel, lenders, title companies, and other third-party partners
  • Assist with debt financing processes including lender packages, term sheet analysis, and information requests


Construction & Development Financial Coordination


  • Assist in preparing and updating development budgets and project pro forma models
  • Track construction budgets and project costs against approved development budgets, identifying variances and assisting with cost reporting
  • Assist in reviewing contractor pay applications, change orders, and draw requests to ensure alignment with project budgets and schedules
  • Coordinate with the construction team and general contractor to monitor project milestones, completion timelines, and budget performance


Lease-Up & Asset Management Coordination


  • Assist in coordinating project completion and transition to lease-up, working closely with development, construction, and property management teams
  • Track lease-up performance against underwriting assumptions, including absorption, rental rates, concessions, and occupancy targets
  • Coordinate with the asset management team to monitor operating performance during stabilization
  • Assist with analysis of lease-up strategy, market comps, and rent trends to support leasing decisions
  • Track project performance against underwriting assumptions, including lease-up, operating expenses, and capital expenditures
  • Monitor operating performance and key asset-level KPIs, including occupancy, rent growth, NOI, and variance to budget


Experience


  • 1–4 years of experience in real estate acquisitions, investments, or financial analysis.
  • Demonstrated experience building complex real estate financial models in Excel
  • Background in multifamily, commercial real estate, or private equity preferred.
  • Direct exposure to acquisition underwriting and due diligence processes strongly preferred.

Technical Skills

I. Position Summary:

The Hebrew SeniorLife Hospice is designed to provide a Jewish Hospice service to terminally ill patients and their families in the greater Boston area.  The philosophy of the Hospice is rooted in Hessed (loving kindness), and Kevod HaBeriyot (honoring life), but Hebrew SeniorLife Hospice Care is open to anyone regardless of religious affiliation; our mission is informed by Jewish values that are shared across many faith traditions and spiritual belief systems. 

Hebrew SeniorLife Hospice works collaboratively with patients and families in the final months, weeks, and days of life, with the goal of achieving optimum healing of body and soul when curing is no longer an option. This means helping the patient and family with: physical comfort, emotional and spiritual support, and companionship. The Hospice goal is to help every patient at the end attain a peaceful and pain free death and support the healing and bereavement of the family. 

As a member of the interdisciplinary group (IDG), the Hospice Registered Nurse provides professional nursing care to the Hospice's patients.  Identify patient/family needs and provide supportive care in accordance with the attending physician's orders, the IDG plan of care and the Hospice's policies and procedures.  The Hospice Registered Nurse provides care under the direction of the attending physician, the Hospice Medical Director, the Clinical Director, and in compliance with the state's Registered Nurse Practice Act.

II. Position Responsibilities:

  • Assumes responsibility for a patient visit or on-call schedule which includes the assessing, planning, implementing and evaluating phases of the nursing process. 
  • Provides Hospice nursing care based on systematic assessment focusing on pain control and symptom management.
  • Initiates communication with attending physicians, other Hospice staff members and other agencies as needed to coordinate care and use of resources for the patient/family.
  • Assesses the patient and develops an individualized and comprehensive plan of care in partnership with the Interdisciplinary group and in accordance with Hospice regulations/guidelines.  Routinely assesses patients response to plans of care and performs comprehensive assessments, hospice aide supervision, and coordination/oversight of hospice services provided in assisted living, LTC, SNF and hospital settings.
  • Maintains regular communication with the Clinical Director to review assignments and with the attending physician/medical director concerning patient/family needs. 
  • Obtains data on physical, psychological, social and spiritual factors that may influence patient/family health status and incorporates that data into the plan of care.
  • Maintains up-to-date patient records so that problems, plans, actions and goals are accurately and clearly stated and changes are reflected as they occur in accordance with agency policy and Medicare regulations.
  • Accurately documents assessment findings, observations, interventions and evaluations pertaining to patient care management and services provided in accordance with Hospice policy and procedures on the day services are rendered.  Submits documentation in a timely manner.
  • Teaches, supervises and counsels patients/families regarding physical care and comfort, and other problems related to the patient's terminal condition. 
  • Provides guidance to patients/families to assist them in preparing for and coping with anticipated physical and psychological events throughout the dying process.  Provides appropriate support at time of death and period of bereavement.
  • Meets regularly with Hospice nursing staff to review problems or unique issues from caseloads, share professional support, and exchange feedback aimed toward enhancing professional growth.
  • Participates in IDG conference as needed and facilitates discussion of issues from caseload for full staff discussion, consultation and evaluation.
  • Supervises the Hospice Aide and the aide plan of care at least every fourteen (14) days and documents such supervision. If concerns are noted, observes the aide onsite providing care. If concerns are ongoing, reports to the Clinical Director of the need to repeat a competency evaluation with aide.
  • Informs the Clinical Director of unusual or potentially problematic patient/family issues.
  • Shares in providing 24-hour, seven-day a week coverage (evening and weekend on-call) to patients/families.
  • Demonstrates working clinical knowledge and skills relative to hospice and end-of-life care, and a commitment to clinical excellence and ongoing training in the latest pain and symptom management interventions.

III. Qualifications:

  • Graduate from an accredited School of Nursing, BSN preferred.
  • Currently licensed in good standing to practice as a Registered Nurse in the State of Massachusetts.
  • Must have no less than six months experience in acute care setting as an RN prior to home care assignment, or experience as required by state regulations. 
  • Minimum of one year’s experience as an RN required. 
  • Experience in Hospice is strongly preferred.
  • Demonstrated ability to assess and respond to the needs of patients and families in varied settings and to cope with emotional stress.

Community Health Care Manager - Loveland, CO
Community Health Care Managers (CHCM's) work with members enrolled in Medicaid to coordinate care and to connect them with essential community resources through partnerships with local physical and behavioral health providers. CHCM's aim to enhance individual health outcomes and the overall healthcare experience by identifying each person's health and wellness goals and improving their ability to navigate the healthcare system while also working to reduce high healthcare utilization costs. The CHCM reports to the CHCM Supervisor.

Knowledge / Skills / Abilities

* Skills to communicate and interact appropriately and respectfully across multi-cultural differences.
* Strong critical thinking and problem solving abilities.
* Strong verbal communication skills (both over the phone and in-person).
* Basic Business writing skills.
* Strong customer service skills.
* Ability to multi-task, prioritize, and ability to handle multiple priorities while meeting deadlines.
* Computer skills including Microsoft Office (Outlook/Excel/Word), state administered data collec
* Experience working with EMRs preferred.
* Experience partnering with local and regional health and human service resources preferred (not required).
* Experience working with Medicaid and Medicare preferred (not required).
* Ability to effectively engage and build rapport in a variety of medical, behavioral health, justice involved, substance use, and homeless situations.
* Strict Confidentiality required.
* Bilingual preferred (not required).

Education or Formal Training

* HS Graduate or GED required

Licensure/Certifications

* Valid Colorado Driver License and Insurance required.

Work Environment Physical Requirements

* Annual Influenza vaccination required for all employees
* Frequent contact with the public by phone and in person
* Sitting for periods of time while utilizing a PC or laptop
* Standing for periods of time on uneven ground at times
* Walking for periods of time on uneven ground at times

* May be exposed to weather elements such as heat, rain, snow, etc. during member engagements.
* Work in confined spaces within proximity to other staff, noise, and discussions

Job Responsibilities/ Essential Functions:

* Case Management and Care Coordination of assigned members
* Monitor members according to guidelines set by NCHA Policy and Procedure under the Care Management guidelines.
* Participate in home visits, telephone contacts, office/hospital visits, and other means of connecting with members to reach identified goals.
* Perform needs assessments and identify risk factors to develop person centered care plans.
* Assist members in scheduling appointments, follow-up care, referrals, medication refills, etc..
* Attend member appointments with providers and community resources as needed.
* Participate in health promotion and health education activities for members as identified in their health care plan.
* Facilitate collaboration, communication, and coordination among all members of an individual's multidisciplinary healthcare team, while ensuring consistent and ongoing correspondence.
* Optimize member and family self-management through education, community resources, and support.
* Review appropriate cost-effective care and decrease duplication of services for members.
* Enter all documentation, contacts, and assessments into multiple databases with a high level of accuracy.
* Timely responsiveness to emails, calls, and requests.
* Review appropriate cost-effective care and decrease duplication of services for members.
* Understand, communicate, and facilitate member's complaints, grievances, and appeal processes.
* Regular case reviews with supervisor.
* Strict confidentiality of member records and communications following HIPAA Law.
* Expected to develop competencies through ongoing education and professional development.
* Focus on meeting individuals "where they are at".
* Support individuals in improving their understanding of how to access and use local resources for self-managing their health and wellness.
* Educate members on how to navigate the healthcare system.
* Able to work independently and in a busy office environment that may contain interruptions to work due to walk-ins, member needs, supervisor requests, phone conversations, etc.
* Able to manage stressful situations while remaining calm and non-reactive (i.e. working with members who may have severe and persistent mental health issues or substance use disorders)
* Able to utilize positive problem solving in difficult situations.

Other Duties as Assigned:

* Provide assistance as designated by Care Management leadership to support the overall goals and operational needs of NCHA, (such as on-the-job shadowing, staff relief, or other needs).
* Provide input into development of procedures and be accountable for adhering to them.
* Adhere to all programs designed to ensure due diligence in preventing, identifying, and reporting any unlawful or unethical behavior by colleagues, professional partners, or agents.
* Participation in ongoing performance improvement activities
* Provide oversight to students or guests wanting to learn about care management.
* Other duties as needed to meet demands of the organization (may include flexing or changing job location).
