Properly care for and service power operated equipment used for groundskeeping activities. Check fuel, oil and battery fluid levels; add or change same as necessary; change tires; install, remove, oil, grease and adjust groundskeeping equipment and/or attachments; wash and/or steam clean equipment and attachments. Perform preventative maintenance utilizing hand and/or power tools, such as sharpening blades, and minor repairs not requiring the services of a mechanic.

Maintain athletic fields to specification. Properly grade, drag and/or roll playing surfaces; use wet or dry marker to lay out marker lines for football, track, pole volt, high jump and other athletic events. Assist in handling and storing of equipment; clean up playing fields and viewing stands after sporting events. Promptly report all safety and maintenance issues.

Remove snow and ice during winter months using appropriate procedures to ensure the safety of students, staff and visitors. Use shovels, sweepers, plows and/or trucks to clear sidewalks, driveways and paths of snow and/or ice; spread salt on surfaces as appropriate; break ice as necessary to ensure safety of students, staff and visitors.

Maintain safe working conditions at all times by using supplies and equipment properly and taking necessary precautions. Remove all equipment and debris from work areas; work outdoors and in inclement weather; complete tasks requiring work in different positions and at different angles. Promptly report all safety and maintenance issues.

All Groundskeepers are considered to be \"Essential Personnel,\" and are required to report during a university emergency closure period. Perform clean-up and maintenance of all facilities as required; performs other duties as assigned, including those of lower level classification.

Qualifications:

Minimum Qualifications: High school graduate or equivalent combination of education and/or experience. Reasonable experience performing commercial groundskeeping in all seasons. The HVAC Technician troubleshoots equipment, performs maintenance, repairs and installs HVAC Building and Data Center systems and equipment, supports the operation of the Facilities Emergency Management Systems. This role provides back up support for all other trades, such as electrical, plumbing, roofing, general construction, grounds, irrigation, and snow removal. They also participate in an on call program, responding to emergency call during and after hours and working overtime for snow removal and other building related needs.

  • Trouble shoot, maintain, repair and install HVAC systems and equipment at the TJX Buildings and Data Center Facility. This equipment includes pumps, motors, water source heat pumps, cooling towers, boilers, roof top units, unit heaters and chillers.
  • Work with other skilled trades such as electrical, plumbing, general construction, grounds, irrigation and snow removal. Respond to emergency calls as part of an on-call program and participate in any activity necessary to keep the Facility operating properly.
  • Operate, troubleshoot, and repair the Energy Management System software and hardware controlling the Home Office complex.
  • Oversee contractors working in the facility to insure the quality of work and minimize the disruption to the facility.
  • Perform other duties as assigned.

Key Responsibilities
  • Represent the organization with professionalism when interacting with residents, vendors, contractors, and team members.
  • Complete interior and exterior maintenance requests, including:
    • Plumbing, electrical, heating, carpentry, and general repairs
    • Preventative maintenance on boilers, water heaters, and mechanical systems
    • Window, door, floor, and wall repairs
    • Painting, drywall repair, and minor construction
    • Grounds care, landscaping, snow removal, and debris pick up
    • Equipment lubrication, filter changes, and thermostat calibration
  • Perform routine inspections of units, buildings, grounds, and safety equipment.
  • Participate in 24 hour on call emergency maintenance rotation.
  • Maintain compliance with LSS, HUD, REAC, WHEDA, Michigan Multifamily Asset Managers, and local code requirements.
  • Monitor vendor work and report issues to leadership.
  • Follow purchasing procedures and stay within approved expense limits.
  • Complete unit turnovers/make readies as needed.
  • May perform additional tasks such as janitorial equipment operation, inventory management, safety drills, vehicle/equipment maintenance, or event space setup.
Qualifications
Required
  • High school diploma or GED preferred
  • Two (2) years of experience in general building and grounds maintenance preferred
  • Strong knowledge of:
    • Building systems, repair procedures, and maintenance tools
    • Plumbing, electrical, HVAC, carpentry, and general building codes
  • Ability to read blueprints and follow federal, state, and local regulations
  • Ability to perform heavy manual labor and operate maintenance equipment
  • Strong communication and teamwork skills
Licenses & Certifications
  • Valid driver's license and reliable transportation
  • Must meet organizational motor vehicle (MVR) and auto insurance requirements
  • Must pass all background, caregiver, and medical screenings as required
Physical Demands & Work Environment
  • Regular standing, walking, bending, lifting, and carrying up to 100 lbs
  • Exposure to outdoor weather, household allergens, fumes, dust, and moderate noise
  • Work occurs across multiple locations including apartments, offices, and program sites
Travel
  • Primarily local day travel; occasional overnight travel may be required
