The Shipping Supervisor leads and develops the outbound team, ensuring accurate, efficient, and cost-effective order processing and shipment of merchandise. This hands-on role oversees all outbound functions—including, packing, shipping, and outbound quality control—while driving operational excellence through industry best practices and continuous process improvement. The outbound manager is accountable for meeting productivity and efficiency KPIs, implementing workflow improvements, and fostering a culture of safety, accountability, and high performance. This role is responsible for actively leading, coaching, and mentoring team members to achieve and sustain exceptional individual and team performance.

Job Responsibilities
- Daily oversight of drivers and dock staff
- Daily oversight and participation in the timely loading and unloading of shipments in and out of dock area
- Ensure sound safety and risk policies and procedures through all areas of operation
- Assist in training/development, and staffing of staff
- Oversee assigned inventory of loading materials
- Check drivers in and out of warehouse in accordance with operational policies and procedures
- Provide recommendations on Capital Expenditure and planning
- Drive teamwork and communication between all operations leadership

- Deliver inventory between warehouses or other locations as needed

Job Requirements
- 2+ years of transportation or shipping and private fleet experience
- Certification required to operate lift trucks or electric pallet jacks.
- Safely operate other DC equipment such as pallet jacks, rental scissor lifts, hand trucks
- 1+ years of supervisory or team leader experience
- Above average knowledge of Microsoft Office
- Excellent communication and people skills

Job Description
Night Shift hours (4:30p - 1:00a)
Sets up, writes programs and edits existing programs, and operates numerically controlled machinery. These include but are not limited to lathes, mills, drills, and other machinery as required.
- Maintains quality and tolerances within .0003”.
- Follow written and verbal procedures for machining and other duties.
- Work from work order routings, prints, sketches, layout sheets, written and verbal instructions.
- Working knowledge of programming languages and the ability to learn / adapt per machine.
- Must be able to recognize and understand functions of machine parameters with the ability to modify as required per supervisor’s instructions.
- Utilize knowledge of working properties for a variety of materials such as stainless steel, alloy steel, cast iron, brass, exotics, etc.

- Inspect work produced using micrometer; bore gage, venire calipers, or other measuring instruments to verify conformance to specifications.
- Follow preventative maintenance procedures on equipment as prescribed by supervisor and report operating difficulties of equipment to supervisor.

Qualifications
- High school diploma or equivalent with a technical school education and working machinist knowledge or equivalent.

- Make average to complicated mathematical calculations and resolve elementary technical problems.
- CNC Programmer/Operator will be compensated in accordance with defined expertise, experience and production efficiency.
- Can operate a minimum of 2 CNC machine tools.
- Possesses previous experience as a Manual machinist.

Position Summary
This position involves the performance of semi-routine and diversified duties in connection with repairs to and maintenance of building and grounds requiring many skills found at the journeyman level such as carpentry for woodwork repairs, plumbing repairs, HVAC and electrical repairs, and painting work. The Maintenance Mechanic is expected to have knowledge of and manual skills in repairing such items as plumbing valves and pipes, electrical outlets and switches, stoves, refrigerators, windows, doors and other wood materials, air conditioning, and other mechanical equipment. In carrying out a full set of maintenance duties, the Maintenance Mechanic may be required to work under hazardous conditions such as sleet, snow, heat, cold, dust, and dirt. The Maintenance Mechanic generally exercises a great deal of independence in judgment in resolving problems related to repairing buildings and appurtenances. The Maintenance Mechanic may provide work direction and guidance to other Maintenance Mechanics.
Major Duties and Responsibilities (illustrative, not all-inclusive)
1. Independently performs a wide range of building and equipment repairs and maintenance functions,
frequently involving physical exertion.
2. Repairs or replaces plumbing fixtures and pipes such as toilets, sinks, drains, valves, and controls,
unclogs clogged fixtures and pipes using a variety of powered and non-powered sewer machines and
augers.
3. Trouble-shoots and repairs electrical ranges including such tasks as replacing burner controls and
switches, replacing electrical heating elements, rewiring electrical ranges, replacing door handles
and gaskets, etc.
4. Trouble-shoots and repairs or replaces electrical systems and components including switches,
outlets, lighting fixtures, circuit breakers, fuses, electrical wiring, etc.
5. Trouble-shoots and repairs HVAC systems and components including air conditioners, furnaces,
fans, blowers, thermostats, controls, etc.
Trouble-shoots and repairs or replaces refrigerators including replacing fans, compressors,
evaporator coils, controls, door handles, gaskets, etc.
7. Repairs or replaces windows, window frames, doors, door frames, locks, resilient and ceramic tile
floors, carpeted floors, ceilings, cabinets, roofs, fascia, soffits, gutters, downspouts, clotheslines,
mailboxes, etc.
8. Performs vacancy preparation work such as patching and preparing walls for painting, cleaning
stoves and refrigerators, replacing floor tile, cleaning, and making repairs to building surfaces,
fixtures, systems, and equipment.
9. Maintains in good repair all assigned service vehicles, tools, and equipment.
10. Uses a wide range of hand tools and equipment such as drills, hammers, pliers, screw drivers,
electrical testers, hand and power saws, cutters, plungers, threaders, wire brushes, paint rollers and
brushes, sprayers, etc.
11. Requisitions materials, supplies, and equipment for own purposes and for others working on teams
that may involve lifting heavy objects into place.
12. Inspects apartments for maintenance work to be done, usually as a result of a resident request or
Property Manager work order and completes repairs as directed by the Maintenance Supervisor.
13. Plans and carries out preventive maintenance and regular repair programs for building surfaces,
systems, fixtures, and playground equipment.
14. Performs a number of groundskeeping tasks, including but not limited to trash removal, trimming,
mowing, planting, snow removal, etc.
15. Performs routine cleaning of buildings and grounds as directed by the Maintenance Supervisor.
16. Provides after-hours and weekend emergency coverage as directed by the Maintenance Supervisor.
17. Attends workshops, seminars, and training sessions as instructed by the Maintenance Supervisor.

- Lead a team of leasing agents and maintenance professionals, ensuring a highly engaged team provides a great experience for our residents.
- Process community staff payroll.
- Ensure collections of all monies due to the community (i.e., rent) are received and deposited.
- Process community invoices for payment.
- Purchase and maintain adequate supplies for the community.
- Maintain acceptable levels of occupancy (minimum 98%).
- Maintain positive relationships with the community owner/s and its residents.
- Review rental applications for approval.
- Complete move-out paperwork according to governing regulations.
- Perform unit move-out, annual, and housekeeping inspections in a timely manner.
- Audit all resident files and ensure they are complete and correct prior to forwarding to supervisor for review/approval.
- Timely completion of reports required by government agencies, administrators, or the Company.
- Responsible for maintaining the community to Company standards.
- Perform other related duties as assigned.
- Experience: 1+ year previous experience as a residential property manager, with HUD / Section 8 experience a big plus. Or, 3 years previous experience in a general manager position, or similar, with exceptional people leadership and process management experience.
- Education: High School diploma, or associate’s degree is a big plus. Having COS, LIHTC, HCCP, AHM is a plus – you will be given the chance to obtain as an associate.
- Dependability: Reliable transportation and a strong work ethic.
- Resident Focus: A commitment to providing exceptional service to our valued residents.
- Operational Excellence: You’re deadline driven, with a keen eye for detail, compliance, and quality.
- Technically Savvy: You have great computer skills and fluent with Microsoft Office suite, and experience with Yardi is a big plus.
