Key Responsibilities
Contract Preparation and Processing

Key Responsibilities:

- Know the residents and building and exceed resident expectations by anticipating their needs.
- Monitor resident (and building) service requests to ensure timely completion and do daily follow up calls upon completion to ensure resident satisfaction; identify and report emerging trends.
- Monitor common areas inside and outside the building by checking for cleanliness and functionality of all equipment (e.g., coffee machine, electronics, fitness equipment); monitor trash & compactor, garages, parking lot, and recycling programs as needed; Submit and track service requests, as needed.
- Manage resident communications such as preparing community messages, warning and lease violation letters and announcing these messages as well as service interruptions and scheduled maintenance.
- Collaborate in execution of monthly resident lifestyle events and District-wide events (evening hours required).
- Administer resident and visitor parking, fob activations/reservations, amenity reservations (schedule, charges, pre- and post-inspections), and schedule elevator reservations.
- Receive and process fair housing and accommodation requests and transfer requests; submit for approval and follow through to completion & resident satisfaction
- Resolve resident issues and concerns professionally and promptly. Own issues as they arise and ensure follow up for all matters.
- Ensure follow up needed to ensure residents are adhering to lease agreement, policies and procedures.
- Respond to on-site emergencies, as needed, within a reasonably short response time.
- Support the financial performance of the property in accordance with the established budget. Maximize additional income by selling services and accurately charging fees (e.g., amenities, hospitality suites, parking, pets, and printers).
- Support, cultivate and maintain a strong high level professional relationship with the Concierges, Sales, Finance and Maintenance Teams – keep concierges well informed, monitor incident reports and follow-up as needed; Monitor vendors’ actions on site and coordinate escorts for occupied apartments.
- Create an operating environment that assures consistent resident engagement, yields outstanding customer satisfaction ratings and community reviews.
- Document your calls, emails, tours, follow up and anything else in Yardi and CRM to account for your work each day.
- Take the initiative and make plans to attend outreach events such as community events and career fairs to interact with people about our incredible offerings.
- Walk available or targeted apartments to ensure they are rent-ready.
- Support future residents before and during the move- in process – do a final walk-through of the apartment, schedule elevator reservations, contact resident within 72 hours of move, complete and collect move-in inspection checklists, and coordinate with maintenance as necessary. Be ready on move-in day (keys, checklist, a welcoming smile).
- Other duties and responsibilities as assigned by the Property Manager. Perform work outside this position as assigned by the Property Manager to facilitate the efficient operation of The Blairs, not to exceed fifty percent of working time.
Position Requirements & Qualifications:
- A minimum of 2 or 3 years of full time successful work experience in a customer service role

In accordance with applicable state and local pay transparency laws, Doka USA Ltd. is committed to providing a clear and equitable compensation structure. The base salary range for this position is $150,000 - $200,000 annually, which is based on a variety of factors, including but not limited to, the candidate’s experience, qualifications, skills, and geographic location.

The Operations Accounts Receivable Lead will own the end-to-end receivables lifecycle for all bulk and wholesale matcha transactions, from national accounts to smaller customers. - Track deposit balances, applications, refunds, and roll-forwards with absolute clarity and auditability.
Cross-Functional Coordination (Critical)
- Partner closely with:
- Operations & Production – to align customer payments with milling, packing, and release timelines
- Import/Export & Logistics – to ensure payments clear before shipment while avoiding port or vessel delays
- Sales – to structure payment terms that protect cash while remaining commercially viable
- Ensure the rule is enforced: no payment = no release, without causing shipment bottlenecks or customer escalations; for NET term customers ensuring that their account is in good standing before additional goods release and enforcing and correcting any negative credit performance of any NET term customers.
Collections Leadership & Execution
- Lead and manage the AR/accounting team responsible for:
- Continuous follow-ups
- Structured, timely, and increasingly firm payment nudges
- Clear documentation of customer communications and commitments
- Establish escalation protocols for late or non-responsive customers, including payment holds and shipment freezes.
Reporting & Visibility
- Provide regular reporting on:

In this position, you will underwrite new and renewal business which includes solicitation, selection and pricing of highly complex multi-line risks (workers compensation, commercial auto, general liability). You will actively and creatively pursue new commercial insurance solutions including guaranteed cost, large deductible and retro account opportunities throughout the territory through your network of national and regional brokers and agents. Maintain and develop prospects in order to have a strong base of future opportunities to build your large account book. Contribute to the development of broker and agency management strategies and lead the development and execution of relationship management plans.
Responsibilities:
- Analyze, select and profitably price coverage for commercial risks and determine terms and conditions of coverage on new and renewal business.
- Apply and conform to underwriting rules and guidelines, rating manuals, insurance laws/ regulations.
- Utilize a consultative selling approach to generate new business consistent with underwriting strategy and in coordination with service team members to include accurately assessing the needs of the broker and the client and formulating solutions that effectively address those needs.
- Analyze underwriting & marketing activities and corresponding results; prepare reports to management.
- Mentor and provide technical training and guidance to coworkers.
- Determine, coordinate and direct account management activities with various departments.
- Negotiate and deliver proposals to producers and buyers.
- Develop and maintain client relationships and coordinate service team efforts.
- Identify opportunities for organizational improvement and recommend solutions.
- Demonstrate commitment to Company's Code of Business Conduct and Ethics, and apply knowledge of compliance policies and procedures, standards and laws applicable to job responsibilities in the performance of work.
Requirements:
- Bachelor's degree or equivalent experience required.
- 7 years of casualty underwriting with an insurance carrier required.
- Advanced understanding and technical knowledge of underwriting mechanics and fundamentals.
- Advanced knowledge of casualty coverage and loss sensitive deal structures (retrospective rating, large deductible, captive, and self-insurance). Additional knowledge in financial analysis, account management and collateral management is desired.
- Advanced knowledge of local and regional market conditions as well as industry trends.
- Prior experience in or knowledge of Midwest markets and ability to travel within these markets is strongly preferred.
- Advanced knowledge of underwriting territory and strong relationships with the local distribution network (local and regional agents, national and regional brokers, and select consultants).
- Demonstrated proficiency in the successful marketing and prospecting of business opportunities, as well as, relationship building and agency management skills.
- Ability to create a presence that conveys interest, conviction, and energy in maintaining relationships with external business partners.
- Strong ability to effectively communicate verbally and in writing to uncover business needs.
- Ability to foster creative solutions that resonate with external business partners.
- Ability to interact with various levels of management and support personnel.
- Advanced skills in marketing, analysis, decision making/problem solving, planning and organizing; sales and negotiation and mathematical proficiency.
- Strong desire to work collaboratively and foster a team oriented environment with Claims, Risk Control and other departments.
- Willingness to travel for business purposes. Underwriters are expected to be visible with their agents and brokers in order to develop and maintain solid relationships and generate an adequate flow of qualified business.
- Chartered Property Casualty Underwriter (CPCU); Associate in Risk Management designation or other professional designations are desired.
