Summary

We are seeking a dynamic, energetic, and passionate Residential Property Manager with a winning attitude and a team player mentality to join our ever growing team at Moss & Company. This role is essential to the property management operations and ensuring a high level of service for our residents and owners. The On-Site Property Manager, of the 100+ unit conventional residential apartment complex, will play a key role in leading a team and maintaining the highest quality of our property management processes.

Responsibilities:

  • Property Management - Lead the team in daily operations and administrative tasks
  • Resident Relations - Respond to resident inquiries, manage escalated issues with professionalism and priority
  • Move In/Out Coordination - Unit turns, Move-ins, Move-Outs, and Lease Renewals
  • Financial Management - Collections, Delinquency Management, Legal Notices, Accounting Month End
  • Maintenance Coordination - Facilitating timely maintenance requests and follow up on service completion to ensure resident satisfaction
  • Leasing - With successful experience in Lease up properties (a must)
  • Vendor Relations - Facilitate effective vendor communication, scheduling, and timely payment

Requirements:

Overview

The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.



Responsibilities

  • The Maintenance Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
  • Must be knowledgeable of all pertinent laws and EPA and OSHA regulations.
  • Must be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. Inspect and maintain all tools in excellent condition.
  • Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Perform work area clean-up and safety related duties.
  • Ensure that storage areas remain locked when not in use.
  • Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:
    • Electrical and plumbing
    • A/C and heating systems
    • Appliances
    • Water irrigation systems
    • Stairs, gates, fences, patios, railings
    • Tile, carpet, and flooring
    • Roofing, gutters, fasteners
    • Interior/exterior lights
    • Fireplaces, ceiling fans
    • Gas fixtures and appliances
    • Shutters, doors, cabinets, windows, sliding glass doors
    • Boiler, gas and electric
    • Door locks, P.O. boxes and locks
    • Security systems
    • Ceiling leaks
    • Walls
    • Pool areas, tile, hot tub/spa, pool furniture
  • Inspect and help coordinate all needed make-ready repairs and services. Assist make-ready staff as required to meet deadlines.
  • Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.
  • Change locks, rekey locks and make keys.
  • Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
  • Any other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company official as needed.


Qualifications

  • High school diploma or GED equivalent required.
  • 2+ years' experience in maintenance property management
  • EPA Universal Certification Required
  • CPO Certification Preferred
  • Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.
  • Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.
  • Strong verbal and written communication skills.
  • Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
  • Must be team oriented and a problem solver.
  • Maintain professional appearance and manner at all times.
  • May be required to work extended periods of time without relief, when responding to priority/emergency situations.
  • Stooping, standing, climbing (ladders and stairs) as needed.

The Leasing Consultant is the property's sales representative, whose primary responsibilities are to support the leasing, retention and occupancy goals of the community. Leasing Consultants are customer service oriented and provide current and prospective residents with an exceptional experience.

Qualifications

We are seeking a Residential Learning Manager to join our team. Your role will ensure that all team members have opportunities to master the skills required to fulfill the requirements of their positions, including evidence-based models. As a member of the Collaborative Learning team, you will work with other team members and report to our Director of Collaborative Learning.

  • Participating in annual professional development needs assessment and planning process by identifying training needs, assisting in the creation of an annual training plan, designing, scheduling, and facilitating learning opportunities to meet those needs. Qualifications

  • Bachelor's degree preferred.
  • Bilingual Preferred (English/Spanish)
  • Prior leasing and/or property management experience preferred.
  • Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.
  • Excellent attendance is a requirement of the position.
  • Excellent customer service.
  • Work a varied schedule including weekends and holidays as required.
  • Proficiency in Microsoft Office Suite including Word, Excel & Outlook.

Sella Homes is a growing, family run homebuilding company focused on building high quality spec homes with a strong design point of view. As we grow, we are developing a proprietary library of pre approved home plans that allows us to build efficiently while maintaining consistency and quality.

We are building long-term in house capabilities rather than relying on outside firms. This role is a key part of that effort.


The Role

We are looking for a hands on architectural professional who can personally produce construction documents, obtain standard/master plan approvals, and support construction in the field.

This is not a corporate management role and not a design only role. It is a practical, execution-focused position for someone who understands production homebuilding and can take ownership from concept through approval and construction support.

You will work directly with ownership and the construction team to ensure plans are accurate, buildable, and approved quickly across Phoenix area jurisdictions.


REQUIRED — Phoenix Master Plan Experience

Applicants must have direct experience obtaining standard/master plan approvals within the Phoenix metropolitan area and working with local municipalities (Phoenix, Scottsdale, etc.).

Candidates without recent local experience will not be considered.


Key Responsibilities

Construction Documents & Plan Production

  • Produce full architectural construction documents (permit ready CD sets)
  • Convert floor plans into detailed production drawings
  • Adjust and refine floor plans for build-ability, efficiency, and site conditions
  • Develop plan variations (e.g., exterior styles, mirrored layouts, structural configurations, and optional features) so homes can be built across different lots and conditions
  • Maintain accuracy and consistency across plan sets
  • Update plans as codes or requirements change


Master Plans & Permitting

  • Prepare and submit complete standard/master plan packages
  • Coordinate structural engineering, energy compliance, and other consultants
  • Respond to plan review comments and revisions

Construction & Field Support

  • Conduct periodic site visits to verify homes are built according to plans

Plan Library & Continuous Improvement

  • Maintain an organized internal plan library

Required Qualifications

  • Direct experience working with Phoenix-area jurisdictions
