Key Responsibilities:
As a Residential Service Associate, you are empowered to make things happen every day at The Pearl! Prepare to give your guests an incredible client experience they will not forget! Be the difference! The Residential Service Associate responsibilities include but are not limited to:
- Know the residents and building and exceed resident expectations by anticipating their needs.
- Monitor resident (and building) service requests to ensure timely completion and do daily follow up calls upon completion to ensure resident satisfaction; identify and report emerging trends.

- Receive and process fair housing and accommodation requests and transfer requests; submit for approval and follow through to completion & resident satisfaction
- Resolve resident issues and concerns professionally and promptly. Own issues as they arise and ensure follow up for all matters.
- Ensure follow up needed to ensure residents are adhering to lease agreement, policies and procedures.
- Respond to on-site emergencies, as needed, within a reasonably short response time.
- Support the financial performance of the property in accordance with the established budget. Maximize additional income by selling services and accurately charging fees (e.g., amenities, hospitality suites, parking, pets, and printers).
- Support, cultivate and maintain a strong high level professional relationship with the Concierges, Sales, Finance and Maintenance Teams – keep concierges well informed, monitor incident reports and follow-up as needed; Monitor vendors’ actions on site and coordinate escorts for occupied apartments.
- Create an operating environment that assures consistent resident engagement, yields outstanding customer satisfaction ratings and community reviews.
- Document your calls, emails, tours, follow up and anything else in Yardi and CRM to account for your work each day.
- Take the initiative and make plans to attend outreach events such as community events and career fairs to interact with people about our incredible offerings.
- Walk available or targeted apartments to ensure they are rent-ready.
- Support future residents before and during the move- in process – do a final walk-through of the apartment, schedule elevator reservations, contact resident within 72 hours of move, complete and collect move-in inspection checklists, and coordinate with maintenance as necessary. Be ready on move-in day (keys, checklist, a welcoming smile).
- Other duties and responsibilities as assigned by the Property Manager. Perform work outside this position as assigned by the Property Manager to facilitate the efficient operation of The Blairs, not to exceed fifty percent of working time.
Position Requirements & Qualifications:
- A minimum of 2 or 3 years of full time successful work experience in a customer service role

Key Responsibilities & What You Will Do:
* Install, service, troubleshoot, repair, inspect and maintain primarily commercial HVAC systems, including chillers, boilers (boiler knowledge, for example in a hospital setting - a big plus), air handlers, cooling towers, commercial refrigeration, and occasional residential projects.

The Senior Project Manager is responsible for planning, executing, and closing multiple residential kitchen and bath remodeling projects. This role ensures projects are delivered on time, within budget, and according to Pearl’s quality standards.
You will oversee budgeting, scheduling, subcontractor coordination, client communication, and project documentation from contract through final completion. The ideal candidate is systems-oriented, confident in the field, and comfortable managing both homeowner clients and multifamily renovation projects.
Key Responsibilities
- Manage multiple kitchen and bathroom remodeling projects simultaneously
- Develop and maintain detailed construction schedules
- Coordinate subcontractors and suppliers across all trades
- Order materials and confirm delivery locations
- Organize, schedule, and log inspections
- Oversee project progress from demolition through final completion
- Conduct regular site inspections for quality and safety
- Track milestones and adjust timelines to maintain efficiency
- Develop detailed project budgets (labor, materials, permits, contingencies)
- Monitor job costs and ensure alignment with approved budgets
- Review subcontractor bids for scope alignment and cost accuracy
- Track labor productivity and financial performance
- Manage change orders and scope adjustments professionally
- Resolve field issues and disputes efficiently
- Ensure compliance with local building codes and regulations
- Serve as primary point of contact during construction
- Liaise with homeowners, property managers, architects, and designers
Qualifications
- 5+ years experience managing residential remodeling projects
- Strong understanding of kitchen and bath construction
- Experience coordinating subcontractors and managing job schedules
- Proficiency reviewing budgets and job costs
- Ability to read plans and manage project scope
- Construction management software experience required (JobTread preferred)
- Multifamily renovation experience is a plus

The Outside Sales Representative is responsible for creating sales, establishing and maintaining both client and referral relationships, curating a steady pipeline of active opportunities, and consistently hitting the established monthly sales quota. This is NOT an entry level position and the candidate will have a proven track record of outside (not inside) sales. Target clients are UHNWI in the built/construction environment and we focus on high-end Lighting & Shading systems.

Pipeline Management: Use our CRM to enter in leads, opportunities, activities. Keep it updated with probability, close date, and next steps.

Your Ideal Knowledge/Experience (a plus!):+3yrs Sales Experience to UHNWI in the Built/Construction Environment

- Acceptable: Owners Rep, Architectural Rep, Outside Sales Rep for a premium/elite brand of architectural products, Business Development for Trades (Electrical, etc) so long as it has a technology focus. Background in architecture, interior design, or related field.

We are looking for an experienced and driven individual to take on the role of Residential Project Manager. At Duke Homes, the Project Manager is the face of the company during construction; you will be coordinating trades, protecting quality, guiding clients, and ensuring each home reflects our commitment to timeless design and unwavering craftsmanship. This is a field-based Project Manager role responsible for full lifecycle execution of custom residential builds – both custom home and high-end renovation projects. Project Managers typically manage 3–5 custom homes simultaneously ranging from $800,000–$3,500,000.
Essential Job Functions:
1. Project Management: oversee and manage assigned residential construction projects from pre-construction stages to completion
- Oversee and update construction schedules for each project daily
- Ensure that performed work matches designs, specs, and other construction documents, and that workmanship is of high quality, meeting quality standards
- Communicate regularly with clients to keep them in the loop and to ensure decisions needed from them are made on time
- Manage project budget throughout, including coding invoices and capturing change order costs
- Plan and coordinate site logistics: daily coordination of subcontractors and material deliveries
- Schedule and prepare for required inspections
- Identify and resolve project risks or problems
- Create daily job logs for each project, with pictures.
- Prepare punch lists and follow up to ensure completion
2. Site Maintenance
- Ensure job sites remain safe and aligns with our safety guidelines
- Keep job sites clean, self-performing the cleaning if necessary
Supplemental Job Functions:
- Manage service cases as they arise
- Run and pickup supplies or items if necessary
- Assist other Project Managers if they need coverage while being out
- Be present at or help at company events if/when they occur
