Responsibilities
The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.
Key Responsibilities for this role:
- Apartment renovations and turns/Make-Ready
- Exterior preventative maintenance
- Complete work-orders in an effective and timely manner
- Standard handyman work including appliance repair & troubleshooting, painting, plumbing, light electric, light carpentry, & patching drywall.
- Porter/Grounds keeping work during downtime.
Maintenance Skills Desired
- 1+ year of experience as an Apartment Maintenance/Service Technician
- General knowledge of basic residential carpentry, sheetrock, painting, plumbing, and electrical
- Experience troubleshooting & repairing residential appliances
- Experience in HVAC and EPA 608 preferred but not required
Qualifications
- High school diploma or GED equivalent required.
- 2+ years' experience in maintenance property management
- EPA Universal Certification Required
- CPO Certification Preferred
- Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.
- Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.

The Production Supervisor role contributes to Shaw Baker’s success by providing ongoing support in scheduling resources, technical leadership, and facilitating production flow to meet customer requirements. Summary of Key Responsibilities

Establish trust with the prospective owner and Owners throughout the entire sales process to build ongoing rapport.
Discover the needs of prospective owners and Owners through a series of strategically layered questions/discussions and utilize the information to customize the sales presentation.
Provide prospective owners and Owners a Sales Gallery, Property, and Model tour specific to their sale distribution site.
Explain the features, advantages, and benefits of the product and advocate the appropriate number of points to accommodate the prospective owners and Owner’s current and future vacation needs.
Practice and continue to develop and improve sales script and presentation.
Ensure a clear understanding of financing options and present as an approach to ownership.
Prepare for daily appointments/tours (e.g., review tour sheet, owner history, presentation details, etc.).
Follow up face-to-face guest interaction with email, phone, or mail correspondence and facilitate the use of Vacation Ownership Advisor.
Answer Owner and customer questions regarding product information, servicing issues, construction work, financing, maintenance, repairs, and appraisals.
Use, demonstrate, and/or coordinate virtual tour (eTour) software for guests.
Building and Maintaining Customer Base Answer questions regarding the use of properties and location amenities; make recommendations given the background information obtained on the owner through discovery.
Follow up on referrals/leads from Owners.
Fulfill requests from Owners or prospects regarding pricing, property maps, property descriptions, room locations, and portfolio/network information.
Contact Owners to monitor satisfaction, make them aware of upcoming promotions, and develop business opportunities (e.g., reloads, referrals).
Develop and maintain records on customer contacts and use that information to support effective follow-up opportunities.
Conducting and Managing Business Transactions Assure complete and accurate processing of documents pertaining to sales.
Review details of contracts with prospective owners and Owners once they decide on a purchase.
Thoroughly review loan applications and financial documents with the customer and ensure completed properly.
Monitor contract processing to minimize rescission decisions, provide comprehensive owner assurance, and ensure timeliness of closings.
Analyze problems and formulate a strategy and plan to overcome challenges of getting work done quickly with a high degree of quality.
Complete the purchase summary worksheet at the end of each sale.
Reach out to and influence Legacy Owners and Every Other Year (EOY) Owners to enroll, upgrade, and maximize all reload opportunities.
Providing Service to Others Respond to and monitor the resolution of customer and Owner inquiries in a timely manner with accurate information.
Leverage resources for providing service to guests and Owners (e.g., Vacation Ownership Advisors) in an effective manner.
Other Daily Tasks & Expectations Manage time effectively to punctually attend daily team meetings, training sessions, and guest/Owner appointments.

Understand and abide by state and federal regulations around all sales and/or marketing activity (i.e., Do Not Call Lists, State registrations, Exemptions, etc.).
Physical Ability— Perform physical tasks such as moving, lifting, carrying, pushing, pulling, and placing objects weighing up to 10 pounds without assistance.

Responsibilities
- Direct leadership/supervision for 30+ protectors (field based crews)
- Support the Area Manager and General Manager in managing and executing company initiatives
- Collaborate daily with all Area Staff, with a goal of Continuous Improvement in all functional areas of the business
- Maintain Field (80%) and Office (20%) Responsibilities
- Ensure safety, quality, training, employee engagement, and retention standards are met
- Protect the company's team members, customers, and assets against losses, injuries, and accidents through enforcement of safe work practices
- Coach, Motivate, and Develop assigned team of protectors
- Develop relationships with new and existing customers to achieve goals and new business opportunities
- Perform job site and vehicle inspections, attend pre-bid meetings, meet with clients, and work in the field with the team as needed
- Address customer service issues promptly and efficiently while providing the highest level of customer service
- Assist in preparing daily schedules
- Monitor daily employee issues including payroll, timekeeping, benefits, time off requests, customer issues, and training requirements
- Facilitate teambuilding efforts and regular communications with team members
- Engage and support the training of new and current employees to reduce turnover, promote efficiency and reduce labor costs
- Obtain ATSSA and state-specific certifications
- Become a subject matter expert in work zone setup/design and professional flagging
- Other duties as assigned
Requirements
- 4-year degree in a business-related field is a plus but not required
- High School Diploma or GED completion required
- 1-2 years of supervisor experience and building teams with 20+ team members
- Must be able to and enjoy connecting with field-level customers and contacts
- Excellent verbal and written communication skills
- Ability to build and maintain working relationships with your team
- Contributes to the engagement and ongoing development of AWP Safety employees
- Intermediate computer skills including Microsoft Office products and customer relationship management systems
- Must adhere to and promote safe workplace practices
- Valid drivers' license and ability to meet AWP Safety driver standards
Work Environment and Physical Demands
The employee must be able to successfully handle the physical demands of this position, which include but are not limited to the following:
- Variable hours of operation based on staffing needs and workload
- Ability to work in a variety of physical positions, including sitting, standing, walking, and driving
- Regular exposure to all weather conditions in combination with regular work time indoors in environmentally controlled conditions
- Majority of time will be spent in the field (80%)
- May be required to lift or carry objects up to 40 pounds
