Plumbing & HVAC Project Manager


This role is designed for a high-potential Foreman eager to grow into broader project leadership with development support, combining your proven field instincts with strategic oversight for greater impact and career advancement.


Overview We are seeking a skilled, hands-on tradesperson—ideally a proven Job Site Foreman—with deep field experience in plumbing and HVAC to step up into this Estimator / Project Manager role. This position offers the opportunity to take full ownership of projects from pre-construction estimating through successful closeout, building on your field expertise while developing estimating, budgeting, and client-facing skills. You'll serve as the primary point of accountability for project success, working closely with the Outside Superintendent, field teams, clients, and general contractors to deliver safe, on-time, on-budget work that meets or exceeds expectations.

Key Responsibilities

  • Estimating & Pre-Construction Prepare accurate, detailed bids for plumbing and HVAC projects, including labor, materials, equipment, subs, and general conditions. Review plans, specs, and addenda; identify risks, value-engineering opportunities, and scope clarifications/exclusions. Participate in bid reviews, negotiations, contract finalization, and buy-out.
  • Project Turnover & Planning Lead project turnover meetings to clearly transfer knowledge to the field team (Superintendent and Foreman). Cover scope, schedule, manpower, logistics, safety, long-lead items, permits, and heavy equipment needs.
  • Project Execution & Management Manage contracts, budgets, schedules, and cost tracking/forecasting. Monitor productivity, control costs, and address issues proactively. Handle change orders: identify, price, negotiate, and document changes. Coordinate internally with field leadership to resolve RFIs, sequencing, and constructability challenges.
  • External Coordination & Communication Act as primary contact for general contractors, owners, engineers, and inspectors. Manage RFIs, submittals, approvals, and trade coordination to prevent conflicts/delays.
  • Safety, Quality, & Compliance Enforce job-specific safety plans, support incident response, and ensure work meets codes, specs, and quality standards. Oversee procurement, delivery of materials/equipment (including long-lead HVAC items), and coordination of crane lifts/rigging.
  • Closeout & Continuous Improvement Lead punch lists, as-builts, O&M manuals, warranties, final inspections, billing, and lien releases. Participate in post-project reviews to capture lessons learned and refine processes.

Qualifications & Ideal Background

  • Extensive hands-on experience as a Job Site Foreman or equivalent in commercial/industrial plumbing and/or HVAC construction.
  • Strong field knowledge of plumbing/HVAC systems, installation methods, safety protocols, and trade coordination.
  • Proven ability to lead crews, manage daily operations, and deliver projects safely and efficiently.
  • Willingness and aptitude to develop estimating, budgeting, and contract administration skills (training/support provided).
  • Excellent communication, problem-solving, and organizational skills.
  • Familiarity with reading plans/specs, basic scheduling, and Microsoft Office (Excel, Word, etc.).
  • Experience with project management software or estimating tools a plus, but not required.

Department Information

Parking and Transportation Services (PTS) at Georgia Tech is an auxiliary unit within the Division of Infrastructure and Sustainability (I&S). PTS interfaces with the entire campus population and constituencies external to campus. The services provided by PTS are as diverse and customer oriented as the consumers served. PTS oversees both the campus parking operations and transportation services.

The Parking Department is responsible for the supervision and coordination of all campus parking services for Georgia Tech. It self-operates a comprehensive parking program that includes customer service, cashiering, enforcement, maintenance, and event operations.

The Transportation Department manages a comprehensive network of transit services designed to provide the campus community with an effective and safe transportation alternative around the campus and within specific boundaries or destinations off campus. The department's transit services include nine Stinger bus routes, daytime student paratransit van service, and Stingerette van service, which provides nighttime safe ride home services on campus.



Job Summary

Performs a full range of assigned duties in the parking enforcement function. May provide direction to less experienced full-time and/or seasonal staff. The Parking Enforcement II differs from the Parking Enforcement I in the skill level required and the sensitivity, complexity and accountability of assigned duties. Parking Enforcement Officer II is differentiated from Lead Parking Enforcement Officer in that the latter has supervisory and administrative duties related to operation the Parking Enforcement Unit. This position will interact on a regular basis with: Faculty, staff, students, and general public. This position typically will advise and counsel: Faculty, staff, students, and general public. Responsibilities

Job Duty 1 -
Enforce parking (motor vehicle) laws and regulations by patrolling streets; identifies vehicle, identifies parking illegalities and determines citation, writes, and/or issues citations or warnings in accordance with campus, city, county, and/or state laws, regulations, ordinances and procedures. Coordinates vehicle impoundments or immobilizations as necessary.

Job Duty 2 -
Interacts intensively with the public on an ongoing basis; receives, listens, to and skillfully handles parking issues and complaints. Educates the public regarding parking regulations and citations.

Job Duty 3 -
Responsible for parking enforcement activity including locating barricades, signage, and parking control during sporting or campus events.

Job Duty 4 -
Answers questions from public regarding campus geography and other general matters.

Job Duty 5 -
Responds to calls of possible illegal activity or complaints related to area of responsibility. Within scope of responsibility and expertise, may assist and coordinate with Georgia Tech (GT) Police Department, fire department or other law enforcement of public safety agencies as necessary.

Job Duty 6 -
Identifies curb repainting and signage needs and recommends resolution to supervisor; cleans and gases vehicles.

Qualifications

  • Experience building or leading a development or advancement team and working effectively with senior leadership and volunteer leaders.
  • Demonstrated success cultivating, soliciting, and stewarding individual donors, including at the major gift level.
  • Strong storytelling, writing, and communication skills, with the ability to connect narrative, vision, and financial support.
  • Ability to create strategy for and implement systems to leverage data and analytics to inform strategy and measure progress.
  • Ability to manage multiple priorities in a fast paced, relationship driven environment, including some evenings and weekends.
  • Familiarity with Jewish communal life or experience in a faith-based setting is helpful but not required. A genuine respect for Jewish tradition and openness to learning are essential.
  • CFRE certification is strongly preferred, or a demonstrated commitment to professional growth in the advancement field.

Adventist Health Lodi Memorial – Lodi, California

  • A 214-bed hospital which supports 10 med/surg ICU beds and six (6) ORs.
  • The group staffs multiple outpatient facilities, all within a short drive of the hospital.
  • In-house OB.
  • The pediatric population is healthy, and the laboring patients are generally low risk.
  • The surgical staff is facile with the two daVinci robots onsite, taking the next step in laparoscopic surgery.
  • Same-day surgery cases for additional positions that dilute the call burden.
  • Case mix includes orthopedics, general surgery, gynecological surgery, urology, ENT, and labor & delivery.
  • No trauma, no cardiac, and no neurosurgery. No pressure to publish. There are no take back hearts or strokes for clot retrieval.
  • Minor trauma (i.e., ground level falls) and while there are emergencies, they tend to be urgent, not emergent.
