The Real Estate Operations Manager is responsible for overseeing portfolio compliance and core property-level financial operations. This includes managing the annual budgeting and reconciliation process; tracking, analyzing, and reporting operating expenses and capital expenditures at the property level; providing financial oversight and performance monitoring of third-party property managers; managing accounts receivable and tenant billback processes; and reviewing prorations related to property disposition settlement statements. This role also serves as the primary liaison between the Property Management and Accounting teams, maintaining regular communication and coordination across departments.
The ideal candidate is a hands-on team leader with a strong background in people management, operational process design and execution. They are highly organized, detail-oriented, and comfortable working with data to drive accuracy and accountability, while communicating effectively with internal teams, tenants, and third-party managers.
Essential Job Duties & Responsibilities:
- Lead the monthly review and validation of third-party property manager financial reports and trial balances; coordinate information between third-party managers and internal accounting team to ensure common understanding of expense drivers and accounting treatment
- Manage the annual property budgeting and reconciliation processes, including receiving, reviewing, analyzing, and approving budgets from third-party property managers; validating and preparing internal property expense reconciliations, and presenting finalized budgets and reconciliations to Property Managers for review and signoff. Assist with other budgeting processes as necessary.
- Oversee the management and timely compliance of various lease requirements
- Manage CapEx and Leakage reporting process, ensuring accurate and timely input into BNL’s systems; participate in weekly in-person industry meetings to monitor property-level spend, along with the ongoing review of property leakage for leased and vacant properties
- Support the review of outstanding Accounts Receivable; coordinate follow-up and internal communications as needed
- Manage tenant billback processes including real estate & franchise taxes, insurance premiums, legal fees and other expenses as appropriate
- Manage third party Real Estate Tax partner and response to ad-hoc requests for information supporting appeal processes
- Executes duties and maintains standards in accordance with company policies and procedures

Skills/Qualifications:
- Strong process design and management skillset, willingness to challenge and change legacy processes
- Experienced, hands-on people manager with ability to coordinate internal and external resources
- Demonstrated experience in analyzing property-level financial reports including income statement and budget to actual comparisons, working with Property Managers to resolve concerns
- Demonstrated information gathering, monitoring, and data analysis skills
- High attention to detail with excellent organization and planning skills
- Experience with contract analysis and application of contract concepts
- Familiarity with commercial real estate insurance
- Sound decision-making skills and an ability to perform tasks within specific time given requirements

Education/Experience:
- Bachelor’s degree from four-year accredited college or university preferred, or an equivalent combination of Associates degree and experience
- 3-5+ years of experience in an analytical role, including budgeting and forecasting
- Prior experience in the real estate industry or in a property management role a plus

This job is primarily responsible for the oversight of and directing staff performing tasks involved in stevedoring activities (e.g. unloading/loading of barges and sea going vessels), as well as, advising and directing operations. Responsibilities primarily focused on working with a team to ensure safe, efficient and profitable operations.
In this job, you will:
- Fully participate in the company Safety Program; attend and lead pre-shift meetings; lead, monitor, coach and guide staff on safety to ensure activities performed are in accordance with the company safety program.
- Perform all duties within compliance of OSHA, company safety and environmental regulations; to include wearing the appropriate PPE for task being performed.
- Oversee and direct staff performing tasks in all barge and vessel processes (e.g. remove barge covers, load and unload commodities, etc.) to ensure efficient operations while loading and discharging vessels, while remaining in compliance with state and federal regulations; involves making independent decisions on various processes and procedures during shift.
- Lead, coach, and guide staff on customer service and operating costs.
- Manage staff performing barge and vessel loading/unloading safety procedures; assist in analyzing workload of all areas and assign or reassign personnel as needed.
- Communicate with vessel officers and marine fleets to ensure efficiencies are met for loading/unloading production.
- Regularly update Terminal Manager of operations status to include delays/production/Safety infractions or other hazards.
- Assist with managing inventory for equipment and supplies; ensure all are at adequate levels at all times.
- Oversee housekeeping duties in crane, on deck and load/unload areas.
- Ensure that all documentation and reports are accurately completed and in a timely manner, including required Safety correspondence in Cooperwork, daily logs and payroll time sheets.
- Communicate with customers and third parties in a professional manner, as required.
- Work with managers and provide input (which management gives particular weight to) into staffing and job development activities (training, employee corrective actions, pay raises, etc.); to develop, communicate and manage individual staff performance expectations that align with company goals.
- Manage equipment and labor expenses.

POSITION SUMMARY:
The Claims Specialist will be responsible for directing, monitoring, and processing all workers' compensation and general liability claims for HGG business units. A successful candidate will provide high-level support and customer service to team members across the organization. Primarily communicating with store administrators, store directors, human resources department, industrial clinics, insurance adjusters and legal representatives.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
The essential duties and responsibilities of this position include, but are not limited to, the following:
- Oversee and navigate the complete lifecycle of the workers' compensation claims and general liability claims, guaranteeing precise and punctual resolution.
- Evaluate and review all claim intake paperwork for accuracy.
- Ensure the claim files follow company best practices.
- Report on-the-job injuries of team members to the third-party administrator via online portal within 24-hours of receipt of injury.
- Report customer incidents and injuries to the third-party administrator via online portal within 24-hours of receipt of Letter of Representation or failure to resolve the incident in-house.
- Maintain incident and claim information in the claims' assignment log and in the SharePoint folder.
- Monitor to ensure all the necessary paperwork is submitted to the third-party administrator.
- Communicate with injured team members, store administrators, store directors and insurance adjusters to provide updates on claims and medical status.
- Monitor the claims to ensure they are processed accordingly, and that proper medical treatment is provided to the injured team member.
- Provide support to store administrators/store directors for submission of transitional work report documents and ensure modified work restrictions are being followed.
- Investigate, address, and resolve any inconsistencies in the handling of the claims.
- Communicate to insurance adjusters, legal representatives, and other outside parties with questions involving medical/indemnity/litigated claims within 24 hours.
- Collaborate with the Safety Department when a workplace danger or safety risk is recognized for investigation and documentation.
- Prepare and analyze various reports - disbursement expenses such as replenishment and claim activity payments from Third Party Administrators.
- Adhere to strict confidentiality and ethical standards when handling sensitive claim information.

EDUCATION AND EXPERIENCE:
