About the Role
We are seeking a highly driven, aggressive, and entrepreneurial Acquisitions Associate to focus exclusively on off-market deal origination. This is not a broker-facing role. This position is about building direct relationships with building owners and sourcing opportunities before they ever reach the market. We are looking for someone who has successfully closed real estate transactions in Manhattan and Brooklyn — not just sourced deals, but helped drive them across the finish line. Responsibilities
- Source off-market acquisition opportunities directly from property owners throughout Manhattan and Brooklyn
- Develop and maintain direct relationships with building owners (not brokers)
- Identify and pursue development sites, conversion opportunities, multifamily assets, distressed situations, and office repositioning opportunities
- Confidently discuss and structure potential joint ventures, recapitalizations, and ground leases directly with building owners
- Drive opportunities from initial outreach through LOI, negotiation, and closing
- Conduct neighborhood-level research to uncover ownership patterns and acquisition angles
- Perform high-level zoning analysis (FAR, bulk, use, air rights, conversion potential)
- Collaborate with the underwriting team to evaluate feasibility and structure transactions
- Present new opportunities weekly to the executive team in acquisition meetings, clearly articulating the opportunity, zoning potential, ownership dynamics, and strategic angle
- Track outreach efforts, pipeline, and owner communications
- Be active in the field — walking neighborhoods, meeting owners, uncovering opportunities before competitors
Qualifications
- 2–5+ years of experience in NYC real estate acquisitions, investment sales, or development
- Demonstrated track record of closing transactions in Manhattan and Brooklyn
- Deep familiarity with prime Manhattan and Brooklyn neighborhoods, including submarkets and development dynamics
- Strong working knowledge of NYC zoning and development potential
- Comfortable analyzing development upside and structuring transactions

Overview
Executes purchasing, sourcing, and supply operations, using AI-enabled tools and large data sets to drive data-informed purchasing, demand planning, and inventory decisions that support margin, inventory turn, and supply reliability within approved guardrails.
Key Responsibilities
- Gather quotes and product details as requested by Sales, Merchandising or marketplace team for resourcing and new product onboarding, utilizing the approved vendor network, sourcing platforms, and supplier marketplaces
- Align and communicate with cross-functional stakeholders including Amazon/marketplace teams on demand projections, timing, and launch strategy
- Complete new item and kit setup in the ERP system and ensure all required supplier and warehouse information is communicated to cross-functional teams to support multi-channel onboarding.

Education and Experience
- Bachelor’s degree in Supply Chain, Business, Analytics, Finance, Operations, or a related field

The base pay range for this role based off geographic location is:
$133,000 and $166,800The specific pay offered will depend on the candidate's geographic location, as well as qualifications and experience. The Opportunity

Clementine Paper creates fresh, fun and fashionable eco-friendly notebooks, stationery, gift wrap, greeting cards, paper tableware, planners and various paper-based office products for mass retailers such as Target and TJ Maxx. We are looking for a talented Illustrator/Graphic Designer who has a demonstrated background in surface illustration and design for consumer products.
The job entails creating original artwork for a variety of seasons and holidays, for a range of consumer ages from Baby to Adult, which you will then apply to our various paper products. Our current team of illustrators work both digitally and with traditional mediums, so we are open to your preferred methods, but you should be able to manipulate your artwork (and that of others) in photoshop as that our primary platform.
The ideal candidate will have a trend-driven sensibility that is still warm and appealing to a mass market customer. We are looking for someone with experience not only in creating artwork, but also applying it to various product types, which may also involve creating repeat patterns. Graphic design and layout are key skills used in this position, and typography skills are a definite plus.
