Investment Director - American Housing Company

Role Overview
As an Investments Director you will be the financial/acquisition engine behind our growing development pipeline, leading deal sourcing, underwriting, and capital raising. Reporting to the CEO, you will shape strategy, source sites, build out the team, and build investor relationships, driving transactions from LOI through closing.
Key Responsibilities
● Deal Sourcing & Underwriting – Build a statewide first then nationwide broker network, identify sites, and produce institutional-grade pro formas and feasibility models.
● Project Financing – Draft RFPs, market opportunities to lenders and equity partners, negotiate term sheets, and shepherd closings.
● Capital Markets – Create and update investor decks, raise pre-development equity, and cultivate programmatic funding partnerships.
● Transaction Management – Manage due diligence, coordinate consultants, and keep multiple deals on schedule.
● Process & Data – Standardize underwriting models, maintain a site/investor CRM, and deliver weekly pipeline reports.
● Hire and Build the team – Create an org chart, scorecards for each role, budget and then get to work on hiring the best and brightest.
First Year Outcomes
1. Finance Phase 1 LIHTC Projects – Issue RFP packages within a week of award announcements and close debt/equity on 6-8 projects by year-end.
2. Secure Phase 2 Pipeline – Source 200+ sites, fully underwrite priority targets, option at least 20 sites.
3. Raise Pre-Dev Equity – Assist on raising pre-development capital for projects as well as from project partners.
4. Institutionalize Underwriting – Implement standardized models and a live database of sites and investors within 90 days.
Requirements
● 5+ years in real-estate finance, acquisitions, or development; multifamily and LIHTC experience strongly preferred.
● Advanced financial modeling and deal-structuring skills.

oWOW is a next-generation real estate developer building high-density mass-timber housing at roughly half the cost and time of traditional construction while significantly reducing carbon emissions.
Through American Housing Company (AHC), our affordable housing platform, we are scaling toward 2,000+ units annually across California using Low-Income Housing Tax Credits (LIHTC).
We are seeking an Investment Associate to help originate, underwrite, and execute affordable housing developments across the state.
This role offers exposure to the full development and financing lifecycle, with direct engagement with senior leadership to structure and close LIHTC transactions.
What You'll Work On
Financial Modeling & Investment Analysis
- Build and maintain LIHTC development models and capital stack analyses
- Underwrite site acquisitions and development opportunities
- Prepare investment committee memos and deal summaries
LIHTC Application Process
- Support preparation of 4% LIHTC applications
- Coordinate submissions to CDLAC, CTCAC, and other allocating agencies
- Manage documentation with consultants, legal teams, and architects
Capital Markets & Financing
- Assist in evaluating tax credit equity proposals
- Support negotiations with LIHTC syndicators and lenders
- Prepare materials for investors and financing partners
Development Execution
- Support projects from site control through financial closing
- Coordinate due diligence across development, construction, and finance teams
- Track project progress across multiple active developments
Platform Growth
- Help build standardized underwriting tools and investment frameworks
- Maintain project dashboards and development pipeline tracking
- Supportthe creation of investor materials and data rooms
Ideal Background
- 3–7 years of experience in:
- affordable housing development
- LIHTC underwriting or investment
- real estate private equity
- housing finance agencies
- LIHTC syndicators
- Familiarity with LIHTC capital stacks
- Strong financial modeling and Excel skills
- Ability to manage multiple deals simultaneously
Education
MBA preferred or a Bachelor’s degree in Finance, Real Estate, Economics, or similar field
Compensation
Competitive Bay Area compensation package including:
Base Salary: $120,000 – $140,000; Not Including Bonus and promote project-level participation

The Role
The Project Architect will lead architectural execution within oWOW's standardized housing platform. This is a production-oriented role embedded in a fully integrated development and construction ecosystem.
You will ensure technical excellence, platform consistency, and documentation precision across multiple concurrent projects.
What You'll Do
Platform Execution
- Apply and refine repeatable unit types, façade systems, and structural frameworks for up to 4 projects simultaneously.
- Coordinate closely with internal development, R&D, and construction teams.
Technical Leadership
- Own detailing, constructability review, and California Building Code compliance.
- Ensure adherence to ADA, Fair Housing, and local accessibility standards.
- Coordinate structural (including mass timber), MEP, fire/life safety, and envelope systems.
Documentation & Permitting
- Oversee coordinated construction documents in Revit.
- Support rapid Entitlement and permitting cycles.
- Maintain drawing standards aligned with oWOW's product platform.
Schedule & Delivery
- Maintain aggressive design schedules aligned with construction starts.
- Contribute to cost certainty through early technical coordination and value engineering.
Qualifications
- 5–10 years of experience from conceptual through construction administration, including coordinating and managing consultant teams, in California or US context
- Affordable housing, mid-rise, or high-rise urban residential projects are a plus.
- Ability to thrive in a fast-paced environment.
Licensure
- California Licensed Architect preferred, or ability to obtain.
Technical Expertise
- Advanced proficiency in Revit.
- Strong technical knowledge of steel construction, and/or of mass timber systems and/or prefabrication, is a plus.
- Familiarity with California permitting processes and urban infill regulations.
Software
Revit, Bluebeam, Adobe Creative Suite, Google Workspace, Procore (or similar).
