JOB OVERVIEW:
The Employee Benefits Sr. Client Manager (SCM) works with the Producer or Client Executive (CE) to implement a client's employee benefits strategy and to service the account. Responsibilities include preparing communication materials, conducting open enrollment meetings, collecting and preparing compliance materials, and servicing the day-to-day needs of the client.
WHAT YOU’LL DO:
Service
• Establish and maintain the day-to-day business relationship with the client, becoming the first point of contact
• Work with clients, producers and other team members to implement a comprehensive customer service plan
• Coordinate and support clients regarding open enrollment meetings, including preparation of communication materials
• Complete cobra paperwork on behalf of the client, both at renewal and for new group set up
• Distribute or facilitate distribution of resource information provided by the Client Executive (CE) to clients to continually keep them informed of benefit trends, State and Federal legislation, rules, and regulations
• Liaison with compliance department and Client Executive (CE) to advise clients on government reporting compliance issues, and to assist with the preparation of client specific compliance resources
• Compile and maintain client and benefit plan information in EPIC's CRM - new group set up and renewals- data provided by Client Executive
• Issue resolution for simple claims, coordinate escalated claims with the claims department and share communication to the claimant as to who is on contact point post transfer to the claims department
• Resolve enrollment and eligibility issues
• Research and resolve client billing issues
• Maintain open and continuing communication with the assigned Client Executive on all client issues and events
• Coordinate and participate in consistent training/mentoring events with the Client Executive
• Coordinate meetings and updates as needed
Personal and Organizational Development
• Work with CE to set priorities and manage workflow to ensure goals are met;
• Maintain up-to-date proposals, workflow logs, update all benefits information on agency management system, manuals or other required documentation and records
• Be responsive and Interact with others effectively utilizing good communication skills, cooperating purposefully, and providing information and guidance as needed to achieve the business goals of the Company

WHAT YOU’LL BRING:

Summary of Duties
Reports directly to the Chief Estimator or Director of Estimating.
The estimator is responsible for working towards the annual booking goal, understanding backlog needs, and working to maximize profitability. The Estimator will prepare complete estimates for assigned project(s) of varying size and complexity for one or more disciplines, including the review and analysis of applicable project plans and specifications. Estimating: 85%
- Follow in-house procedures for estimating. (Bid Books, Take-Off Forms, Sub/Supplier Solicitation, Minority Solicitation, Etc.)
- Review, discuss, and incorporate similar past project knowledge, i.e, safety concerns, productions, crew sizes, and job costs, into current job cost analysis
- Review proposal specifications, drawings, geotechnical information, labor and material requirements, prepare itemized lists, conduct site walks, and attend pre-bid meetings to determine the scope of work and contents of the estimate
- Prepare estimates by calculating the complete takeoff of the scope of work. Determine cost effectiveness. Accurately quantify and price the labor, equipment, materials, and subcontractors needed to perform the work
- Write detailed scopes of work, including pertinent terms and conditions, inclusions, and exclusions for bid proposals
- Interface with Owners and Architects/Engineers to provide necessary price, proposal, and value management information
- Follow up on submitted proposals and be prepared to discuss in weekly estimating meetings

Qualifications:

Position Summary
The Fund Development Director works with the Executive Director, department Directors, and Board of Directors for all aspects of fund development for both SEED and SEEDArts. The Fund Development Director provides leadership on fundraising initiatives including grants, government contracts, donations, corporate sponsorships, and special events. They will identify, organize, and manage fundraising activities with a focus on new opportunities to obtain increased support from individuals, corporations, and foundations.
The Organization and Leadership
SEED generates approximately $12 Million in annual revenue and has a diverse portfolio of affordable apartment buildings and arts programs. Essential Duties and Responsibilities
Planning: Develop and implement a comprehensive long- and short-term fund development plan for both SEED and SEEDArts; Provide monthly reports to the Executive Director and the board that measure progress towards goals; Broaden SEED’s fundraising by developing approaches such as planned giving, solicitation of bequests, and endowment programs.
Grants: Manage SEED’s overall grant seeking and reporting process; Build and maintain relationships with government funders and private foundations; Solicit or coordinate the solicitation by other staff and board for grant proposals; Lead grant writing and submission process; Administer all grant contracts and fulfill reporting and invoicing requirements.

Events: Plan and execute fall fundraiser, Envision, which raises vital unrestricted donations to support SEED’s overall mission, as well as smaller events throughout the year.
Minimum Qualifications
· Five or more years’ fundraising experience, with a demonstrated track record of fund development growth. Experience with fund development for housing, economic development, arts, and/or in Southeast Seattle preferred.
· Demonstrated track record of crafting winning private and public funding proposals.
· Proficiency in Microsoft Office Suite and cloud-based donor databases (CRM). Experience with Little Green Light a plus.
· Demonstrated strong written and verbal communication skills.
· Demonstrated track record of managing fundraising events.

Salary range:

• Communicate realistic ETAs and any delays to customers (email + phone)
• Manage customer expectations especially regarding hazardous material transport restrictions and lead times
Order Closure & Documentation
• Verify order completion against delivery documents / PODs / transport documents
• Close orders in the system in a timely manner
• Archive required documentation according to internal & regulatory requirements
Billing Support
• Prepare and verify billing data (prices, surcharges, transport costs, taxes, waste fees etc.)
• Create / release customer invoices in cooperation with Finance department
• Handle basic invoice disputes and credit note requests
Customer Communication
• Serve as main point of contact for order-related questions (status, delivery date, documentation)
• Handle routine customer inquiries via phone and email professionally and promptly
• Maintain high level of service while strictly following safety & compliance rules

The Role:
Viridi is seeking a self-motivated Buyer to prepare purchase orders for materials and services. This role will be responsible for purchasing manufacturing materials needed for production, as well as monitor inventory levels of current production products.
The ideal candidate will have strong negotiation skills with suppliers to help identify cost savings and will be willing to work in a fast-paced environment.

Job Responsibilities:
- Prepare purchase orders and send copies to suppliers and to departments’ originating requests.
- Determine if inventory quantities are sufficient for needs, ordering more materials when necessary.
- Respond to customer and supplier inquiries about order status, changes, or cancellations.
- Contact suppliers to schedule or expedite deliveries and to resolve shortages, missed or late deliveries, and other problems.
- Review and track requisition orders to verify accuracy, terminology, and specifications.
- Prepare, maintain, and review purchasing files, reports, price lists and conformity documentation.
- Compare prices, specifications, and delivery dates to determine the best bid among potential suppliers.
- Locate suppliers using sources such as catalogs and the internet and determine applicability.
- Work cross-functionally with engineers, program managers and accounting as needed.
- Complete special projects as assigned.
Qualifications:
- Bachelor’s Degree (preferred)
- 2+ years of experience in a buying or procurement role
- Experience in manufacturing purchasing
- Excellent verbal and written communication skills including active listening.
- Proficient computer skills: MS Office (Excel & Word), ERP systems (Odoo, preferred)
Physical Requirements:
- Ability to lift up to 40 pounds.

The Director of Design is responsible for leading the overall design function at EZZI Signs, ensuring high-quality, efficient, and scalable design execution across all projects. This role sets the vision, standards, structure, and performance expectations for the Design Team while aligning design operations with company growth, profitability, and customer satisfaction goals.
Key Responsibilities
Leadership & Team Development
- Lead, mentor, and develop Design Team members
- Establish clear KPIs, performance expectations, and accountability across the team
- Conduct performance reviews and implement development plans
- Build a scalable team structure to support company growth
- Oversee hiring, onboarding, and training of all design personnel
- Foster a culture of ownership, accountability, and continuous improvement
Strategic & Operational Oversight
- Own the overall design workflow, capacity planning, and resource allocation
- Ensure proper staffing levels and workload balance across all projects
- Identify bottlenecks and implement process improvements to increase efficiency
- Develop and maintain standardized procedures, templates, and design systems
- Partner with leadership to align design capacity with revenue and production goals
Quality & Standards
- Establish and enforce company-wide design standards and verification processes
- Ensure all design outputs meet quality, accuracy, and constructability requirements
- Oversee continuous improvement of design accuracy to reduce field errors and rework
Cross-Functional Collaboration
- Work closely with Project Management, Sales, Permitting, Production, and Installation teams
- Ensure design deliverables align with project scope, budget, and timelines

- Act as the escalation point for complex design or coordination issues
Process & Systems Development
- Develop and implement scalable design processes within Odoo (or project management systems)
- Standardize design templates for key customers and national accounts
- Implement tracking and reporting for design KPIs (turnaround time, accuracy, revisions, etc.)
- Drive automation and efficiency through tools, systems, and best practices
Client & Project Oversight
- Support high-level or complex projects requiring advanced design oversight
- Review and approve critical design packages when needed
- Ensure design solutions meet client expectations and brand standards
- Partner with Sales on design strategy for key accounts and proposals
