Position Summary

The Property Manager is responsible for the day-to-day operations of an assigned property. The Property Manager will maximize the property’s net operating income and otherwise facilitate optimum performance of the property, which includes effectively managing personnel, leasing, collections, resident services, maintenance, risk management, expense control, revenue enhancement, capital improvements, information reporting, and compliance with applicable laws and company policies.

Essential Duties & Responsibilities

Interviews, hires, trains, and supervises property staff.

Plans and prepares associate work schedules, assigns tasks and delegates work, monitors job progress and work flow, reviews work for timeliness and accuracy, and appraises work performance.

Implements Associate performance actions, such as raises, promotions, discipline, terminations, etc.

Resolves Associate disputes, promotes Associate retention, and controls Associate turnover.

Approves all prospective resident applications, discounts and renewal leases, and signs all leases.

Responsible for collecting, approving, and submitting leasing and other bonuses timely and accurately.

Maintains budgeted occupancy levels, budgeted rental rates, and other property goals.

Prepares, executes, and monitors operating budget, ensures expense control, and maintains effective rental collections.

Prepares, analyzes, and evaluates property status reports, such as financial statements and variance and occupancy reports.

Accurately prepares and submits property invoices and payroll information in accordance with established guidelines.

Maintains knowledge of market conditions and develops and implements resident retention, marketing, and advertising programs.

Manages resident issues such as neighbor disputes, renewal terms, and maintenance repairs.

Manages vendor selection and vendor relations, so as to ensure quality performance.

Manages petty cash.

Maintains organized file system for resident information and personnel records.

Performs property inspections, so as to ensure visual appeal of property and maintain hazard-free conditions.

Communicates with supervisor and/or property owners regarding the overall function of the property.

Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.

Responsible for reporting general liability claims, workers compensation claims, and property loss claims timely and accurately.

Responsible for shopping competitive properties.

Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.

Prepares and practices emergency plan, including evacuation, earthquake or inclement weather drills, and determines where people will go in the event of an emergency or disaster.

The Property Manager is the community’s business leader and oversees all property operations. This is a leadership role and requires someone with a strong sense of business and financial acumen. As the Property Manager, you will effectively manage and coordinate all community activities and resources to accomplish property, owner, and company objectives. These objectives will include maximizing occupancy and income levels, growing property values, minimizing property operation expenses while maintaining a quality product.

The Property Manager reports directly to the Regional Manager. This person is a leader, a team-builder, and knows how to encourage, empower, and hold others accountable. Responsibilities Include But Are Not Limited To

Hire, train, motivate and supervise all on-site team members to achieve operational goals.

Assist in budget preparation and manage expenses to align with property goals.

Ensure that all rents are collected, posted and deposited as needed.

Perform and schedule all evictions and carry out adherence to all lease rules and regulations.

Ensure that all vendors are on the approved vendor list and complete the vendor packet, and confirm vendor work schedules, billing and accounts payable are timely and accurate.

Responsible for office operations, quality curb appeal, and community cleanliness.

Initiate and implement all policies and procedures while maintaining staff and resident communication.

Partner with Maintenance Supervisor to ensure all maintenance related activities and initiatives are in alignment with property goals.

Regularly walk the community and report all liability and/or deficiencies to the Maintenance Supervisor and/or Regional Manager.

Promote resident satisfaction and retention by responding to concerns, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.

Communicate clearly and professionally with residents, prospects, clients, vendors, and team members both verbally and in writing.

Respond sensitively to resident questions and/or concerns, exhibit sense of urgency, and de-escalate upset customers

Attend and assist in resident activities and functions after hours as needed.

Maintain all vendor relationships with utmost professionalism.

Train, empower, and motivate the office and maintenance team through team building activities, 1 on 1 meetings, continuous support and training, providing feedback, etc.

Address performance concerns promptly and issue written Corrective Actions and/or Performance Improvement Plans as needed.

Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates and information about the property performance, and responding to Regional Managers regarding owner requests as needed

Qualifications

• 5+ years of Multifamily Property Manager experience
• At least 3+ years in a Property Manager role
• Detail-oriented and strong communication skills
• Value add or lease up experience

Qualifications:

Drill Tech is looking for a Design Engineer to work from our office in Royce City, TX. A successful candidate is willing to learn the fundamentals of our business and apply them to design engineering as it relates to the various scopes of work performed at Drill Tech, such as earth retention systems, foundation piling systems, and ground improvements. Primary Duties:

• Resolve any issues or delays that may arise during the construction process.
• Prepare and submit progress reports to management, providing updates on project status and any challenges encountered.

• A minimum of 5 years of experience in a superintendent or similar role within the construction industry.
• Proven experience in drilling operations, including solid stem, casing, down hole hammer, and hollow bar.
• Proficiency in operating drilling rigs and setting up drills.
• Strong mechanical skills and a deep understanding of geotechnical construction.
• Exceptional leadership and team management skills.
• Strong problem-solving abilities and the ability to make decisions quickly.
• Excellent communication and interpersonal skills.
• A strong commitment to safety and adherence to regulations.
• Ability to work under pressure and meet tight deadlines.
• Physical stamina and the ability to work in a variety of weather conditions.
• A degree in construction management, engineering, or a related field is preferred.
