Essential Job Responsibilities

Training and Education

  • Assist with EHS training programs for all employees at the site, including but not limited to emergency response, hazardous material handling, and equipment safety.
  • Ensure employees arriving at the site have the required industry specific training, i.e. OSHA or MSHA training.
  • Assist in performing new hire orientations, hazard awareness training, and other training as required.
  • Assist in coordinating and participate in and/or conduct daily safety meetings, provide educational materials, and assist with drills to enhance employee awareness of EHS procedures and regulations on job sites and office facilities.
  • Apply leadership skills in an engaging fashion to continually develop and improve every team member’s hazard recognition skill and hazard mitigation protocols and knowledge base.
  • Document and store all training and education materials onsite and within KPA.

Enforcing EHS Policies and Procedures

  • Applies all policies in a consistent fashion to facilitate a safety culture whereby hazard recognition and hazard elimination/mitigation is always the first task in every activity.
  • Implement and enforce EHS protocols, including company policies, the Site Safety Plan (SSP), client guidelines, and relevant federal regulations (OSHA, MSHA).
  • Regulatory Compliance – Perform continual monitoring of job site and work habits to ensure compliance with company and regulatory health and safety regulations. Inspections consist of, but are not limited to: Lockout-Tagout, Required Permits and other job forms, Work Habits, Facility Inspections, and Construction Site Inspections.

Incident Investigations/Record Keeping and Reporting

  • Lead and/or participate in the investigation of incidents at the site, ensuring thorough documentation, identification of root causes.
  • Ensure injured employees are provided appropriate care in a timely manner including but not limited to utilization of CORE Occupational Medicine.
  • Ensure adequate and proper documentation and implementation of corrective actions is obtained and loaded into KPA.
  • Utilize KPA reporting including but not limited to Safety Alerts, Incident Investigation reports, Root Cause Analysis, etc.
  • Work with operations and EHS management team to determine actionable items related to incidents and enforce completion.

Coordination with Operations

  • Communication – Establish a firm communication system between site operations and H&S by being available and responsive to requests from field employees and managers.
  • Works closely with the site operations team to facilitate and maintain a culture where safety “is who we are”. Enable and facilitate a setting where the entire organization is engaged to achieve behavior based safe work excellence.
  • Acts to ensure safety team is a constructive partner with the operations team and is a resource to operations.
  • Interfaces with customer’s safety team on a frequent basis. Closely align company systems with customer requirements.

Performing Site Inspections, Audits, and Monitoring

  • Conduct and document daily inspections and audits to identify EHS violations, potential hazards, or non-compliance with EHS regulations.
  • Promptly address issues, provide solutions, and implementation of corrective actions.
  • Perform daily safety reports to provide important day to day data to site EHS and project management.

Maintaining EHS Records and Documentation

  • Meticulously keep accurate and ensure timely input of records into appropriate locations such as KPA.
  • Assist EHS Management (Area, Regional, Corporate, etc.) with data gathering, analytics, and creation of daily, weekly, monthly safety meeting topics and documentation.

Liaising with Regulatory Agencies

  • Ensure compliance with local, state, and federal safety regulations.
  • Engage with regulatory agencies, participate in inspections, and facilitate audits to uphold EHS standards.
  • Ensure proper documentation and notification of all citations and assist in implementation of corrective actions and preventative measures.

Continuous Improvement of EHS Practices

  • Stay informed about industry best practices and emerging EHS technologies.
  • Collaborate with Site/Area Management to identify opportunities for enhancing EHS measures and implementing new strategies for improved EHS performance.
  • Provide feedback from the field to aid in process improvement and implementation progress.
  • All other duties as assigned by the Regional or Area EHS Manager

Minimum Qualifications

Required:

  • Construction Site Safety Technician (CSST) or equivalent and OSHA 30 required.
  • Minimum 3 years prior experience working within the heavy industrial construction industry, including manufacturing, pipeline, mining, food and beverage, power, and refining environments with at least 2 years in a safety role.
  • Working knowledge of OSHA regulations, standards, and other applicable codes/regulations.
  • Excellent verbal and written communication skills.
  • Ability to assess potential hazards and risks within operations and develop and implement strategies to mitigate them effectively.
  • Understanding of and ability to learn incident investigation techniques and root cause analysis to identify underlying issues and develop solutions to prevent future occurrences.
  • Ability to understand emergency response plans and procedures and ensuring readiness for potential emergencies.

POSITION OVERVIEW

The Service Technician II is responsible for ensuring the overall maintenance, functionality, and appearance of the community’s physical assets. This role requires a strong technical skillset, timely completion of service requests, and collaboration with team members to deliver a high-quality resident experience. This person will report directly to the Operations Manager.



KEY RESPONSIBILITIES

Compliance and Professional Standards

  • Conduct all work in alignment with company policies, procedures, and applicable laws, including Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all other applicable laws.
  • Maintain a professional, courteous, and helpful demeanor with residents, team members, and vendors.

Property Maintenance and Repairs

  • Inspect buildings and common areas to ensure cleanliness, safety, and visual appeal.
  • Perform repairs and maintenance on HVAC units, mechanical and electrical equipment, plumbing fixtures, structural elements, and community grounds.
  • Repair serviceable items such as appliances, plumbing, and electrical systems across B&H communities.
  • Ensure unit turnovers are completed within five (5) working days unless otherwise directed by the Operations Manager.

Work Order Execution and Task Coordination

  • Complete assigned work orders promptly, requesting support and reporting any delays or issues.
  • Provide daily updates on progress and coordinate tasks with operations staff and maintenance teams.
  • Standard expectations include completion of work orders within 48 hours (excluding emergencies) and unit turns within seven working days, unless directed otherwise by the Operations Manager.

Grounds and Site Management

  • Maintain community grounds to ensure a clean, safe, and welcoming environment.
  • Oversee the day-to-day maintenance of the assigned B&H portfolio.
  • Provide assistance to other B&H assets as needed to drive broader company goals and operational success.

Administrative and Reporting Duties

  • Complete and submit required forms, reports, and documentation in an accurate and timely manner.
  • Participate in other related responsibilities as assigned by the Service Manager.

On-Call and Emergency Response

  • Participate in the on-call rotation to respond to after-hours maintenance emergencies as needed.



EDUCATION, EXPERIENCE, AND SKILLS

  • Minimum of two (2) years of demonstrated success in apartment maintenance, construction, or a related field.
  • EPA certification required for refrigerant handling, or willingness to obtain certification upon hire.
  • HVAC certification, preferred.
  • For positions that require travel between properties, a valid driver’s license and reliable transportation are required.
  • Above average oral communication skills.
  • Provide your own hand tools including but not limited to power drills, impacts, and all non-powered hand tools.
  • Able to operate all necessary tools to perform the essential functions of the position.
  • Experience in residential property maintenance is beneficial.
  • Working knowledge of OSHA standards and other environmental safety standards.

  • Service Contracts - coordinates service contracts and monitors current contracts to ensure proper insurance and waiver of lien forms are intact. Maintains tickler file for service contract expirations. Maintains up-to-date, approved service contract list. Submits insurance claims to company.
  • Accounting - monitors and accurately codes invoices in the accounting system in a timely manner in accordance with company guidelines. Researches invoices and follows up with vendors as needed. Assists in posting cash receipts and follows up on collections. Conducts financial/business analysis. Reconciles monthly tenant work order billings for tenants and management.
  • Yardi Software experience is a plus.

Description Summary:

The Heavy Civil Estimator is responsible for leading the company’s heavy civil estimating strategy, execution, and team development across all offices. This role will oversee a group of estimators operating from a centralized estimating location and will support bids for projects throughout the company’s footprint.


This position is a key leadership role in expanding the company’s heavy civil capabilities into new and existing markets including dams and water resource infrastructure, mass grading, mining support infrastructure, underground utilities, pipelines, and large-scale site development. The Chief Heavy Civil Estimator will produce accurate, complete, and competitive estimates and will build repeatable estimating systems that drive profitable growth.


Essential Duties and Responsibilities for Civil Estimator:

  • Lead and manage a team of estimators responsible for heavy civil bids across all offices.
  • Assign estimating responsibilities, coordinate workloads, and ensure bid schedules are met.
