The Assembly, Test, and Launch Operations (ATLO) Team plans and executes all space vehicle-level integration and test activities at Millennium.
ATLO creates the detailed flow of activities throughout the buildup of the space vehicle, writes and executes all test and assembly procedures used in these activities, conducts system-level through environmental testing, and performs integration to launch vehicle.
The Senior ATLO Engineer will collaborate with many teams such as Programs, Engineering, Manufacturing, Facilities, and Security to shape the direction of satellite production and help the company meet delivery targets, while maintaining a high standard of technical excellence in the assembly and test of satellites.
The Senior ATLO Engineer is invited to improve the efficiency of current processes and play a critical role in developing satellites for manufacturability and large-scale constellations.
A Senior ATLO Engineer will report functionally to an ATLO Team Lead and serve under or as an ATLO program lead.
The ideal candidate is highly collaborative and a proactive problem-solver with experience in spacecraft integration, hardware-software integration, test systems, or production automation.
Rotating Shift: This position requires employees to work various shifts on a rotating basis.
The shift times are subject to change and additional shifts may be added in accordance with company needs, but employees will only work one shift per day.

Essential Job Functions:
Collaborate with local Foundry partners to source development opportunities that align with Foundry’s Healthcare investment platform objectives and guidelines. Commanding development and market knowledge expertise is required to generate targeted investment return opportunities. Must be able to lead a development process from site selection through completion.
Source new development opportunities:
- Responsible for identification and gaining control of new senior living development locations in consult with the operations team and local market Deal Principal.
- Collaborate with teams and individuals across our markets to source development opportunities meeting our investment objectives.
- Key relationships include the local Foundry team, the investment sales community, brokers and third parties, among others within our senior living vertical.
- Develop relationships and regularly communicate with local development participants (investors, operators, general contractors, architects, lenders, engineers, appraisers, etc.) to maintain knowledge of opportunities and market conditions.
- Creates and implements project business plan, securing sites, hiring A&E team, project execution, including hiring of management teams, determining project operating budgets, overseeing other team members’ negotiations, communicating with investment committees etc.
- Interact with capital partners on day-to-day communications regarding project process.
Oversee the underwriting and capitalization process, including:
- Work with “Deal Hub” to prepare an analysis and review of offering materials, operating statements, development budgets, equity, and debt term sheets.
- Acquisition and analysis of key property and market information from deal leads, landowners, brokers, property managers.
- Oversee development of advanced financial models and analysis.
- Oversee preparation of investment committee memos, equity/debt packages, presentations and reports for investors and lenders.
Other Responsibilities include:
- Perform market research for capital market conditions, submarkets, and potential development sites. Based on the research, recommend and implement assumptions for models as well as prepare periodic presentations.
- Manage the underwriting, due diligence and closing process including review of third-party reports, property/tenant information, JV and debt documentation, and closing statements.
- Develop relationships with potential capital partners, lenders, brokers, property managers, etc. to source and capitalize investment opportunities.
- Participate in local municipality meetings for zoning and site plan approvals.
Education and Experience Requested:
- Must have an Undergraduate or Graduate degree in Finance or Real Estate with 10+ years of relevant senior living development experience; master’s degree preferred.
- Ability to source development opportunities.
- Demonstrated knowledge of broader senior living healthcare asset class required, including emerging trends, with additional market knowledge of the Southeastern & Mid Atlantic US preferred.

- Guide trust and estate planning conversations and coordinate with attorneys on structures, gifting strategies, and long-term planning.
- Manage complex client processes such as 10b5-1 plans, lending evaluations, private investment coordination, and other high-impact deliverables.
- Coach junior teammates, strengthen team workflows, and elevate the quality and clarity of client deliverables.
Qualifications
- Bachelor's degree required.
- 5+ years of experience working with high-net-worth or ultra-high-net-worth clients.

Compensation
In accordance with applicable law, we provide a reasonable estimate of the salary range for this role. Compensation decisions consider factors such as skill set, experience, training, certifications, and business needs. We apply a total rewards philosophy in determining overall compensation.
- Senior Analyst: $110,000 – $120,000 base salary
- Associate: $130,000 – $150,000 base salary
Both levels are eligible for a discretionary bonus and comprehensive benefits.

Role Overview:
The senior production coordinator will serve a critical role in organizing, coordinating, and processing seasonal information to vendors and management through the production process. This role will be responsible for daily communication between internal departments as well as international and domestic partners. An ideal candidate will be self-motivated, detail-oriented, have strong problem-solving skills, knowledgeable in knit and woven categories and be able to work in a fast-paced environment while maintaining positive working relationships with all departments. The senior production coordinator will also assist in monitoring workflow to vendors and finished goods delivery tracking. This position will report to the Sr. Production Manager.
Responsibilities:
- Develop and maintain strong relationships with overseas and domestic factories.
- Track and approve bulk raw material submissions from vendor and suppliers.
- Reconciles any bulk rejections with cross functional teams and Sr production manager in a timely manner.
- Place blanket trim orders with core trim supplier on seasonal basis to avoid MOQs.
- WIP report maintenance. Establish and manage clear tracking on all bulk shipments to ensure on time delivery.
- Understand and communicate any potential production issues with vendors and internal teams
- Collaborate with logistics director and freight forwarders for bulk shipment tracking.
- Create, revise, and maintain production orders and monitor transmission to all vendors at each stages of buy pass.
- Independently manages all recut, reorders, and chase programs passed by planning and merchant teams.
- Reviews and reconcile any shipment overage / shortage from vendor to avoid unwanted inventory.
- Weekly meeting with tech team to monitor, track, prioritize outstanding fits and ensures fits are approved ontime to maintain garment delivery.
- Collaborates with tech team to identify and raise quality and fit issues with factories.
- Reconciles any rejections and fit issues with Sr production manager.
- Maintain and update master liability report on a seasonal basis.
- Hold liability meeting quarterly with cross functional team.
- Maintain and update core fabric positioning report for all RTW categories.
- Develop and maintain strong cross functional relationships with product teams regards to changes, discrepancies, approvals, etc.
- Track and reconciles non-compliance/claims chargebacks with vendors, where appropriate.
- Identify and executes garment testing needs with factories each season.Reconciles any bulk testing failures with Sr. production manager.
Skills and Requirements

- Flexible, organized, detail oriented team player. A go getter hands-on attitude encouraged.
- Knowledge of garment manufacturing, including construction, fabrication, trim and print techniques.
- 5-6 years experience in apparel production and sourcing; relevant experience in category.
- Proficient in Microsoft Office, Adobe products, and PC computers. Proficiency in blue cherry ERP and PLM is plus (not mandatory)
- Knowledge in Excel is a MUST.
- This role requires the ability to sit or stand for extended periods, use a computer and standard office equipment, and occasionally lift or move items up to 25 pounds.
