JOB DESCRIPTION

Our Project Managers help plan, manage, and execute all production and financial aspects of assigned projects. Projects consist of a wide range of commercial construction project types. Primary responsibilities include, but are not limited to the following:

• Complete scope review and bid analysis, including the award of trade partners
• Buyout and negotiate all trade partner scopes of work and major equipment purchases
• Write all trade partner scopes of work
• Review and approve trade partner and vendor invoices, and review and issue trade partner change orders
• Assist the Project Coordinator in obtaining trade partner insurance certificates as needed
• Manage change orders, contingencies, and allowances for clients
• Process applications for payment
• Prepare monthly project financial projections
• Develop and maintain the project schedule
• Identify the elements of project design and construction that could impact the schedule
• Monitor the progress of the construction activities against the project schedule
• Perform scheduled progress updates with the client regularly
• Ensure that all construction activities progress according to the published schedule
• Review the Superintendent’s 3-week look ahead schedule weekly
• Promote a safe workplace and present positive leadership regarding project safety
• Participate in safety meetings and provide record-keeping for the project
• Investigate and document any safety incidents or accidents on a project
• Assist in the creation of project specific safety plans and Emergency Action Plans
• Lead preconstruction meetings at the kickoff of each project
• Conduct weekly progress meetings with client and trade partners
• Lead, support, and promote a culture of diversity and inclusion
• Understand non-discrimination policy and ensures positive, proactive implementation throughout the organization
• Perform periodic site visits to review the work and conduct quality of work inspections
• Lead pre-installation meetings for critical scopes of work

QUALIFICATIONS

• BS/BA in Construction Management, Engineering, Architecture, or equivalent combination of education, training, and work history
• 4+ years’ experience
• Proficiency with Microsoft Office suite is required
• Experience using cloud-based project management software (Procore and Sage Timberline is preferred)
• Relevant experience managing people, budgets, schedules, and overseeing trade partner performance

JOB SUMMARY

This is an Operations position responsible for supervising the activities associated with Delivery. Responsibilities include but are not limited to, management and direction to delivery staff, compliance with government regulations and safety and security of the delivery department.

RESPONSIBILITIES

• Supervises the daily work and safety of Delivery Associates, including adherence to standard operating procedures, adherence to planned routes, and providing safe and efficient customer service.
• Ensures Delivery Associate compliance with local, state and federal regulatory agencies (i.e. DOT, OSHA, etc.) and ensures that electronic logs are kept current and accurate.
• Manages labor hours and consumable supplies within budget.
• Prepares work schedules including extra work days and shifts as needed.
• Oversees the proper selection utilization of company assets in support of the Delivery department.
• Organizes required repairs with proper departments as necessary.
• Reviews delivery functions and productivity reporting.
• Suggests efficiency ideas, cost reduction measures and assists with implementation of delivery changes.
• Interprets trains and consistently enforces Company policies, protocols and procedures including but not limited to food safety, DOT, record keeping, etc.
• Communicates with Sales Management and Marketing Associates to collaboratively resolve any customer or delivery opportunities or issues.
• Visits customer locations and meets with customers to address issues and assess delivery difficulty.
• Preserves associate relations through regular department or pre-shift meetings.
• Maintains on-going interaction.
• Keeps open communication channels with associates by answering questions and explaining policies and procedures.
• Monitors associate morale.
• Submits and respond to ideas to improve associate engagement and enablement.
• Interprets trains and consistently enforces company policies and procedures.
• Coordinates efforts with the Safety department to aid in training, conducting associate observations, up-dating preferred work methods, conducting accident investigations to determine root causes and routine safety inspections.
• Makes recommendations for disciplinary action and/or behavior modification where required.
• Executes management functions of staff selection, development, discipline, performance reviews and/or terminations.
• Performs the duties of associates supervised and other related duties as needed (and as qualified).

QUALIFICATIONS

Education

• High school diploma or general education degree (GED); or equivalent combination of education and related experience.
• 2 or 4-year college degree in Business Management, Supply Chain Management or similar major preferred.

Experience

• 1-3 years related experience and/or training.

Certificates, Licenses, and Registrations

• Complete a Sysco approved defensive driving program.
• HazMat certification preferred.
• Valid Class A Commercial Driver License meeting Company standards preferred.

Position Overview

Reliant Net Lease is seeking a highly organized and proactive Transaction Assistant to support the Real Estate Transaction Team in coordinating acquisition and disposition activities across the company’s growing single tenant net lease portfolio. This role will play an important operational and administrative support function for the Real Estate Transaction Team and broader business teams, helping ensure due diligence, documentation, and closing processes run efficiently.

The ideal candidate is detail-oriented, organized, and an effective communicator who enjoys working in a fast-paced real estate investment environment. This position will assist with administrative coordination, document management, and communication with internal teams and external partners involved in transactions.

This is a full-time, in-office position based in Overland Park, Kansas.

Key Responsibilities

Transaction & Due Diligence Support

• Provide administrative support to the Real Estate Transaction Team throughout acquisition and disposition processes
• Assist with coordinating due diligence activities for single tenant net lease transactions
• Review, organize and maintain transaction files, documentation, and due diligence materials in company systems
• Assist in tracking contract and due diligence timelines, checklists, and deliverables pre- and post-closing

Document & Reporting Coordination

• Help organize and distribute third-party reports such as Phase I Environmental, surveys, zoning reports, property condition reports, and appraisals
• Maintain document libraries and ensure accurate filing of transaction-related materials
• Assist with preparation and organization of closing documentation and settlement statements

Communication & Scheduling

• Assist with communications between internal teams (Investment, Asset Management, Operations) and external partners including sellers, vendors, attorneys, advisors, and consultants
• Support meeting scheduling and preparation, agenda development, and follow-up tasks

Administrative Support

• Prepare presentations, reports, and internal transaction updates
• Manage incoming mail
• Track vendor invoices and assist with administrative processing of transaction-related expenses
• Provide general administrative support to the Real Estate Transaction Team and the business as needed
• Assist with other closing, operations and/or business projects and tasks as requested

Qualifications

• Bachelor’s degree preferred, ideally in Real Estate, Business, Finance, or a related field
• 1–3 years of administrative or coordination experience, preferably in commercial real estate, finance, or investment environments
• Strong organizational and time-management skills with high attention to detail
• Excellent written and verbal communication skills
• Ability to manage multiple tasks and deadlines in a fast-paced environment
• Proficiency in Microsoft Office (Excel, Word, PowerPoint, Outlook)

Position Purpose:  
 
Food and food service delivery drivers fulfill a critical role in the country’s food supply chain. Our delivery drivers not only make sure the customers’ products arrive at their destination at the arranged times and in good condition, but they are the face of our company – building lasting relationships with our customers! 
 
Driver is responsible for driving a tractor trailer or straight truck on intrastate and interstate local, over-the-road (OTR), shuttle, and overnight and drive and drop routes for the purpose of delivering and/or unloading food and food related products to customers in a safe and timely manner and in accordance with Department of Transportation (DOT) regulations. 
 
Primary Responsibilities: 

• Communicates and interacts with customers, vendors and co-workers professionally ensuring questions are answered accurately and in a timely manner. 

• Functions as a team member within the department and organization, as required, and perform any duty assigned to best serve the company. 

• Performs all required safety checks (i.e., pre/post trip) including inspections of tractor/truck and trailer according to Department of Transportation (DOT) regulations; inspects tractor/truck and trailer to insure they meet company safety standards and take appropriate action as needed. 

• Reports all safety issues and/or repairs required. 

• Follows all DOT regulations and company safe driving guidelines and policies. 

• Immediately reports all safety hazards. Inspects trailer for properly loaded and secured freight. 

• Performs count check of items and check customer invoices of products that have been loaded. 

• Checks and completes in an accurate and in legible fashion all required paperwork associated with freight. 

• Moves tractor to the loading dock and attach preloaded trailer as needed. 

• Drives to and delivers customer orders according to predetermined route delivery schedule. 

• Unloads products from the trailer, transports items into designated customer storage areas. 

• Performs damage control checks on items, scans, and contact supervisor about removing orders according to company policy. 

• Verifies delivery of items with customer and obtain proper signatures. 

• Collects money (cash or checks) where required. Loads customer returns on to trailer and secures trailer doors. 

• Ensures that tractor, trailer, and freight are appropriately locked and/or always secured. 

• Unloads damaged goods and customer returns and bring to the driver check-in and complete necessary paperwork. Unloads all equipment, materials and remove trash from trailers as required. 

• Completes daily record of hours of service and enter in log in accordance with Federal DOT, state, and company requirements. 

• Performs general housekeeping duties in tractor, loading dock area and keep trailers clear and clean as required. 

• At the end of the shift secure all equipment and complete all necessary paperwork.
