What You’ll Do

In this role, you’ll be the go-to expert for lease administration and tenant billing, ensuring everything is accurate, timely, and compliant.

Key responsibilities include:

• Reviewing and interpreting commercial leases to ensure accurate billing setup
• Managing tenant billings, including rent, CAM, and additional charges
• Performing lease abstraction and maintaining accurate lease data
• Rent calculations, recoveries processing, and responding to tenant inquiries
• Supporting CAM reconciliations
• Working closely with property managers and accounting teams
• Maintaining data integrity in Yardi, MRI, or similar systems
• Assisting with audits, reporting, and lease compliance

Qualifications:

• 2+ years of experience in lease administration, billing, or property accounting
• Strong understanding of commercial leases, rent schedules, and CAM charges
• Experience with Yardi, MRI, or other property management/accounting software
• High level of accuracy and attention to detail
• Strong Excel skills and comfort working with data
• Excellent communication and organizational skills

Associates that are considered full-time hourly or commission/incentive eligible:

• To earn up to 48 hours of sick time per year accrued on a per pay period basis and between 80 hours and 200 hours per year of vacation time after a 90 day waiting period depending on years of continuous service with the Company. 
• For 8 hours of pay for each of a total of 6 paid scheduled holidays per year plus 1 floating holiday.  If such an Associate does work on a scheduled holiday due to business need, they are eligible for Holiday Premium Pay. 

Associates considered full-time salaried are entitled to paid time away with no specified limit as needed for sick, vacation, bereavement, jury duty, holidays, floating holiday, etc. subject to manager approval.

General Summary:

Under general supervision, the State Inspection Technician performs State vehicle safety inspections tests per state and/or federal regulations.

*Only candidates external to CarMax will qualify to receive the sign-on bonus.

Principle Duties and Responsibilities:

• Perform state inspections using appropriate equipment and adhering to prescribed rules, standards and procedures
• Ensure that all vehicles meet CarMax Final Quality Standards.
• Provide outstanding customer service at all times.
• Maintain, repair, and clean special equipment

Job Specifications:

• Read, interpret and transcribe data in order to maintain accurate records.
• 2 Year automotive trade school degree or has minimum 2 years automotive experience
• Requires appropriate state inspection certification
• Work with and through associates of other departments within the store.
• Perform additional duties in a high-energy, fast-paced working environment as requested by supervisor
• Possess above attention to detail and demonstrate manual dexterity in both arms and hands
• Speak and listen to customers, associates and managers in person, on the phone, and/or on the radio.
• Lift objects that weigh as much as 50 lbs.
• Comply with CarMax, O.S.H.A., and EPA policies

Working Conditions:

• Combination of both indoor and outdoor environment; May include working at times in noisy and/or inclement weather conditions.
• May require walking or standing for an extended time.
• Variable work schedules with shifts that may include nights, weekends, holidays and extended hour days.
• Comply with all state, federal and company regulations, procedures and work rules.
• Adheres to all CarMax policies including, but not limited to: Attendance, Proper Recording of Time, Asset Protection, EH&S (Environmental, Health, and Safety) and standards of Professional Appearance.
