Mission Statement:
The Senior Project Manager is responsible for the overall direction, completion, and financial outcome for construction projects assigned. Pay Range: $90,000 – $195,000 per year. Pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills and experience. The total compensation package for this position may also include other elements dependent on the position offered.

The Role

The Project Manager is responsible for managing and coordinating all necessary project resources and documentation throughout the entire project lifecycle. Responsibilities
- Efficient setup and operation of CNC mills, lathes, and other complex multi-axis (5-axis/6-axis) machining centers to produce component parts in accordance with engineering drawings, internal sketches, or other specifications provided by engineering/USN
- Interpret blueprints, engineering drawings, and work instructions while understanding GD&T requirements

Primary Purpose
The Community Engagement and Belonging (CEB) Program Assistant provides administrative, programmatic, and on-site support to advance Otis College’s Community Engagement and Belonging initiatives. Reporting to the Assistant Dean of Community Engagement and Belonging, this fixed-term, part-time role supports the planning and execution of campus programs, cultural observances, and signature experiences that foster connection, belonging, and student engagement.
The Program Assistant will help implement programs and events, provide logistical and administrative coordination, and contribute to creating inclusive spaces for students across identities, including race, ethnicity, nationality, socioeconomic status, sexual orientation, gender identity/expression, religion, ideology, and physical and mental ability.

- Creatives Institute Peer Mentor (CIPM) community programming: Black Creatives, Latinx Creatives, and Queer and Trans (QT+)
- Culture Fest and end-of-year celebrations
- Support planning and execution of lunches, vendor fairs, community check-ins, and student engagement activities.
2.2 Administrative & Operational Support

Contract Opportunity: Yardi Maintenance IQ Implementation & Optimization Specialist (4–6 Months)
Overview
We are seeking an experienced consultant to lead the planning, configuration, implementation, training, and optimization of Yardi Maintenance IQ as a supplement to our existing Yardi Voyager platform. The objective is to design and deploy a fully functional, scalable maintenance management framework across our portfolio that drives consistency, preventive maintenance compliance, work order efficiency, and data-driven asset care.
Primary Objectives
• Build and deploy a standardized Maintenance IQ structure across our portfolio
• Configure asset-level preventive maintenance programs (HVAC, mechanical, electrical, plumbing, etc.) by property and unit
• Establish daily, weekly, monthly, quarterly, and annual routines and checklists
• Implement move-in / move-out inspection workflows and recurring service programs
• Ensure clean integration and data alignment with Yardi Voyager
• Train our internal team to operate, maintain, and optimize the system independently
Scope of Work
1. Discovery & Planning
• Review current Yardi Voyager setup, property types, and maintenance workflows
• Audit existing asset data, service practices, and maintenance vendors
• Define portfolio standards for assets, inspections, routines, and service intervals
• Create an implementation roadmap and data structure plan
2. System Configuration
• Build asset hierarchies by property, building, and unit
• Configure equipment-level tracking (HVAC units, water heaters, electrical panels, plumbing systems, etc.)
• Develop preventive maintenance schedules and recurring work order templates
• Create inspection templates and move-in/move-out workflows
• Align naming conventions, coding structures, and reporting fields
3. Process Design & Optimization
• Establish standardized operating procedures for maintenance teams

The Contract Administrator provides essential administrative and project support to the Regional Manager and Project Managers in the management and coordination of construction projects. This position is responsible for ensuring the efficient operation of office and project documentation processes, including contract administration, vendor coordination, and compliance tracking.

Compensation: The base pay of the budgeted range is $25-35 per hour. Actual compensation offered may vary from the posted hiring range based on factors such as relevant experience, time in role, base salary of internal peers, prior performance, business sector, licensure requirements and/or skill level, and will be finalized at the time of offer.
FUNCTION: Responsible for performing a variety of tasks to ensure that mortgage and home equity loan applications are processed accurately and efficiently. Ensures all files are complete and compliant with Workers Credit Union policies, investor requirements, mortgage insurance standards, and applicable government loan regulations.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
*For Both Mortgage Processor and Senior Mortgage Processor:
- Prepare and review initial disclosure packages, including Loan Estimates, ensuring accurate loan setup and compliance with loan program guidelines.
- Deliver disclosure packages to members via eSign or mail, based on their communication preferences.
- Order and track required third-party reports such as appraisals, title, flood certifications, tax transcripts, and employment verifications.
- Review borrower documentation for completeness and alignment with AUS findings; request and collect any outstanding items.
- Process home equity applications from approval to closing, including communication with members, delivering required documents, and clearing pre-closing conditions.
- Monitor and review title and property condition reports, escalating any issues to underwriting as needed.
- Ensure timely submission of loan files to underwriting; update the LOS with verified information and clear conditions as received.
- Manage government loan files, including coordination with lenders, tracking conditions, and providing updates to borrowers, MLOs, and agents.
- Track key milestones such as underwriting timelines, financing contingencies, closing dates, and rate lock expirations; communicate proactively with MLOs.
- Prepare and issue revised Loan Estimates in compliance with TRID for any changes in circumstance.
- Communicate approvals to all relevant parties and conduct pre-funding audits, including verbal employment verifications.
- Support the closing process and ensure confidentiality of all borrowers and loan information.
- Uphold the Workers Credit Union “Workers Way” culture through daily interactions and behaviors.
- Perform other duties as assigned to support departmental and organizational goals.
*Additional Responsibilities for Senior Mortgage Processor:
- Serve as a subject matter expert and resource for junior processors, providing guidance on complex loan scenarios, regulatory compliance, and internal procedures.
- Support the training and onboarding of new team members and temporary staff in collaboration with processing leadership.
- Take ownership of high-volume or high-complexity pipelines, including jumbo loans, construction loans, and government-backed programs.
- Lead or participate in departmental initiatives aimed at improving processing efficiency, compliance, and member experience.
- Support the implementation of policy updates, system enhancements, and procedural changes in coordination with mortgage processing leadership
Other Duties:
- May be asked to provide coverage in other WCU branches or departments.
- Adhere to all WCU policies and procedures which include security compliance and following guidelines intended to limit risk exposure to fraud and losses.
- Participates in department and/or organizational projects as directed.
- Performs other tasks or functions as required, requested, necessary or prudent.
- Maintains confidentiality of all member and credit union information and data.

Education
- High School Diploma or Equivalent Required.
Experience:
- 2-4 years of experience managing both first mortgage and home equity loan files from initial disclosure through closing. Skilled in reviewing and validating borrower documentation, ordering third-party reports, reviewing underwriting conditions, and ensuring compliance with TRID and investor guidelines. Proficient in using loan origination systems (LOS), coordinating with internal teams and external partners, and maintaining clear communication with borrowers to ensure timely and accurate closings. Known for attention to detail, efficiency in pipeline management, and delivering exceptional service while upholding confidentiality and organizational values.
- Additional Qualifications for Senior Mortgage Processor:
- 4-7 years of experience. Demonstrated ability to handle complex loan scenarios, including jumbo, construction, and government-backed loans. Experienced in mentoring junior processors, resolving escalated issues, and serving as a subject matter expert within the team. Proven track record of leading process improvements, maintaining high pipeline efficiency, and delivering exceptional service. Recognized for attention to detail, leadership, and commitment to confidentiality and organizational values.
Knowledge/Skills/Abilities/Competencies:
- A successful Processor possesses strong knowledge of mortgage products, regulatory guidelines (including TRID, RESPA, and HMDA), and loan processing procedures. Proficiency with loan origination systems, AUS platforms, and document management tools is essential. Key skills include attention to detail, strong organization, effective communication, and the ability to manage multiple files and deadlines simultaneously. The role requires a customer-focused approach, confidentiality, adaptability, and collaboration with internal teams and external partners to ensure efficient, compliant loan processing and exceptional member service.

Job Summary:

Our ideal Senior Superintendent candidate will manage and supervise all aspects of field operations for the assigned project from preconstruction through closeout. This includes preconstruction phase activities such as constructability reviews, QA/QC reviews, value engineering, subcontract scoping, site logistics plan and preconstruction schedule management. In addition, manage and supervise all construction phase activities such as project setup, safety management, subcontractor scope review, schedule management, field operations, trade production, subcontractor coordination, labor management, QA/QC management, timely procurement, staff management, client management, risk management, document management, punch list management and project closeout.
Essential Duties & Responsibilities, including but not limited to:
- PRECONSTRUCTION: Assist in the estimating / budgeting process, perform constructability reviews, help develop and manage the value engineering process, assist in the preparation of preliminary schedules and prime contract reviews.
- CONTRACT DOCUMENTS: Clearly understand all documents that make up the "Contract Documents” and enforce/manages the documents.
- AGREEMENTS: Review scope descriptions and ensure they are complete and well-coordinated.
- SAFETY: Ensure that the project site is safe and that the Injury Illness Prevention Program (IIPP) is implemented comprehensively, and all Bernards safety procedures are being followed.
- FINANCIAL MANAGEMENT: Assist the team in presenting major issues of the projection to upper management. Ensure all reasonable efforts have been made to maximize the project fee or minimize losses.
- RISK MANAGEMENT: Assist in ensuring proper insurance is in place and that the project is in full compliance with all Bernards’ risk management policies.
- QA/QC: Comply with the Bernards Quality Management Manual (QMM) outlining our quality policies, standards and procedures.
- SCHEDULING: Responsible for creation of the initial baseline schedule and updating of all subsequent schedules.
- DOCUMENT CONTROL: Ensure that all document control procedures are being followed.
- FIELD MANAGEMENT: Provide overall field operations leadership. Ensure the jobsite is safe, secure and work is progressing in compliance with all OSHA regulations. Ensure the subcontractor’s work is well coordinated in a productive sequence.
- PUNCHLIST: Ensure the punch list process is timely and it exceeds the Owner’s expectations.

Preferred Experience, Education, and Skills:
- Bachelor of Science in Construction Management, Civil Engineering, Architectural Engineering, or related field.
- Over 7 years of construction industry experience managing projects from start-up to completion.
- DSA/Public Works experience is required.
- Project experience ranging from $20M – $90M.
- Excellent written and verbal communication skills.
- Ability to build relationships with team members, industry partners, and clients.
- Ability to efficiently manage time, workload, prioritize and maintain a sense of urgency.
- Ability to handle sensitive, confidential matters.
- High attention to detail.
- Competency in Microsoft Suite (Excel, Word, Outlook, PowerPoint), P6 Scheduling and BIM.
