Transom is seeking a Development Acquisition Analyst to focus on the identification, sourcing, underwriting, and successful closing of investment opportunities for multifamily real estate development. The ideal candidate will be proficient at financial analysis and modeling, site acquisition, due diligence, zoning, legal document review, budgeting, and closing of acquisitions. The Analyst will prepare detailed financial models including those for transaction underwriting and return on investment, and will provide key takeaways to senior management, investment committees, and partners.
We'll trust you to:
- Participate in the identification, underwriting and acquisition of new investments, as well as assist in the development of investment strategy and portfolio analyses.
- Source, conduct due diligence, and assist in closing investment opportunities in multifamily development, leveraging market knowledge, broker networks, lender relationships, and off market‑ channels.
- Lead the full acquisition lifecycle, including deal sourcing, initial screening, financial modeling, underwriting, due diligence, deal structuring, negotiation, and closing.
- Develop and maintain industry relationships, including brokers, lenders, owners, and attorneys to identify and access acquisition opportunities.
- Conduct market analysis, site assessments, zoning assessments, and other due diligence related to site acquisition and development feasibility.
- Oversee and coordinate due diligence efforts, including third-party‑ reports, entitlement reviews, and financial underwriting.
- Prepare business plans, including annual operating plans, financial forecasts, strategic plans, and investment recommendations.
- Collaborate with finance, asset management, and construction & development teams to ensure efficient deal execution and seamless handoff post-closing.
Qualifications
- Minimum of 1-2 years of experience in real estate acquisitions or development, real estate private equity, investment banking, or corporate finance.

One Real Estate Investment is seeking an analyst to join our Asset Management team based in Miami, FL. The candidate will report directly to the Asset Manager overseeing properties in Southeast United States. The ideal candidate will have a fundamental understanding of commercial real estate, income statements, cashflow forecasts, and overall investment management. Responsibilities will include portfolio optimization, updating proforma cashflows, oversight of third-party property managers, construction management, financial analysis, accounting and reporting, investor relations, lender and other 3rd party requests, as well as various other real estate related tasks. Analyst Responsibilities:

Primary Responsibilities
- Participate with the Project Principal, Managing Director – Retail, and Director of Construction on the site plan, budget model, and schedule for potential new developments.
- Assist with site investigations documenting pre-construction conditions.

TITLE: DIRECTOR OF DEVELOPMENT

POSITION SUMMARY
The Director of Development will spearhead industrial projects through the full project lifecycle. From site selection and entitlements to completion and turnover. Beyond ground-up builds, this individual will oversee complex value-add repositioning and asset repurposing. We are seeking a seasoned professional with at least five (5) years of direct experience within an industrial general contractor, site contractor, or in-house development construction management team. The Director of Development will be responsible for ensuring projects are delivered on time, within budget, and in accordance with company quality standards. This role is site-intensive and requires presence on active project sites a minimum of four (4) days per week. This is a rare opportunity for an ambitious go-getter to join a rapidly growing, entrepreneurial firm at the ground floor and play a primary role in scaling our development team.
This individual will play a critical role in risk mitigation, cost control, schedule management, contractor oversight, and value optimization, with performance-based bonus opportunities tied to timing and savings realized on managed projects.
KEY RESPONSIBILITIES
Project Leadership & Execution
- Oversee multiple industrial development projects from site selection, entitlements and due diligence to pre-construction through completion.
- Work with local municipalities and zoning authorities to ensure compliance with applicable code
- Manage applicable requirements with civil engineers, project budgets, schedules, and overall execution strategy.
- Ensure projects are delivered on time and within approved budgets.

Pre-Construction Management
- Participate in contractor selection and bid review.
