Senior Estimating Associate

(New Construction – Multifamily / Commercial Painting)

About the Role

Our client specializes in new construction multifamily and large-scale commercial painting projects. This role focuses on detailed estimating, bid preparation, and post-award cost support.

Key Responsibilities

• Perform detailed quantity takeoffs from architectural, structural, and finish drawings
• Quantify surface areas (walls, ceilings, doors, trim, steel, concrete, etc.)
• Identify appropriate coating systems based on plans and specifications
• Prepare accurate cost estimates including labor, materials, equipment, and subcontractors
• Develop preliminary and final project budgets
• Submit competitive bids and proposals within deadlines
• Track bid results and win/loss metrics
• Attend estimating and project forecasting meetings
• Maintain organized bid files and documentation
• Meet strict bid deadlines

Pricing & Proposal Development

• Build labor production rates by project type (multifamily, commercial, hospitality, etc.)
• Solicit and evaluate subcontractor quotes
• Maintain and update historical cost databases
• Adjust estimates for market fluctuations and escalation

Technical Requirements

A Physical Therapist who excels in this role: 

• Assumes responsibility and accountability for the care of those patients being treated by Physical Therapist Assistants and Therapy techs. May be assigned to orient staff and students and assume the duties and responsibilities of the supervisor in the absence of that individual.

The Sr Coding and CDI Specialist has the overall responsibility for conducting in-depth reviews of clinical documentation to ensure compliance with coding guidelines, regulatory requirements, clinical validation, and overall accuracy of coding for the Temple University Health System. The expected base pay range for this position is $137,000 to $236,325.

THE POSITION

Reporting to the Vice President of Construction & Facilities Management, the Senior Project Manager will support the Acquisition and Rehabilitation team on active rehabilitation projects in the affordable multifamily housing space.

What You Can Expect To Do

• Front-end Due Diligence, including analyzing and understanding property condition reports, environmental, and other specialty sub-consultants.
• Assist with developing detailed scope, budget, schedule, and logistics plans; manage execution of referenced plans during active construction phases.
• Produce accurate reporting of construction progress, active or anticipated issues, and budgetary compliance for distribution to teammates and senior leadership.
• Identify and qualify deferred maintenance, building deficiencies and necessary capital improvements based on prior professional experience and vendor site assessments.

What You Should Have

• Bachelor’s degree, preferably in engineering, architecture, or construction management.
• Hands-on experience with occupied apartment renovation projects.
• Experience with hotel renovations or conversions is a plus.
• 5+ years of experience in construction management, with multifamily experience, is required.
• Demonstrated ability in coordinating between ownership, design teams, and subcontractors to resolve issues, maintain compliance, and drive projects to completion on time and within budget

• Coordinate with clients including NYSDOT Structures Division and regional staff during design and review processes.

Required Qualifications

• Bachelor’s degree in Civil Engineering (Master’s preferred).
• Active Professional Engineer (PE) license (NY preferred or ability to obtain).
• 10–15+ years of experience in bridge design and structural engineering.
• Demonstrated experience preparing or leading NYSDOT BRJR, design
• documents, preliminary and final design plans, specifications and cost estimates.
• Strong experience in bridge rehabilitation, substructure and superstructure
• design.

Proficiency in:

• AASHTOWare BrR / BrD software
• MDX
• CSI, SAP or equivalent structural analysis software
• AutoCAD and/or MicroStation (MicroStation preferred)
• Strong understanding of bridge inspection data, condition ratings, and deterioration mechanisms.
• Proven ability to lead projects and guide technical staff.
