Position Summary

Seeking motivated Project Managers/Construction Managers (PM/CM) with a degree in Mechanical Engineering to join our team at a VA Hospital in Biloxi, Mississippi. Candidates will act as Design and Construction Managers reporting to a Program Manager as well as collaborate and assist VA client staff to provide data, generate reports, as a representative for the client on major healthcare construction projects.

Key Responsibilities

The Construction Manager will be required to learn and integrate our company’s best practices related to project delivery, budget, schedule, quality and operations in the healthcare environment. The Construction Manager will act as an advisor/liaison with the client (user groups, design team, contractors, and facility engineering representatives). The Construction Management services will be used to support traditional Design-Bid-Build and Design/Build contracts. A summary of the major tasks is below.

  • Analyze and monitor project financial data, budget performance, and cost trends
  • Review construction schedules and support progress and performance evaluations
  • Participate in progress meetings and support issue identification and resolution
  • Review testing, inspection, and quality assurance documentation for compliance
  • Support claims administration, change management, and contract modifications
  • Review contractor work documentation and reported progress for conformance with construction documents and approved schedules
  • Prepare analytical reports, correspondence, and program status documentation
  • Maintain tracking tools and reporting systems supporting program oversight
  • Advise program leadership on construction administration best practices and compliance considerations

Education & Experience

Education

  • Bachelor’s degree of Mechanical Engineering from an accredited institution is preferred; equivalent combinations of education and relevant experience will be considered.

Experience

  • Minimum of six (6) years of progressively responsible experience in construction administration, construction management, or a closely related field
  • Experience supporting regulated environments (federal, healthcare, or institutional) is highly desirable
  • Candidates may be asked to provide examples or documentation of completed projects demonstrating relevant experience
  • Requirements of local state and federal jurisdiction in relation to the Project.
  • Construction Contract Documents including Front End and Technical Specifications and drawings to readily understand and assess requirements.
  • Working knowledge of engineering services, building codes budgeting and scheduling to lead the project’s success.

Additional Requirements

  • Familiarity with construction practices, quality assurance, scheduling, cost management, and change management
  • Demonstrated ability to exercise independent judgment in administrative, financial, and compliance matters
  • Proficiency with Microsoft Office Suite and Adobe Acrobat
  • Strong written, verbal, and organizational communication skills

Responsibilities

The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.

Key Responsibilities for this role:

  • Apartment renovations and turns/Make-Ready
  • Exterior preventative maintenance
  • Complete work-orders in an effective and timely manner
  • Standard handyman work including appliance repair & troubleshooting, painting, plumbing, light electric, light carpentry, & patching drywall.
  • Porter/Grounds keeping work during downtime.

Maintenance Skills Desired

    • 1+ year of experience as an Apartment Maintenance/Service Technician
    • General knowledge of basic residential carpentry, sheetrock, painting, plumbing, and electrical
    • Experience troubleshooting & repairing residential appliances
    • Experience in HVAC and EPA 608 preferred but not required


Qualifications

  • High school diploma or GED equivalent required.
  • 2+ years' experience in maintenance property management
  • EPA Universal Certification Required

  • Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.

Job Summary


Under general supervision of Account Director, provides technical support and expertise to assigned customer. Conducts telephonic and electronic follow up and closing functions for open work orders on assigned accounts in order to meet the contractual obligations of the client. Intent is to ensure work orders are completed on time. This position will primarily involve handling customer communications on general trades-related work orders (with emphasis on plumbing, lighting, doors, and electrical repairs). Communications include but are not limited to keeping customers informed of work being performed at their location, providing updates to customers, and handling escalations. Essential Duties & Responsibilities

  • Perform administrative support to include work order management and scheduling, vendor management, purchase order coordination, reporting, and any other such task assigned by supervisors
  • Provide technical direction and support to EMCOR Field Organization and subcontractors to ensure timely completion of all general trades-related work orders
  • Respond to requests for maintenance and repair of facilities with an emphasis on plumbing, doors, and electrical situations affecting the facilities, etc.
  • Maintain effective communications with employees, management, EFO/contractors, and customers as operations are 24/7.
  • Assist customer and service providers with invoicing statuses and issues; escalate when appropriate
  • Provide accurate reporting on open work orders for supervisor review as requested
  • Document all work order related correspondence with customers and EFO/service providers to ensure files and work order history are always up to date and complete
  • Will attend all required staff meetings and complete all required safety training


Qualifications

  • Associates Degree or equivalent experience
  • Minimum of 5 years of experience in general contractor trades maintenance and management or an equivalent combination of education and experience
  • Bi-lingual English-Spanish preferred
  • Advanced proficiency in MS Windows Applications, including MS Excel and Word. Must be able to Type min 50 wpm and have good writing skills
  • Professional and friendly demeanor, willing to go above and beyond to accomplish the mission
  • Ability to work under pressure and make correct decisions with limited input; know when to escalate issues to leadership

  • Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur.
  • Complete payroll time sheets weekly to record working hours.

Support the Community Manager role in accurate budget creation and adherence to

operating budgets.

Architecture Review Board – attend bi-weekly ARB meetings and coordinate architectural

approvals in partnership with legal administrator.

Serve on ARB providing detailed input on all builder plan submissions to the board.

Review homebuilder landscape plans for approval for each community that Old Town

manages and confirm installation per plan.

Manage all property owner maintenance issues that fall outside of the HOA property

management services agreement.

Maintain building systems by contracting for maintenance services and supervising repairs

for all Old Town owned properties not managed by third party services (HQ, Field Office,

future development sites).

Provide accurate documentation, reporting, and data collection to ensure compliance with

any financial reporting requirements.

Maintain maintenance logs and report on activities per property/community.

Ensure health and safety policies are in compliance.

Attend weekly/monthly/quarterly project meetings with agendas that include status

updates and tasks to be accomplished.

Education and Experience:

The Associate Maintenance Manager will be responsible for the safe maintenance, repair or replacement of plant equipment and systems, to ensure maximum production quantity and quality, while supporting the policies, goals, and objectives of the Company.   • Ensure operation of machinery and mechanical equipment by completing preventive maintenance requirements on motors, conveyor systems, production and utility machines by following diagrams, sketches, operations manuals, manufacturer's instructions and engineering specifications.
  • Provide emergency/unscheduled repairs of production equipment during production and perform scheduled maintenance repairs of production equipment as equipment is made available.
  • Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic and hydraulic troubleshooting and repair of packaging, production and utility machines.
  • Locate sources of problems by observing mechanical devices in operation, using precision measuring and testing instruments.
  • Remove defective/damaged parts using items such as hoists, cranes, and hand and power tools.
  • Adjust functional parts of machines and control instruments by using items such as hand tools, levels, plumb bobs, and straightedges.
  • Fabricate repair parts by using machine shop instrumentation and equipment.
  • Prepare and set up machinery for scheduled production runs as required.
  • Work with and support Engineering during new projects and process improvement activities.
  • Conserve maintenance resources by using equipment and supplies as needed to accomplish requisite tasks.
  • Maintain continuity among work teams by documenting and communicating actions, issues and ongoing opportunities.
  • Maintain safe and clean working environment by complying with procedures, rules and regulations.
  • Ability to lift up to 50 lbs if required, and dexterity to allow looking inside of machinery, panels, overhead, and potentially awkward positions or locations to assess equipment.

  • Technical, post high school training/schooling
  • 7+ years of related experience, preferably in a manufacturing environment
  • Food manufacturing experience preferred, but not required
