Job Summary:
The Contracts Manager is responsible for overseeing, reviewing, and managing all contractual documentation for our commercial modular construction company. This role involves preparing, negotiating, and finalizing sales, purchase, leasing, and government contracts to support business goals. The Contracts Manager ensures compliance with corporate standards and legal requirements, coordinates with internal teams and clients, and maintains organized contract records for seamless accessibility. Key Responsibilities:
Contract Preparation and Processing
- Prepare and finalize sales and purchase contracts, construction contracts, and leasing agreements for modular commercial construction projects.
- Ensure that all contracts align with corporate guidelines and legal standards per construction law.
- Review contract terms and conditions, identifying any discrepancies, and working to resolve these before contract finalization.
Contract Negotiation and Resolution
- Negotiate contract terms and conditions with clients, subcontractors, and vendors to reach mutually beneficial agreements.
- Communicate effectively with internal and external stakeholders to resolve conflicts or questions regarding contract terms.

- Maintain a meticulous filing system for all contractual paperwork, ensuring compliance with federal, state, and company documentation requirements.
- Conduct periodic reviews of contracts and track contract deadlines, amendments, and renewals to ensure timely action.
Legal Review and Editing
- Review contracts for accuracy, verifying that all terms comply with legal standards and client requirements.
- Utilize Super Legal AI or other legal (approved) AI tools as a supplement to analyze contracts, streamline repetitive tasks, generate legal insights, and support data informed decision-making.
- Edit and submit contracts for client review, ensuring accurate use of legal terminology and clear language for client understanding.
Collaboration and Customer Service
- Work closely with sales teams, project managers, and operations teams to ensure that contract requirements are understood and met.
- Provide outstanding service to clients and internal teams by promptly addressing questions and ensuring a seamless contract process.
Reporting and Performance Improvement
- Compile data and generate reports on contract statuses and department performance.
- Identify opportunities to streamline the contract process and improve compliance, efficiency, and client satisfaction.
Qualifications:
- Minimum of 2-4 years of paralegal experience in commercial construction.
- Proven experience with government and commercial contract negotiations and processing, particularly in modular or commercial construction.

Job Responsibilities:
The Director of Engineering Operations is responsible for overseeing the Operations engineering team’s work efforts including technical review and field commissioning of new construction, renovation projects, and significant system upgrades, as well as advanced technical troubleshooting of the Johns Hopkins Health System’s and School of Medicine’s healthcare, teaching and research facilities. This includes developing, implementing, and managing comprehensive plans from design review through construction, functional testing, operational handover, and post-project troubleshooting. The Director ensures that all building systems, including but not limited to HVAC, electrical, plumbing, medical gas, fire suppression, and building automation systems, meet performance specifications, regulatory requirements (such as The Joint Commission, NFPA, AAALAC, etc.) and the operational needs of a mission critical and complex academic medical center environment.
The Director coordinates troubleshooting efforts for equipment and complex systems, working in close collaboration with the engineering teams' shops. The Director actively participates in developing sustainability initiatives focused on achieving institutional goals and works with the engineering teams for implementation. Formally participates in campus utility master planning efforts. This role requires extensive technical expertise, strong organizational skills, a collaborative spirit, and a comprehensive understanding of healthcare and research operations and compliance. Prepares staffing and budgetary plans and manages resources to achieve department goals. Performs general managerial duties such as supervising staff, planning, scheduling, budgeting, data analysis, reporting, and performing presentations. Schedule and Compensation
This is a full-time role averaging 40 hours per week, with potential Saturdays during the sports season (May to November). Work hours are flexible.
Compensation: Competitive, based on experience and comparable roles.

Requirements
- High school diploma or equivalent preferred
- Vocational or Technical Certification Post Secondary degree or Technical Certifications, preferred
- Basic tools, required
- Demonstrated aptitude and applied experience in mechanical repair of automotive gas or diesel engines including:
- Routine preventative maintenance, which should include oil changes, brake and tire work
- Diagnostics and repairs, including AC, electrical systems
- Advanced skilled level repairs to include some major engine repairs, diesel after treatment or automotive fuel injection repairs, required
- Four (4) years or more Relevant work experience, preferred
- Valid Commercial Driver License (CDL) CLASS A,preferred
- All other certification as required by location, required
ADDITIONAL REQUIREMENTS:
- Ability to perform all T3 tasks
- Must have demonstrated advanced analytical and repair skills in vehicle maintenance
- Effective interpersonal communication skills
- Must have basic computer skills: PC, Windows, mouse, etc.
- Must be able to lift up to 50 pounds
- Must be available to work shift work/weekends and on call duty as required
- Prefer ASE Certification in PM, Brakes, A/C, electrical, Electronics or ASE Master Mechanic

Responsibilities
- SBTIII trained within 180 days (SBT220)
- Complete all OEM on-line diagnostic scan tool software courses as required by location fleet mix. (completed within 365days)
- Complete Instructor led OEM courses as required to support location fleet mix.
- Performs vehicle maintenance and repair duties including:
- Performs standard vehicle maintenance
- Performs preventive maintenance
- Performs complex repairs with minimal (if any) support.
- Demonstrate the ability to access and use internal and external maintenance documents
- Diagnoses and repairs complex mechanical and electronic problems with minimal (if any) support, utilizing diagnostic computers/software when applicable.
- Performs remote triage to with RCRC and customers to determine best solution to assist roadside breakdowns.
- Performs facility maintenance duties
- Interacts with customers/drivers to properly determine nature of complaint once assigned a task.
- Instructs and advises other technicians regarding maintenance repair procedures and diagnostics
- Coaches/Mentors other level technicians
- Advise shop management and other technicians on shop repairs
- Utilizes key functions of Shop Management System and electronic documentation available
- Works in accordance with all federal/ provincial and corporate compliance guidelines (i.e., safety, DOT, MOT)
- Other support duties as required to support operations. These could include but are not limited to Service Island support.
