The Development Manager for North America leads data center sites from Letter of Intent through entitlements and permitting, preparing sites for handoff to the delivery team. This role requires strong leadership, project management, and coordination skills to guide internal and external experts, mitigate risks, manage budgets, and maintain schedules. The ideal candidate has a developer background, experience managing BTS and Spec developments, and the ability to navigate multiple customer requests and development pathways at once. They must manage projects with flexible strategies, using input from SMEs to deliver the highest and best value for each site.

• Lead site development from Letter of Intent through permitting, entitlements, and regulatory approvals.
• Lead site due diligence in both desktop and detailed formats to support site acquisitions.
• Coordinate with municipalities, permitting agencies, utilities, and consultants to secure required approvals.
• Consolidate input from technical experts and stakeholders to track project risks, recommend mitigation strategies, and maintain compliance with schedules and budgets.
• Oversee environmental assessments, land use studies, and utility interconnection requirements.
• Ensure sites meet organizational criteria for power, fiber, water, access, and constructability prior to handoff.
• Conduct initial site reviews to assess feasibility, including zoning, land use, infrastructure, and regulatory requirements.
• Provide recommendations on site viability and prioritize development opportunities.
• Support the internal site selection team in conversations with landowners, brokers, and partners during early acquisition phases, providing guidance and assistance as needed.
• Serve as the central point of coordination, gathering information from subject matter experts to maintain alignment across teams.
• Ensure that project schedules, deliverables, budgets, and risks are actively monitored and communicated to senior leadership.
• Partner with legal, site selection, energy, design, sustainability, and delivery teams to ensure smooth project execution.
• Develop standardized processes and tools for consistent North American development practices.
• Maintain schedules, milestone trackers, release logs, and development summaries, and coordinate information into regional and global dashboards.
• Track permitting and entitlement progress, ensuring documentation of approvals, assumptions, and decisions.
• Prepare executive summaries, status reports, and presentations for senior leadership and investment review.
• Lead teams to make strategic decisions for projects with multiple development pathways, ensuring the highest and best value outcomes for each site based on SME input.

• Bachelor's degree in Architecture, engineering, planning, development, construction management, or a related field. Advanced degree is a plus.
• 7 to 10 years of experience in North American data center development, real estate development, or equivalent.
• Demonstrated leadership in managing multidisciplinary teams and coordinating input from multiple subject matter experts.
• Strong knowledge of zoning, entitlements, CEQA/NEPA, and permitting processes across multiple jurisdictions in North America.
• Experience with BTS and Spec developments.
• Track record of managing budgets, schedules, and risks for complex development projects.
• Experience coordinating with municipalities, utility providers, and regulatory agencies.
• Ability to manage multiple customer requests and development pathways seamlessly, prioritizing competing needs effectively.
• Ability to manage projects with flexible development strategies and lead teams to the highest and best value.
• Lead comprehensive site due diligence in both desktop and detailed formats to inform acquisition decisions.
• Excellent project management, analytical, organizational, and communication skills.
• Experience with project management tools, Excel, PowerPoint, Procore, Dashboards, Outlook.
• Comfortable working in a fast-paced environment with shifting priorities.
• Willingness to travel domestically up to 20 percent.

The work for this position will be conducted in an office environment. The anticipated base salary range for this position is $140,000.00 - $160,000.00. Total compensation may also include a discretionary performance-based bonus. Position Responsibilities:

• Perform various duties using hand or power tools, including staking, filing, trimming, sawing, buffing, drilling, sanding, and filling to facilitate assigned tasks.
• Sort, count, wrap, unwrap, and clean parts, tools, assemblies, or equipment as required.
• Maintain cleanliness and organization of work areas by sweeping, cleaning, and picking up materials and parts.
• Move, pack, and unpack boxes, materials, parts, tools, and equipment, ensuring proper handling and storage.
• Apply identification numbers or letters (part marks) to parts, materials, or assemblies using various marking methods (e.g., steel, rubber, electro-etch).
• Rack and unrack tubes and materials, applying dust caps and seals, and verifying configuration discrepancies against samples.
• Assist higher classification employees with mechanical and paint duties, including filling pots, moving lifts, and setting up/removing painting equipment.
• Maintain surveillance in paint and assembly areas, ensuring safety procedures are followed and assisting incapacitated employees as needed.
• Perform masking processes, including applying masking tape and protective materials to parts in preparation for painting or plating operations.
• Finish contoured and flat surfaces to required specifications using abrasive materials prior to and after painting, including hand touch-ups.
• Clean and service paint spray application equipment, including tanks, brushes, and hoses, after use.
• Review Work Orders (WOs) and drawings to determine work requirements and obtain necessary tools and specifications using online computing equipment.
• Operate and maintain the video jet marking machine, ensuring proper fluid levels and cleanliness of heads.

Physical Demands and Potential Hazards:

Job Responsibilities

• Ensure the plant employees and guests on site comply with safety and environmental practices – lead by example and build a safety first culture
• Lead production scheduling to meet customer needs including timely delivery
• Develop a keen focus on customer service and proactive communication across the team
• Partner with the engineering team to ensure proper drawings and designs are being used during the manufacturing process
• Purchase material/services to successfully operate the facility
• Successfully hire, supervise, orient, train and retain operations/product staff
• Promote and maintain a clean workplace that is “tour-ready” at all times
• Ability to read drawings, plan production tasks from those drawings, and coach employees to produce product correctly
• Ability to operate some of the standard tools on the plant floor such as overhead cranes, hand tools, batch plant, etc. While the Plant Manager will not be asked to operate these things continuously, having some of these skills will make him/her a better coach and troubleshooter
• Be a leader and coach leadership. Motivate crews during morning huddles. Lead effective Mid-Day meetings. Coach Leads on how to set expectations on a whiteboard and have them followed. Lead inventory counts. Promote safety best practices in meetings with other Plant Managers
• Perform any other duties as assigned by the General Manager as deemed appropriate and necessary by them

Job Requirements

• Bachelor's Degree in Business, Operations, Engineering or equivalent experience
• 10+ years of experience working in a leadership role in an industrial manufacturing environment
• Experience with precast/concrete or building materials is a plus
• Proven track record of developing, leading and maintaining a continuous improvement mindset at the plant
• Ability to work on your feet for the majority of the day in a production/plant environment subject to areas that are unheated and/or non-air conditioned
• Ability to work with computer as necessary (Microsoft Word, Excel, PowerPoint, AX)

• The salary range for this position is $120,000 to $160,000 plus variable sales incentive pay. (The compensation offered may vary depending on job-related knowledge, skills and experience).

Qualifications:

• An expert at preconstruction, construction management, and mechanical / plumbing estimating with a focus on Life Science and Biotech mechanical systems.
• Sales/Customer (5+ years) and capable of expanding Hermanson’s expertise and relationships in life science and biotech markets
• Excel and Bluebeam proficiency preferred.
• The qualified candidate must have demonstrated the ability to analyze and perform pursue/no pursue and bid/no bid recommendations and develop pursuit strategies for new business opportunities. The position will also require previous experience in evaluation, competitive environment assessment, value-based pricing, price to win analyses and probability of winning. A proven track record of negotiation and closing high value contracts involving strategic business relationships. A candidate must have the following experience:
• Contract negotiation with GC executives, Owners, Sr. PMs, & key personnel
• Familiarity with Estimating, project management, engineering functions and practices

• Develop Strategic Account Plans to penetrate and grow our life science and biotech markets.
• Networking at industry events as appropriate
• Build partnering relationships with owners, owner’s reps, and consultants responsible for the decision-making process.
• Understand the life science and biotech customer's business, speak their language, and demonstrate technical expertise to develop credibility, loyalty, trust, and commitment from the customer.
• Have a deep life science and biotech technical knowledge and experience in the delivery of mechanical system operations.
• Develop sales strategies to maximize the opportunity within life science and biotech industries.
• Facilitate the technical interface between the customers and Hermanson's operations and engineering departments.
• Work with the engineering department to develop scope documents for purposes of estimating.
• Verify that customer design or modification requirements are met promptly and correctly.
• Reviews company engineering changes and ensures that they are in accordance with customer expectations and life science / biotech specifications.
• Potential expansion of our geographic footprint, supporting our strategic growth initiatives.
• Lead in project interviews and ongoing project delivery.
• Preconstruction and Project Management Oversight, which shall involve working closely with the Project Management and Field Teams to ensure a seamless project delivery. This may include the following, depending on specific project details:
• Establishment, Implementation, and Support of BIM and other technologies, and partners to support our future preconstruction efforts.
• Oversight of Field Staff (Superintendents, Site Foreman, Project Engineers, Etc) and construction projects from start to finish
• Oversight of Project Estimating, Planning, Budgeting, and Identification of Resources. Working in these capacities as necessary and appropriate depending on the team’s workload.
• Oversight of coordination of the efforts of all parties involved in a project, including owner-reps, architects, consultants, and general contractors.
• Contract and pricing revisions and negotiations with the client and project ownership
• Oversight of production scheduling and execution; ensuring the project meets the scheduling requirements.
• Periodic inspection of construction sites.
• Identify the elements of project design and construction likely to give rise to disputes and claims. Work with the Project Managers to carefully review these conditions with clients and teams.
• The salary range for this position is $120,000 to $160,000 plus variable sales incentive pay. (The compensation offered may vary depending on job-related knowledge, skills and experience).

Qualifications:

• An expert at preconstruction, construction management, and mechanical / plumbing estimating with a focus on Life Science and Biotech mechanical systems.
• Sales/Customer (5+ years) and capable of expanding Hermanson’s expertise and relationships in life science and biotech markets
• Excel and Bluebeam proficiency preferred.
• The qualified candidate must have demonstrated the ability to analyze and perform pursue/no pursue and bid/no bid recommendations and develop pursuit strategies for new business opportunities. The position will also require previous experience in evaluation, competitive environment assessment, value-based pricing, price to win analyses and probability of winning. A proven track record of negotiation and closing high value contracts involving strategic business relationships. A candidate must have the following experience:
• Contract negotiation with GC executives, Owners, Sr. PMs, & key personnel
• Familiarity with Estimating, project management, engineering functions and practices
