Our client is looking for a Technical Designer for a top company in midtown NYC. The Technical Designer will work directly with Design, Production and cross-functional teams to execute vision while achieving impeccable fit, construction and design aesthetics. Full time freelance to start and possibly temp to perm . 40 hour work week/5 days - hybrid schedule. Working on children's apparel. Need to have some children's experience for this role. Responsibilities:

• Partner with creative design team to achieve aesthetic while adhering to a production time and action calendar
• Collaborate with the Technical Design Leads and cross-functional partners to land on appropriate fit and functional intent for each product design
• Manage all technical requirements to execute fit of product.

THE POSITION

As an Associate, you will play a leadership role in underwriting, transaction execution, and portfolio strategy across Standard Communities' investment platforms. Financial Analysis & Underwriting Leadership

• Lead financial analysis and underwriting of potential acquisitions, development, and redevelopment opportunities utilizing Excel.
• Develop detailed, complex financial models used to evaluate and value real estate investments.
• Maintain full ownership of financial models throughout the deal lifecycle, including assumptions, calculations, and sensitivity analyses.
• Create and maintain stabilization analyses for relevant tax credit and non-stabilized acquisitions, including periodic financial review of recently closed deals.
• Prepare and maintain distribution worksheets and communicate with investors regarding distributions and asset updates.

Transaction Execution & Deal Management

• Lead transaction execution efforts from initial underwriting through closing.
• Manage the deal closing process, including preparation of closing statements and coordination among lenders, investors, legal counsel, brokers, and sellers.
• Keep deal timelines, underwriting templates, and due diligence notes updated and organized.
• Oversee the engagement of third-party vendors, ensuring appropriate reports are ordered based on deal characteristics.
• Review third-party reports, market studies, engineering reports, environmental reports, and other diligence materials to refine underwriting assumptions.
• Work with Capital Markets to ensure debt and equity investors receive all required analyses and documentation.
• Lead efforts related to insurance coverage, including engaging brokers for quotes and coordinating required coverage levels.

Affordable Housing & Agency Coordination (Where Applicable)

• Assist in the preparation of LIHTC tax credit applications in coordination with internal teams and local counsel.
• Assist in the preparation of HUD assignment and Mark-to-Market (MU2M) applications in coordination with HUD counsel and internal stakeholders.
• Manage processes such as 5th Year Contract Rent Adjustments, including procurement of updated Rent Comparability Studies (RCS) and coordination of implementation across departments.

Cross-Functional Leadership & Portfolio Integration

• Prepare transition memos and partner with Operations, Construction, Compliance, and Asset Management teams to ensure smooth post-closing transitions.
• Act as a source of institutional knowledge regarding initial operating plans and underwriting assumptions.
• Coordinate closely with Development, Asset Management, Construction, Legal, Compliance, and Finance teams across active projects.
• Train and mentor Analysts supporting assigned transactions.

• 4-75–10 years of relevant experience in the multifamily real estate sector, with a focus on finance, underwriting, acquisitions, development, or asset management.

Job Summary

We are seeking a skilled Design Engineer to join our team, specializing in the creation of detailed shop drawings, fabrication models, and as-built documentation. The role focuses on translating engineering design intent into precise, constructible shop drawings and high-quality 3D models using advanced CAD/BIM software. This position plays a critical role in bridging the gap between conceptual/structural design and field fabrication/installation, ensuring accuracy, compliance, and efficient construction.

The ideal candidate has strong technical drafting and modeling skills, attention to detail, and experience producing shop drawings for fabrication and erection in structural steel, concrete, mechanical systems, or similar domains.

Key Responsibilities

• Develop and produce detailed shop drawings (including plans, sections, elevations, details, schedules, and bills of materials) from engineering sketches, design drawings, specifications, and client requirements.
• Create, maintain, and update accurate 3D models (BIM or parametric models) using software such as Revit, SolidWorks, AutoCAD, or similar tools.
• Generate fabrication-ready outputs, including part marks, connection details, assembly drawings, erection sequences, and material lists.
• Perform scope alignment, coordination reviews, and model-based coordination with other disciplines (architectural & structural) to identify and resolve conflicts early.
• Interpret architectural, structural, and engineering drawings to ensure shop drawings align with design intent, building codes, industry standards and project specifications.
• Incorporate Design for Manufacturing/Fabrication/Installation principles to optimize constructibility, reduce waste, and improve efficiency.
• Review and incorporate feedback from engineers, fabricators, erectors, and project teams; revise drawings and models accordingly.
• Prepare supporting documentation such as RFI responses related to modeling/drawing issues, quantity take-offs, and as-built record updates.
• Collaborate with project teams, fabricators, and contractors to ensure timely delivery of drawing packages and model files.
• Maintain version control, file organization, and documentation standards throughout the project lifecycle.
• Participate in quality checks and QA/QC processes for all produced drawings and models.

Qualifications & Requirements

• Bachelor's degree in Civil Engineering, Structural Engineering, Mechanical Engineering, Architectural Engineering, or a related technical field (or equivalent experience).
• 3–7+ years of hands-on experience in producing shop drawings and 3D modeling for construction/fabrication projects (structural steel, precast, rebar detailing, MEP coordination, or industrial fabrication preferred).
• Proficiency in industry-standard software - AutoCAD, SolidWorks, Revit, Inventor, etc.
• Other - Navisworks, Bluebeam or similar for markup/review
• Strong understanding of shop drawing processes, fabrication workflows, and the differences between design drawings and shop/fabrication drawings.
• Knowledge of relevant codes, standards, and best practices (ASCE, etc.).
• Excellent attention to detail, spatial visualization skills, and ability to interpret complex technical drawings and specifications.
• Effective communication skills for coordinating with engineers, detailers, fabricators, and project stakeholders.
• Ability to manage multiple projects and deadlines in a fast-paced environment.
