Key Responsibilities

Operational & Administrative Tasks

• Maintain accurate, up-to-date maintenance logs, equipment records, and work order status reports. Updating building drawings as necessary.
• Manage utility accounts for the entire portfolio. Tracking consumption metrics to identify opportunities for efficiency improvements.
• Assist in space planning, tenant build-outs, and renovation activities as needed.
• Develop processes and systems to track work orders, building documentation, and other building related information.

Systems Maintenance & Repair

• Perform routine maintenance, troubleshooting, and repairs on building systems, including electrical, plumbing, HVAC, and mechanical infrastructure.
• Diagnose and resolve technical issues to ensure minimal downtime and optimal system performance.
• Manage the operation of HVAC systems to maintain consistent tenant comfort and energy efficiency.
• Inspections & Preventative Maintenance
• Conduct regular inspections of building systems and infrastructure to detect and address potential issues before they escalate.
• Implement and manage a comprehensive preventative maintenance program for all critical equipment.
• Regularly inspect life safety systems, water heaters, lighting, and other essential building components.

Compliance & Safety

• Ensure all properties remain safe and in full compliance with building codes.
• Monitor and enforce compliance with fire and life safety legislation including evacuation procedures.
• Maintain a safe working environment for the team, tenants, and visitors.
• Project & Vendor Management
• Coordinate and oversee maintenance and capital repair projects, ensuring they remain on schedule and within budget.
• Manage relationships with external contractors and service providers for specialized large-scale projects.
• Supervise vendor work to ensure strict adherence to property standards and safety protocols.
• Systematically collect, organize, and manage all construction turnover documentation, including as-built drawings, equipment submittals, warranties, and operation & maintenance (O&M) manuals, to ensure the property management team is fully equipped for long-term building care and maintenance.

Qualifications

• High school diploma or equivalent required; Associate’s degree or vocational training in building engineering or a related field preferred.
• Relevant professional certifications (e.g., HVAC, EPA Universal, Electrical, SMA/SMT) are highly desirable.
• 3-5+ years of experience in building engineering or commercial facility maintenance.
• In-depth knowledge of building systems, including HVAC, electrical, plumbing, and life safety.
• Proficiency with Building Management Systems (BMS) and maintenance management software.
• Ability to read and interpret blueprints, schematics, and technical manuals.
• Strong problem-solving skills and the ability to work independently.
• Must have a valid driver’s license and reliable transportation.

Work Environment

This position involves a mix of hands-on technical work and administrative duties. It requires the physical ability to lift heavy equipment (up to 50 lbs), climb ladders, access mechanical spaces/roofs, and work in various environmental conditions. You will travel between properties within the South Downtown portfolio, interacting daily with the property management team, tenants, and vendors.

Position Summary

As part of its continued growth and development, this Atlanta-based hospitality real estate investment firm is seeking a Project Director to lead the planning and execution of hotel renovation projects. This role reports to Noble’s Senior Vice President of Development and supports the firm’s investment of capital to create value. 

This role is responsible for ensuring that renovation projects are finished on schedule and within budget, while meeting the quality standards set by the project's goals and objectives.

Specific responsibilities include:

Pre-Construction, Design & Procurement:

·        Visit project sites to define the scope of work for the renovation, evaluate existing conditions, and determine operational impact.

·        Ensure the project scope of work aligns with the Brand Property Improvement Plan, Noble investment objectives, capital expenditure strategies, and hotel operational requirements.

·        Establish and manage detailed Development Milestone schedules that highlight key timelines for the project including Design, Procurement and Project Execution.

·        Procure and contract the services of the project Architect and Interior Designer along with other required consultants needed based on the project scope of work. 

·        Manage the design process to ensure project scope, milestone schedule and budget goals are being met. Review and coordinate drawing submissions to ensure brand standards, ADA, and all project scopes of work are included. Confirm building permit requirements and monitor the design team submissions to ensure project timelines are met. Ensure brand submissions occur in a timely manner.  

·        Contract and manage a purchasing agent to ensure the prompt and coordinated ordering and delivery of all FF&E & OS&E. Review quantities and verify final counts as needed before placing orders while overseeing budgets.

·        Identify, qualify and manage General Contractors, other consultants/contractors and vendors required to complete the scope required for the project including Owner-direct purchase items. Manage the bidding and GC RFP process, analyzing bids for cost, scope, and schedule impacts. 

·        Draft, negotiate and finalize contracts including preparing documentation to ensure that all project scope, budget and insurance requirements are being met.

Construction & Project Closeout:

·        Monitor construction by visiting the project to ensure critical schedule milestones are being met and that the quality and scope of the renovation meet the Noble standard.

·        Manage communication between the contractor, design team, procurement agents and hotel operations team to ensure the project is coordinated across all parties.

·        Oversee the project budget including monthly financial reporting projecting final cost.

·        Administer the GC contract by reviewing pay apps, tracking lien waivers, and verifying construction progress.

·        Coordinate the generation and completion of the project punch lists to ensure the contractor fulfils all their obligations under the contract and manage the closeout process with the brand.

·        Ensure the delivery of all required project closeout documents i.e. as-built drawings, operations and maintenance manuals and warranty documents. Facilitate training with hotel staff on MEP systems, AV and Technology.

General Responsibilities:

·        Maintain and prepare monthly internal reporting which includes updates to Contract Tracking Log, Projected Final Costs and Monthly project report. 

·        Ensure all project files, drawing and records are maintained with current information.

·        Continued refinement of project implementation process and standards to ensure consistent project execution.

·        Assist Noble asset management teams as needed on capital expenditure projects where Noble development expertise is needed.

·        Maintain reliable relationships with industry professionals.

Qualifications

The qualified candidate should possess the following skills and qualities:

·        University degree; with preferable specialty in engineering, construction or architecture preferred.

·        At least five (5+) years related experience in construction or architectural construction administration and project management, with experience and understanding of hotel renovation, design, FF&E and operations integration

Work Environment:

This is a hybrid position (in office/remote). We offer a telecommute option to work once a week from the office, with a minimum of 6 times per month at the office, and the remainder of the time to work from home. While in the office, the employee will normally work in a temperature-controlled office environment, with frequent exposure to electronic office equipment. About the role

As a Lead Data Engineer, you will make an impact by designing, building, and operating scalable, cloud‑native data platforms supporting batch and streaming use cases, with strong focus on governance, performance, and reliability. You will be a valued member of the Data Engineering team and work collaboratively with cross‑functional engineering, cloud, and architecture stakeholders.

In this role, you will:

• Design, build, and operate scalable cloud‑native data platforms supporting batch and streaming workloads with strong governance, performance, and reliability.
• Develop and operate data systems on AWS, Azure, and GCP, designing cloud‑native, scalable, and cost‑efficient data solutions.
• Build modern data architectures including data lakes, data lakehouses, and data hubs, with strong understanding of ingestion patterns, data governance, data modeling, observability, and platform best practices.
• Develop data ingestion and collection pipelines using Kafka and AWS Glue; work with modern storage formats such as Apache Iceberg and Parquet.
• Design and develop real‑time streaming pipelines using Kafka, Flink, or similar streaming frameworks, with understanding of event‑driven architectures and low‑latency data processing.
• Perform data transformation and modeling using SQL‑based frameworks and orchestration tools such as dbt, AWS Glue, and Airflow, including Slowly Changing Dimensions (SCD) and schema evolution.
• Use Apache Spark extensively for large‑scale data transformations across batch and streaming workloads.
