The primary objective of this role is to lead a team responsible for designing, developing, and implementing Manufacturing Execution Systems (MES) solutions for customers using TrakSYS. This position plays a critical role in automating manufacturing operations from raw material intake through finished goods, ensuring efficiency, reliability, and visibility across production processes.

As a MES Traksys Developer., you will provide hands-on solution design, and customer engagement throughout the project lifecycle, from requirements gathering to delivery and ongoing support.

Your Role

• Design, configure, develop, and implement MES applications to meet manufacturing operational requirements
• Translate MES user stories and business requirements into practical, scalable technical solutions
• Support automation of manufacturing operations across the full production lifecycle (raw materials to finished products)
• Prepare and deliver technical demonstrations and solution walk‑throughs to customers as part of project deliverables
• Provide technical guidance during troubleshooting, downtimes, and critical production incidents
• Collaborate with stakeholders to manage expectations and propose effective workarounds when required
• Offer proactive application support, including manufacturing floor (shop‑floor) support as needed
• Integrate MES solutions with industrial systems, including OPC connections and related manufacturing applications

Your skills and experience

• 5+ years of hands‑on MES TrakSYS implementation and development experience
• Strong technical design and development experience for MES functionalities using TrakSYS
• Solid understanding of MES concepts, architectures, and integration patterns
• Experience working within the Consumer-Packaged Goods (CPG) manufacturing environment
• Working knowledge of ISA‑95 standards
• ITIL knowledge and applied experience in production environments
• Proven ability to translate complex business problems into technical solution components
• Experience supporting mission‑critical manufacturing systems, including incident management
• Knowledge of OPC connectivity and industrial integration standards
• Strong problem‑solving, communication, and stakeholder management skills
• Ability to work proactively in fast‑paced manufacturing environments with occasional on‑floor support

What We Are Looking For:

CoStar is seeking a Senior Product Manager to continue our momentum of rapid growth. In this role, you will spearhead the development of the product roadmap and delivery of new product features and enhancements across our suite of Leasing Products. This includes defining and documenting user stories, writing & reviewing acceptance criteria, development resource management, and scheduling. You’ll also be responsible for user testing, working with our Marketing team to develop collateral and other materials for product launch, and executing thoughtful roll-out strategies. RESPONSIBILITIES:

• Organize user testing, collect feedback and organize into actionable development priorities.

• Understand and analyze customer needs and communicate those needs to other team members to build key use cases.
• Organize user testing, collect feedback and organize into actionable development priorities.

BASIC REQUIREMENTS:

• Bachelor’s degree from an accredited, not-for-profit University or College.
• 8+ years of Product Management or Leasing experience with a proven track record delivering industry leading products and solutions.
• Operational experience in the Commercial Real Estate space.
• Familiarity with the needs and demands of those working in commercial real estate.
• Dedication to understanding user needs through research, feedback, and data analysis, with a focus on delivering solutions that provide value and enhance the user experience.
• Proven ability to collaborate effectively with -functional teams, including engineering, design, marketing, sales, and customer support, to drive product development and adoption.
• Experience managing sprint schedules and resources in an agile-scrum development environment.
• Excellent interpersonal, communication, and presentation skills.
• Experience shaping & executing product or data strategy for a SaaS information product, real estate products or similar product presenting business information, reporting and analytics.
• Action-oriented self-starter who can set strategy/business plan and drive execution with a “roll up the sleeves” approach.

POSITION SUMMARY:

The Project Manager provides overall leadership for heavy civil infrastructure and transportation construction projects consisting of highway, road, bridge, civil and site work and serves as the primary point of contact with the customer. Working with the Superintendent(s) and Project Engineer(s), the Project Manager carries out the Company policies and procedures to ensure that both the Company and customer objectives are achieved. Project Managers typically report to the Project Executive or Division Manager, and on larger projects with multiple Project Managers may report to a Senior Project Manager. The Project Manager may oversee one or more projects concurrently, depending on size and scope of work within an operating region, and may assist the estimating team to procure new work occasionally.

RESPONSIBILITIES:

Safety

• Responsible for overall job safety as per the SSHASP for each project to which they are assigned.

• Ensure project meets or exceeds all OSHA standards and other regulatory requirements to deliver incident and injury free outcomes.

• Ensure project is compliant with all safety protocols – AHA’s, Toolbox Talks and other leading indicators.

• Participate in the preparation and presentation of Toolbox Talks and Safety Huddles.

• Enter daily safety reporting in system such as Procore

• Review Arrowsight footage and corrective action plans

• Conduct routine safety leadership walks with safety personnel and implement corrective action plans as needed.

• Promote culture of safety for the entire project, including subcontractors and all other stakeholders.

• Verify Miss Utility One Call Center requests are made and completed prior to ground disturbing work.

• Ensure that test holes and other methods are employed to avoid incidents with all known utilities.

• Report any incidents with utility lines to the Project Executive or DM.

• Lead Safety Stand-Downs and assist in root cause analysis investigations for any incidents and injuries

• Ensure good housekeeping and orderly storage of materials and equipment throughout the jobsite.

Financial and Compliance

• Perform daily and weekly quantity review.

• Perform weekly and monthly cost detail reports.

• Familiar with or able to use HeavyJob timecard entry and production planner.

• Familiar with or able to use HeavyBid reports.

• Prepare monthly payment applications and reconcile with the client to ensure prompt payment.

• Track and report all extra work or non-contract work to Project Executive or Division Manager.

• Lead the change management process to include:

• Timely and proper notice requirements to the client
• Prepare and submit change orders to the client.
• Prepare or assist in the preparation of time impact analysis or delay claims
• Ensure proper documentation and recordkeeping

• Review and approve all payables including subcontractor and vendor invoices.

• Ensure the accuracy of payroll and equipment information.

• Lead and prepare monthly and/or quarterly Cost Estimate/Forecast.

• Ensure that all subcontracts and purchase orders are timely executed and meet all Company and client requirements.

• Ensure that any employee utilization and small/disadvantaged/minority business goals and routine reporting are satisfied.

• Ensure that certified payroll and other employee compliance requirements are met.

Planning and Production

• Lead the development of and approve the project CPM schedule.

• Review and approve the weekly project look-ahead schedules.

• Ensure that look-ahead schedules comport with the approved baseline CPM schedule.

• Lead the monthly updating and submission of the CPM schedule.

• Assist Superintendent to coordinate all work with subcontractors, vendors, and other stakeholders.

• Coordinate all utility requirements with providers.

• Participate in problem solving and value engineering planning.

• Review and approve work packages for field use.

• Lead and represent the Company in meetings with Owner, Project Partners, and other stakeholders.

• Meet regularly with Superintendent(s) and/or Project Engineer(s) to review and coordinate upcoming work and needs such as equipment, material, and subcontractors.

• Understand bid assumptions and effectively communicate production goals to team.

• Ensure that all material deliveries and long lead-time items support the production schedule.

• Work closely with the Superintendent to ensure that all deliverables and objectives are achieved.

Quality Control

• Use the tools and processes in the Project Management Manual to fulfill project deliverables.

• Coordinate with Project Engineer(s) and Superintendent(s) to ensure conformance with contact documents.

• Ensure that routine SWPPP inspections are made, and corrective actions documented.

• Ensure corrective actions to address non-conforming work.

• Ensure accountability for quality throughout the project.

• Maintain all project records in the system and hard copies as required in the field office.

QUALIFICATIONS:

• B.S. Degree in Civil, Mechanical, or Construction Engineering, or 4-Year Degree in Construction or Environmental Management with 7+ years of related experience. At least 2 years as a Project Manager on projects with a value of at least $10M preferred.

• Experience in Heavy Civil Construction (highways, roads, bridges, structures, support of excavation, cast-in-place and pile foundations, underground utility systems, site work, and environmental; wastewater treatment plants a plus).

• Capable of meeting deadlines, self-motivated, detail oriented, highly organized, excellent follow-through capability.

• Effective verbal and written communication skills are essential to this position.

• Ability to perform effectively in a fast-paced environment and accurately process documents and perform duties in a timely manner.

• Familiar with electronic document access and construction management software such as Procore.

• Familiar with financial management and accounting software such as Viewpoint.

• Familiar with project critical path method scheduling software such as Primavera P6.

• Proficient with interpreting plans and specs and developing construction schedules.

• Experience leading and developing subordinates into positions of advancement.

• Experience with design-build or alternative project delivery a plus

• Valid Driver’s License.

• Able to obtain TWIC, DBIDs, or other similar credentials for access to restricted or government sites.

Travel Requirements: Works within an operating region that may require one-way travel distances of up to 100 miles. Occasional overnight travel to other regional offices may be required.

About This Role

This isn't a traditional engineering role where you'll receive detailed specifications and build to order. We're looking for someone who digs into problems firsthand—someone who asks "why" until they truly understand what's broken, then builds the solution themselves.

If you've ever been frustrated by the gap between people who understand the customer and people who can build technology, this role exists because we share that frustration. We want someone who can do both.

What You'll Do

You'll use AI tools—particularly Claude Code and the Claude platform—to build solutions that solve real problems in mortgage lending. Not proofs of concept. Real tools that people use every day.

Examples of problems you might tackle:

• Loan conditions arrive from Fannie Mae, Freddie Mac, VA, and FHA in different formats. Loan officers spend hours reconciling them. Build something that consolidates and deduplicates them automatically.
• Underwriters spend significant time on tasks that could be automated, but "that's how it's always been done." Identify which tasks, understand why, and build the automation.
• Compliance requirements evolve constantly. Build systems that can adapt without requiring lengthy development cycles.

You won't always be handed a clear spec. You'll often be handed a problem—sometimes a vague one—and expected to dig in until you understand it well enough to solve it.

What We're Looking For

Required:

• You can build working software. You don't need a team of engineers to ship something useful. Claude Code, Python, JavaScript, APIs—you're comfortable getting hands-on.
• You go deep on problems. When someone says "we need a dashboard," you ask what decision they're trying to make. When they say "it takes too long," you ask how long, why, and what happens as a result.
• You're persistent. You don't hear "that's not possible" and stop there. You get curious and look for another way.
• You communicate well across audiences. Executives, loan officers, underwriters, compliance teams—you can work with all of them effectively.

• Bachelor's degree in Business, Computer Science, or related field
• Experience in mortgage lending, financial services, or another regulated industry
• Hands-on experience with AI coding tools (Claude Code, Copilot, Cursor, or similar)
• Background that spans both business and technical work—perhaps you started in analysis and taught yourself to code, or you're an engineer who consistently finds yourself thinking about the customer problem

• Help drive the broader understanding of the use of machine learning and AI by interfacing with key roles in Operations, Legal, Security, and Technology
• Stay on top of industry trends and best practices to continuously improve what we do and ensure our customer experience is the best it can be
• Quickly learning the CarMax technology standards and norms and ensuring that your teams follow best practices for change management, security, etc.
• This role will have on-call expectations to be available for major incidents and issues that affect your team’s applications.

Minimum Qualifications:

• Bachelor’s Degree in Computer Science, Computer Engineering, relevant technical field, or equivalent practical experience
• Optional for sponsorship needs: Master’s Degree in Computer Science, Computer Engineering, or relevant technical field
• 10+ years of software-engineering experience in an enterprise-level environment in one or more of the following areas: machine learning/artificial intelligence, cloud computing, systems engineering
• 5+ years’ experience managing direct reports
• 5+ years’ experience with microservices software architecture
• 5+ years leading the end-to-end design and development of scalable services to be consumed by the enterprise, including monitoring and production support
• 5+ years’ experience building enterprise-level solutions with Microsoft Azure or equivalent cloud technologies
• Demonstrated ability to provide vision for the Cloud Engineering, Software Engineering, and Machine-Learning spaces and inspire teams towards the future
• Proven ability to strategically prioritize by balancing business delivery and value generating work with technical debt and engineering excellence
• Proficient in developing in Python
• Experience with scripting languages such as shell scripts
• Experience in DevOps practices, testing frameworks, and CI/CD
• Experience with Model Development and Deployment (MLFlow, Azure ML)
• Experience with container orchestration (Kubernetes, Docker)
• Experience communicating and working across functions to drive organization-wide solutions

Preferred Qualifications:

• Previous experience deploying large-scale applications on Azure
• Familiarity with MLOps and industry-standard machine-learning Python libraries
• Experience with Azure AI services (Azure Machine Learning, Azure Cognitive Services)
• Advanced AI/ML specializations (reinforcement learning, deep learning, NLP)
• Proficient in an object-oriented programming language (i.e. C#, Java)
• Experience using large language models (LLMs) with semantic search frameworks for chatbot implementations

Software Specific Qualifications:

• Experience building enterprise-level solutions with Microsoft Azure or equivalent cloud technologies
• Proficiency developing and debugging in Python

Purpose of the role

Senior Principal Engineers partner with Engineers and Solution Architects to develop solutions and implement standards that ensure an unrivaled customer experience. You are an expert in your craft and seen as a platform and implementation owner. You are an active contributor throughout CarMax Technology and have a passion for continuous learning.

Senior Principal Engineers practice hands-on engineering, have oversight of the technical tasks of others, and are the owners of the standards and best practices. Our Senior Principal Engineers act as a technical mentor to others and is an expert in supporting multiple areas of the business.

Qualifications and Requirements

• Bachelor’s Degree in Computer Science or related Technology field or equivalent experience and 8+ years of work experience or
• Master’s degree in Computer Science or related Technology field or equivalent experience and 6+ years of work experience

Cloud Specific Qualifications and Requirements

• 6+ years of working in and building Infrastructure within a cloud platform - Azure (preferred), AWS, Google (with relatable experience)
• 4+ years scripting or coding experience with one or more languages
• Deep technical experience in infrastructure, build and deployment, including private and public cloud, networking, connectivity, storage, virtualization and access control
• Experience leading engineering efforts or process improvements across multiple teams
• Implementation of Azure networking for enterprise organizations, building of hybrid environments to span existing customer networks and Azure
• Demonstrable experience with a range of Azure cloud capabilities including but not limited to storage, key vaults, virtual networking, web apps, Azure Active Directory, virtual machines, access management and automated deployments
• Demonstrable experience with software development preferably with one or more languages, such as PowerShell, Python, C#
• Demonstrable experience building and deploying resilient cloud architectures
• Demonstrable experience creating and managing CI/CD pipelines using tools such as Team City or Azure DevOps
• Demonstrable experience support Windows or Linux OS
• Mentoring internal and external team(s) in platform management and reusable patterns, and helping to solve complex problems that affect the organization
• Strong attention to detail, problem investigation and diagnostic skills
• Passion for eliminating repetitive manual processes using automation

Work Location and Arrangement:

West Creek: This role will be based out of the CarMax Home Office at West Creek (Richmond, VA) and associates will work onsite 5 days per week

OR

Plano: This role will be based out of the CarMax Dallas Tech Hub (Plano, TX) and associates will work onsite 2 days per week
