The Role
You will work directly with leadership and project teams to support procurement, protect budgets, and ensure materials and trade partners stay aligned with fast-moving project schedules.
- Procurement & Bidding: Assist in preparing and distributing bid packages to subcontractors and suppliers.
- Bid Leveling: Level and compare bids to ensure complete scope coverage and identify gaps before contracts are finalized.
- Contract Administration: Support the drafting and issuance of purchase orders and subcontract agreements.
- Cost Management: Maintain accurate pricing data, track change orders, and assist in value engineering efforts.
- Compliance: Track insurance certificates, licenses, and onboarding requirements for new trade partners.

About the Opportunity
We are partnering with a real estate development company to identify an experienced Commercial Property Manager to support two commercial buildings (primarily office with some retail/restaurant). This role is fully onsite and reports directly to the Asset Manager.

As a Superintendent at Cannon Building, your primary focus will be the Cannon Building’s Safety Plan at the jobsite. Work with the Project Manager to develop a project schedule. Monitor with and assist the Project Manager in the execution of the project financial goals. Role Description
This is a full-time, on-site role for a Construction Superintendent – Life Science at Cannon Building. Based in Carlsbad, CA, the Construction Superintendent will oversee daily on-site operations of construction projects, ensuring they are executed on time, within budget, and meet quality and safety standards. Responsibilities include managing crews and subcontractors, ensuring compliance with safety protocols, preparing and following project schedules, and coordinating resources and materials to optimize efficiency. The role requires collaboration with project management teams and maintaining clear communication with stakeholders.
Responsibilities:
Project Planning and Coordination:
- Monitor and document all SWPPP, BMP and storm related paperwork related to the project including job surveys and updating of the SWPPP plans and keeping all files up to date.
Leadership and Communication:
- Provide leadership by using effective verbal and written communications to manage the subcontractors and field personnel as well as interact with the Owner, Architect and Consultants on behalf of the company.
- Organize and lead project meetings, prepare minutes, and ensure all parties understand and fulfill their obligations.
Contract and Compliance Management:
- Ensure compliance with general conditions and contract requirements, monitoring contract documents for conformance and execution.
- Negotiate subcontract and purchase order terms, oversee subcontract execution, and manage subcontractor claims.
Project Documentation and Systems:
- Utilize Procore to manage project documentation and costs, overseeing the preparation and reporting of RFIs, submittals, inspections, safety reports, change orders, and related documents.
- Confirm all contracts are signed and insurance is in place prior to allowing any personnel on the jobsite to perform any work. Reads and has a working knowledge of subcontracts and change orders. Review weekly project logs for insurance, RFIs, Submittals, and Material Delivery Logs to ensure the proper delivery of materials, equipment and labor to the project.
- Review shop drawings along with Project Manager to help ensure compliance with the construction documents.
Quality and Safety Assurance:
- Participate in Operations and Safety meetings, promoting and enforcing jobsite safety.
- Start up the project assessing safety requirements and site logistics. Schedule and document safety start up meetings with the subcontractors reviewing Cannon Building’s safety requirements, OSHA requirements, Site Specific Safety requirements and reporting requirements.
- Monitor work quality and perform regular inspections to ensure construction standards are consistently met.
- Enforce strong safety culture, conducting regular safety meetings, inspections, and ensuring compliance with OSHA and other safety regulations.
Travel Requirements:
- Travel may be required; the position is based out of the San Diego region, with travel for projects as needed in Orange, Los Angeles, or San Diego counties.
Qualification and Requirements
Experience Requirement: Demonstrates a working knowledge of commercial construction with a minimum of five years of experience in this area with a focus on Life Science and Pharmaceutical
· Education/Training: Bachelor’s degree in construction management, Civil Engineering, or a related field preferred. Additional certifications in OSHPD/HCAI regulations and construction safety are a plus

- Serve as primary point of contact for the Superintendent, consultants, contractors, and others as appropriate to each project.
- Effectively motivate and manage in-field managers and subs for timely project completion.
- Lead the buyout process for your assigned project(s). Negotiate with subcontractors.
- Communicate project milestones to stakeholders at regularly scheduled meetings and as needed throughout the project lifecycle.
- Attend all design and construction meetings, such as Post-Award Kickoff (PAK).
- Support the Superintendent in resolving in-field challenges with construction or personnel issues.
- Coordinate building structure as well as related aspects (e.g., mechanical, plumbing, electrical) with subcontractors and related personnel.
- Prepare and present a Monthly Project Review report.
- Certify and sign statement on each invoice that all work to be paid under the invoice has been completed in accordance with contract requirements.
- Perform other duties as assigned.
Qualifications & Experience
- Bachelor’s degree in construction management, civil engineering, building construction, or related field is preferred.
- Minimum 8 years’ experience in construction management overseeing multiple, concurrent projects as a Project Engineer, PM, or equivalent role.
- MUST HAVE proven background in Federal and/or Military construction projects
- Knowledge of the FARS is preferred.
- Knowledge of Federal procedures is preferred.
- EM 385 USACE Certification preferred.
- PMP or CCM certification is preferred
- Experience in both civil/ horizontal and building/ vertical construction
- Demonstrated experience in mid-level construction management on commercial, public works, or government construction projects.
- Communication skills will be subject to assessment in both verbal and written form—business correspondence as well as ad-hoc in-field communication will both be strong demands in this position
Technical Skills
- Proficient in Microsoft Office: Excel, Word, Outlook, Teams, etc.
- Proficient in Primavera P6 (prefer to see certification as well)
- Other construction management platform experience desired (e.g., Procore, RMS, Oracle, eCMS, etc.)

Key Responsibilities
Develop and Execute Business Plan and Achieve Market Vertical Financial and Growth Outcomes:
- Aligning with organizational goals and objectives, create and execute the plan to grow the market vertical profitably
Vertical Planning and Execution:
- Develop comprehensive vertical plans that outline objectives, milestones, and deliverables specific to the requirements of the market vertical and aligned with corporate project management processes and systems.
Team Leadership and Development:
- Lead, mentor, and manage integrated teams, fostering a collaborative and high-performance culture. This includes setting the criteria for selecting team members, both internal and external and maintaining a network of resources from which to draw.
- Identify and address training and development needs within the team.
Stakeholder Management:
- Serve as the primary point of contact for market stakeholders: Executive Leadership Team as well as clients, vendors, and internal teams.
- Establish and maintain strong relationships with stakeholders, ensuring clear communication and alignment on project goals.
- Facilitate stakeholder meetings and presentations, providing updates on the financial, marketing, talent and growth of the market vertical and addressing concerns.
Risk and Issue Management:

Additional Job Duties:
- Champion and ensure adherence to A-C Electric Company’s standards of quality, safety, and best practices from project turnover to project close-out for project teams.
- Ensures the successful management of the financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company’s interest and simultaneously maintain good relationship with the client
- Works with the team to effectively anticipate project challenges, identify risks and mitigate accordingly thereby clearing roadblocks for project management team.
- Manage, mentor, and develop a group of direct and indirect team members.
- Evaluate the report on the effectiveness of the monthly project review process with particular emphasis on financial forecasting, requiring project budget is effectively managed and driving profitability through ensuring effective project execution. Based on trend analysis, recommend and implement changes collaborating with management to ensure alignment across the organization.
- Proactively and systematically communicate challenges, risks, and successes.
- Review and identify contracts for “gotcha” subtilties and share with project team.
- Evaluate the effectiveness of resource forecasting and allocation, working closely with Superintendent and Procurement, anticipating future needs of the market vertical to ensure that operational capacity is a step ahead of sales efforts.
- Identify improvements, gaps and successes and share with project teams for execution.
- Incorporate LEAN construction concepts to deliver outstanding project results (Pull Planning, Daily Huddles, SIPs, 5s, Waste Elimination, PDCA)
- Evaluate innovative approaches to delivering projects from a procurement and production perspective, differentiating A-C from its competitors.
- Identifying teachable opportunities to utilize prefabrication and other production / safety / quality enhancement practices with your teams for your projects.
- Evaluate the effectiveness of construction processes, working with direct reports to measure, analyze and improve processes.

Requirements
- Bachelor’s degree in Construction Management, Electrical, Mechanical or Civil Engineering, or other related discipline preferred. (Can be a combination of education, training, and other relevant work experience.)
- Minimum 5 years’ experience in the market vertical with demonstrated success within the business climate.
- Demonstrated ability to develop relationships and sustain a growing portfolio of work within a specified market
- Demonstrated ability to manage a profitable portfolio and successfully lead large-scale projects.
- Knowledge of construction industry; contracts, project scheduling, bids, take-offs, change orders, equipment, and means and methods required.
Pay Range: $165,000 – 215,000. Pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience. The total compensation package for this position may also include other elements dependent on the position offered.
