Role Summary

The Superintendent will help plan, manage and execute all aspects of assigned projects. This position will be responsible for managing material and equipment, assisting with people management, ensuring documentation is complete and meeting project goals to achieve timely and profitable completion of each project. All activities will be performed in support of the strategy, vision and values of JE Dunn.

SUPERINTENDENT FAMILY - CORE

• Leads all aspects of the company’s safety culture and creates awareness by demonstrating commitment to an injury-free environment through individual actions and mentoring others. Investigates safety incidents and retrains staff and needed.
• Provides management of subcontractors and organization of the overall job and workflow.
• Manages and oversees company staff, subcontractors, suppliers and programs such as Safety, Quality and EEO for a small project or a major portion of a larger project.
• Develops work plans for subcontractors and self-performed work.
• Coordinates and manages the care, custody and control of the project site.
• Leads various meetings including daily standup and weekly trade meetings.
• Attends, manages and participates in appropriate progress and/or project OAC meetings.
• Creates, manages, changes and implements the project’s schedule as needed, in conjunction with the Project Manager.
• May be responsible for tracking and monitoring project budget and costs by using the project management system’s cost reports and data from the project manager
• Communicates key project information to owners, design team, governing authorities, subcontractors, suppliers and other departments.
• Follows the project filing and documentation organization system as dictated for the project. Updates drawings, logs, diaries and inspection notebooks.
• Approves and/or records unit cost information for weekly reports and completes daily reports, logs and tracking reports.

• Assists in the selection of the formwork, tools and equipment necessary to complete self-perform operations.

• Ensures quality compliance through use of specifications, setting quality standards, in–house QA/QC and outside resources.
• Supports the project closeouts by supervising pre-punch activities and coordinating activities with the owner, architect and governing authorities.

• Participates with the field operations leadership and the project team to put together a project pre plan; implements, monitors and adjusts as needed throughout the project lifecycle.
• Partners with field leadership to establish field staffing for their assigned project.

• Participates in the negotiation process with the owner and architect to gain agreement for project changes.

Assistant Project Managers assist the project managers in the overall responsibility of the project, including cost estimating, procurement, scheduling, and satisfaction of clients. In addition, the Assistant Project Manager evaluates, coordinates, and distributes information necessary to complete projects on time, within budget, and with quality workmanship. Assistant Project Managers also assist the superintendent team with job site safety and complete weekly safety audits and observations.

The Role

The Integration Manager will play a critical role in the successful delivery of complex data center projects. This individual will be responsible for coordinating the integration of technical infrastructure systems and ensuring they are delivered, tested, and operational in line with project milestones.

Working closely with clients, contractors, and internal teams, the Integration Manager ensures all systems and stakeholders are aligned from early project phases through to handover and operational readiness.

Technical Infrastructure Coordination

The Role:

The MEP Project Manager is responsible for managing, field inspections, problem solving, and coordinating all necessary Mechanical, Electrical, Plumbing and Fire Protection project resources and documentation throughout the entire project lifecycle. This includes the selection and management of MEP subcontractors, and the review, management, and administration of mechanical bid tabs/Exhibit Bs, MEP submittals, monthly MEP requisitions and change orders, and MEP contractor schedule/performance.

Key Responsibilities

• Analyze project plans, specifications, and other documentation to prepare accurate cost estimates for mechanical systems.

• Perform material takeoffs, labor calculations, and vendor/subcontractor pricing comparisons.

• Incorporate union labor rates, crew compositions, and jurisdictional rules into estimates.

• Evaluate and apply prevailing wage rates and fringe benefit requirements for public works and government-funded projects.

• Collaborate with project managers, engineers, and subcontractors to develop complete project scopes and budgets.

• Participate in pre-bid meetings, site visits, and bid reviews as required.

• Maintain and update historical cost data and estimation tools.

• Identify value engineering opportunities and alternative construction methods to reduce costs.

• Assist in post-bid negotiations and handoff to operations teams.

Required Qualifications

• 3–7+ years of mechanical estimating experience in union or prevailing wage environments.

• Strong knowledge of HVAC, plumbing, and mechanical piping systems.

• Proficiency in estimating software (e.g., Trimble Autobid, FastPIPE/FastDUCT, QuoteSoft, Bluebeam).

• Familiarity with union labor agreements and public project compliance requirements.

• Ability to read and interpret construction drawings, specs, and contracts.

• Excellent written and verbal communication skills.

• Strong organizational and time management skills.

Preferred Qualifications

• Bachelor's degree in Mechanical Engineering, Construction Management, or related field.

• Experience working with local trade unions and labor compliance teams.

• Knowledge of certified payroll reporting and Davis-Bacon Act requirements.

• Familiarity with BIM and coordination tools (e.g., Navisworks, Revit).

• Knowledge of local codes, regulations, and permitting processes.
