Job Overview:

In this contingent resource assignment, you will consult on or participate in moderately complex initiatives and deliverables within Specialty Software Engineering. You will contribute to large-scale planning related to Specialty Software Engineering deliverables, review and analyze moderately complex challenges requiring an in-depth evaluation of variable factors, and collaborate with client personnel to meet deliverables while adhering to policies, procedures, and compliance requirements.

Responsibilities:

• Consult on and participate in initiatives within Specialty Software Engineering.
• Contribute to large-scale planning and deliverables.
• Analyze and resolve moderately complex engineering challenges.
• Collaborate with client personnel to meet deliverables.
• Leverage understanding of policies, procedures, and compliance requirements.
• Support existing SmallTalk applications and modernize legacy systems to Java.
• Work on a scrum team completing assigned stories in 2-week sprints.
  

• 4 years of Specialty Software Engineering experience or equivalent demonstrated through work, consulting, training, military experience, or education.
• 5+ years of SmallTalk development experience.
• Ability to package and deploy applications built with SmallTalk in non-production environments.
• Exposure to Microsoft SQL Server as a database is preferred.
• Clear understanding of Object-Oriented Programming (OOP) techniques and design principles.
• Strong verbal and written communication skills.
• Excellent problem-solving and analytical skills.
• Detail-oriented and able to multi-task effectively.
• Demonstrated ability to learn the business quickly.

Pay Range: $62 - $67

The Role 

You'll sit at the intersection of acquisitions and development — assisting with the evaluation of new opportunities and leading projects from initial underwriting and entitlement through construction and delivery.  

What You'll Own: 

• Lead Industrial development projects from initial site evaluation and due diligence through entitlement, design coordination, construction, and delivery 
• Manage third-party/vendor partnerships, including civil engineers, environmental engineers, land planners, surveyors, and traffic consultants 
• Drive accountability, scope adherence, and budget control across all consultants 
• Reviewing and interpreting civil, environmental, and geotechnical reports to assess project feasibility and risk 
• Direct permitting and entitlement processes with municipalities 
• Review and interpret civil, environmental, traffic, and geotechnical reports to assess feasibility and risk 
• Oversee zoning analysis and entitlement strategy 
• Manage project schedules, development budgets, and cash flow forecasting 
• Coordinate with internal construction teams to ensure alignment during preconstruction and execution 
• Participate in value engineering and scope optimization 
• Prepare investment summaries and development updates for internal leadership 
• Acquisitions support — site evaluation, underwriting, and deal structuring 

What We're Looking For 

• 5+ years of experience in real estate development, construction management, or related field 
• Experience with industrial, commercial, or land development is strongly preferred 
• Demonstrated experience leading entitlements and municipal approval processes 
• Strong financial modeling skills and advanced Excel proficiency 
• Experience overseeing third-party consultants and driving accountability 
• Self-starter who thrives in a fast-paced, entrepreneurial environment 
• Ability to read and interpret construction and civil engineering documents 
• Experience managing civil engineers, environmental consultants, surveyors, and other third-party professionals 
• A degree in Civil Engineering is a plus, but not required — we’re open to Real Estate, Construction Management, Architecture, Finance, or related fields

Salary Range: $95,000-125,000 + Bonus

Responsibilities:

▪ With the support of the development team, establish due diligence tasks and prepare pre-development budget

▪ Advance due diligence and entitlement activities to support finance closing

▪ Work with finance, operations and ownership to develop project goals and parameters 

▪ Manage the design process to ensure alignment with the preliminary Basis of Design, budget and design schedule

▪ Solicit, qualify and negotiate proposals for construction related services. Prepare final agreement(s) for execution

▪ Lead regular construction meetings to ensure coordination between the design team, consultants and construction manager

▪ Facilitate the proper flow of information between design team, construction manager and ownership

▪ Proactively make recommendations to avoid construction problems

▪ Regularly monitor actual construction progress as compared to the agreed upon schedule

▪ Regularly monitor budget progress throughout the life of the project

▪ Evaluate and negotiate construction change orders

▪ Perform regular site visits to ensure work is in conformance with the contract documents and good construction practice

▪ Track the creation and completion of architect and engineer’s punch list in anticipation of turnover to operations

▪ Establish and maintain a monthly development cost report for each project

▪ Facilitate the Monthly Draw Process with the assistance of Accounting and Finance

▪ Prepare and present a Monthly Project Report to ownership

Qualifications:

▪ 2-5 years of experience in commercial construction, architecture, or development

▪ Strong academic performance preferably in engineering or construction management

▪ Able to work in a fast-paced environment and demonstrate the ability to handle and prioritize multiple tasks and demands while maintaining a focus on details

▪ Detail oriented and accurate in composing and proofing materials

▪ Strong written and oral communication skills

▪ Talent for managing multiple projects simultaneously

▪ Proficient in Microsoft Office suite

▪ Proficient in the creation and maintenance of a CPM Project Schedule

The Project Manager will be based in the state of Washington. This position serves as the overall Project Leader for the jobs in which they are involved. Responsibilities range from project set up, project buy out, contract execution and compliance, material and equipment procurement, daily progress tracking, Project safety compliance, material and equipment invoice approval, manpower timesheet approval, responsible for project sequencing and scheduling, maintaining and updating schedules, coordination and communication with GC, extra work and change order distribution/tracking, coordination with Operation managers to secure adequate manpower, weekly cost report job forecasting, overall project fiscal responsibility.

Requirements

• Project set up, budget planning, buy out, and cost reporting experience is a must
• Good understanding of critical path scheduling.
• Experience leading successful project team, including development of employee and maintaining relationships with external entities
• Energetic and highly motivated with a strong sense of urgency
• Highly entrepreneurial and self-motivated, with the ability to work equally well on own as well as in a team environment.
• Ability to walk the job site, climb ladders, and multi floor scaffolding.
