The Project Manager is responsible for the overall leadership and management of the project, in a role and reporting structure as designated for the project. The Project Manager is further responsible for the overall administration of the project, including subcontracting, procurement and purchasing of trades and vendors, design management, client management, scheduling, documentation, meetings, reports, document control and management, and cost management, including budgets and internal cost reporting, profitability, subcontractor and vendor payments, owner billings, and change orders. The Project Manager collaborates closely with the Superintendent in a role as outlined in the organizational and reporting structure. The Project Manager serves as the primary liaison with the Client and Design Team, and subcontractors.
Project Manager I should be capable of all duties of Assistant Project Manager, and should have previously demonstrated success in that role, or an equivalent role. Project Manager I should be capable of successfully managing a project up to an approximate worth of around $5M at the entry level to around $20M at the upper range of the position.

- Review of and assistance with the budget/estimate for complete understanding of the project scope and budget. Establishment of project budget cost coding breakdown and enter in JDE.
- Reviews of all subcontractor and vendor bids and perform procurement by the de-scoping and interviewing process in collaboration with preconstruction and the project team.
- Prepare detailed scopes of work for all subcontractors and purchase orders (including all schedule requirements and any other obligation required by the subcontractor or vendor), issue and execute the formal agreements (within limits of authority). Ensure Superintendent and all staff are familiar with subcontractor work scopes.
- Conduct preconstruction meetings (with Superintendent) with all subcontractors as they begin work on site. Meetings are to cover all project procedures, including the company safety rules, contract document requirements, schedule and the level of quality expected.
- Develop, with the Superintendent, a \"rolling punch list\" of substandard and deficient work items that must be corrected by the company or subcontractors in a timely manner with the goal of achieving a zero-punch list at project completion. Learn what the Owner's needs and expectations are so these areas can be managed and educate the Owner to what he can expect.
- Oversee the construction and renovation of pharmaceutical manufacturing facilities, specifically those involved in the production of Active Pharmaceutical Ingredients (APIs).
- Ensure all construction activities comply with industry standards, GMP regulations, and FDA guidelines.
- Coordinate with engineering teams to integrate specialized equipment and systems required for API production.
- Thorough review and understanding of the Owner's contract to ensure compliance with all contractual requirements.
- Collaborate with superiors to ensure proper project staffing.
- Establishes the overall project's procedures and execution plan.
- Works with the Superintendent and subcontractors to prepare the overall detailed project schedule. Ensure that the schedule is incorporated into appropriate subcontracts and purchase orders. Work with Superintendent to ensure the schedule is updated a minimum of once a month or more often as necessary. Monitor critical path activities frequently to document and if necessary, intervene to keep project on or ahead of schedule. When project is 90% complete, assist the Superintendent in preparing \"Work Completion Lists\" to help ensure the project is fully completed in a timely manner.
- Establishes the project document control system to ensure the project is using the most current contract documents for construction. This includes the system to initiate and monitor Request for Information (RFIs) as well as the shop drawing control and management.
- Responsible for the overall communication and documentation on the project, including the filing system, letters, emails, meeting minutes, correspondence, and all reports.
- Attend weekly subcontractor meetings and prepare meeting minutes as documentation and follow-up. Involved as participant or lead, according to project responsibility.
- Staff leadership position for the Owner/Architect meetings with required minutes and documentation.
- All aspects of cost and profitability management. This includes change orders, internal cost coding, profitability analysis, and all other logs, reports, and tools to review, evaluate and manage cost expenditures.
- Approval of subcontractor and vendor billings and invoices for payment after Superintendent has approved.
- Preparation and submission of monthly billings to the Owner.
- Monitor labor, material, and equipment costs with Superintendent to maintain budget. Prepare monthly status reports and progress reports.
- Review safety program being implemented on site with Superintendent to ensure compliance.
- Develop relationships with Clients for possible repeat business. Participate in business development activities and assist in preparation of proposals and promote productive client relationships.
- Provide leadership in the professional and career development of subordinates as well as timely and fair performance evaluations. Provide mentoring, training and development as needed. Maintain effective communication with clients. Understand the client's needs to achieve an acceptable level of satisfaction.
- Perform all the closeout documentation required.
Education and Experience:
- BS/BA degree in engineering, architecture, or construction management.
- Proven prior success at Assistant Project Manager level, or equivalent role. Already operating in general at Project Manager I level.
- As a general guideline, there is a minimum of five (5) years' experience in the construction industry, with at least two (2) in the position of Assistant Project Manager.

We are seeking an experienced Contract Project Manager to lead the design, construction, validation, and operational readiness of a new 503B Outsourcing Facility in Charleston, SC. This project involves the build-out of a modular cleanroom pharmaceutical manufacturing area, within an existing structure, to be compliant with U.S. FDA 503B regulations and current Good Manufacturing Practices (cGMP) as outlined in 21 CFR Parts 210 and 211.
The Project Manager will oversee the full lifecycle of the facility build, including planning, vendor coordination, cleanroom installation, utilities integration, validation, regulatory readiness, and handoff to operations.
Key Responsibilities
Project Leadership & Execution
- Lead end-to-end execution of a modular cleanroom manufacturing and supporting structure area build.
- Develop and manage detailed project plans, budgets, schedules, and milestones.
- Coordinate cross-functional stakeholders including Engineering, Quality, Regulatory, Validation, Manufacturing, and Executive Leadership.
- Serve as the primary point of contact for contractors, cleanroom vendors, equipment suppliers, and consultants.
- Proactively identify risks and implement mitigation strategies to maintain timeline and budget.
Facility Design & Construction Oversight
- Oversee modular cleanroom design, fabrication, delivery, and installation.

Required Qualifications
- 7+ years of project management experience in pharmaceutical, biotech, or sterile compounding environments.

- Direct experience with cleanroom builds (ISO 7/8 and higher classification preferred).
- Strong knowledge of FDA cGMP regulations and 503B outsourcing facility requirements.

We are seeking a dedicated MRO Purchaser to join our supply chain team. This role focuses on the procurement of Maintenance, Repair, and Operations (MRO) materials, supplies, equipment, and services (e.g., spare parts for production machinery, tools, consumables, lubricants, PPE, facility maintenance items, and third-party services). The position ensures uninterrupted facility and equipment operations, minimizes downtime in our high-volume manufacturing environment, controls costs, optimizes inventory for indirect items, and supports supply chain resilience in the fast-evolving U.S. solar market.
Key Responsibilities
- Review and process purchase requisitions for MRO items and services; prepare requests for quotes (RFQs), evaluate supplier proposals based on quality, delivery, cost, and reliability; place purchase orders and manage the full procurement cycle from requisition to receipt and payment.
- Source and procure a wide range of MRO categories critical to solar module manufacturing, including mechanical/electrical spare parts (e.g., bearings, motors, sensors, filters), tools, consumables (e.g., adhesives, cleaners, lubricants), safety/PPE items, facility supplies, and maintenance/repair services, while ensuring compliance with specifications and standards.
- Monitor supplier performance, track deliveries, maintain shortage/delay reports, and proactively resolve issues (e.g., expediting urgent orders, managing returns, addressing quality concerns) to prevent production downtime and support reliable operations.
- Plan and manage MRO inventory effectively: forecast usage based on historical consumption, maintenance schedules, equipment reliability data, and production plans; set and maintain optimal inventory parameters (min/max levels, reorder points, safety stock, economic order quantities); track inventory turnover and aging; identify slow-moving, excess, or obsolete items; and recommend action plans (e.g., disposal, consolidation, alternative sourcing, or consumption promotion) to minimize working capital while avoiding stockouts of critical spares.
- Lead the development and implementation of structured MRO procurement processes, including standardization of requisition workflows, supplier catalog management, approval hierarchies, and best practices for indirect spend control, to improve efficiency, traceability, and compliance across the organization.
- Ensure strong internal alignment by collaborating closely with Maintenance, Engineering, Quality Assurance, Warehouse, Production, Facilities, and other stakeholders to understand needs, prioritize critical spares/services, resolve discrepancies, and align MRO strategies with overall operational goals.

Qualifications & Requirements Education: Associate's degree or higher in Supply Chain Management, Logistics, Business Administration, Industrial Engineering, or a related field.
Experience:
- Minimum 3 years of hands-on experience in MRO purchasing, indirect procurement, or buyer roles in a manufacturing environment;
- Experience in solar/PV, electronics, semiconductor, heavy manufacturing, or similar high-tech/high-volume industries is highly preferred (familiarity with manufacturing equipment spares, consumables, and maintenance needs is a strong advantage).
Technical Skills:

What You Will Do:
- As an Insurance Sales Agent, you will be responsible primarily for the sale of nonstandard auto insurance to new and existing customers.
- Solicit new business and maintain current business levels in order to achieve or exceed sales production goals.
- Expand business by proactively building relationships with existing customers to meet the agreed upon production goals.
- Accurate accounting of all currency transactions as well as timely delivery of deposits to the bank with scanned documentation in agency management system.

Summary of Duties
Reports directly to the Chief Estimator or Director of Estimating.
The estimator is responsible for working towards the annual booking goal, understanding backlog needs, and working to maximize profitability. The Estimator will prepare complete estimates for assigned project(s) of varying size and complexity for one or more disciplines, including the review and analysis of applicable project plans and specifications. The Estimator will be part of a team environment and may work with other team members based on bid needs. The Estimator will participate in business development, industry events, and building customer relations while conducting business in a professional manner, striving for team excellence, and emphasizing Faulconer’s Core Values at all times.
Essential Functions
Estimating: 85%
- Follow in-house procedures for estimating. (Bid Books, Take-Off Forms, Sub/Supplier Solicitation, Minority Solicitation, Etc.)
- Review, discuss, and incorporate similar past project knowledge, i.e, safety concerns, productions, crew sizes, and job costs, into current job cost analysis
- Review proposal specifications, drawings, geotechnical information, labor and material requirements, prepare itemized lists, conduct site walks, and attend pre-bid meetings to determine the scope of work and contents of the estimate
- Prepare estimates by calculating the complete takeoff of the scope of work. Determine cost effectiveness. Accurately quantify and price the labor, equipment, materials, and subcontractors needed to perform the work
- Write detailed scopes of work, including pertinent terms and conditions, inclusions, and exclusions for bid proposals
- Interface with Owners and Architects/Engineers to provide necessary price, proposal, and value management information
- Follow up on submitted proposals and be prepared to discuss in weekly estimating meetings
- Support Operations Staff as required
- Maintain knowledge of relevant software, i.e. takeoff, estimate/bid creation, scheduling, subcontractor solicitation, office management, customer relationship management
- When feasible, visit current project sites to learn about productions and construction activities' means and methods utilized by field personnel
- Maintain CRM database with relevant information
Business Development: 10%
- Actively engage in Business Development activities alongside other departments
- Keep up to date with current market trends
- Interface with Owners, GCs, Architects/Engineers, and other contacts to develop future bid opportunities
- Research future opportunities and projects by personal contacts or online search engines
- Attend relevant industry events and participate in business development with Owners, Architects/Engineers, vendors, and other contractors
- Encouraged to take part, participate, and be engaged in industry or relevant trade group association committees, boards, etc.
Operations: 5%
- Participate in Hand-Off Meetings with Project Managers & Field Staff
- Provide estimating support for change orders as needed
- Participate in project Kick-Off meetings with Operations Staff
- Participate in Post Project Review Meetings with Operations Staff
Qualifications:
- BS or BA degree in an area related to construction management, business, or related field experience
- 3+ years of direct work experience in a civil construction estimating capacity, including all aspects of bid preparation
- Thorough knowledge of standard estimating procedures and techniques
- Thorough understanding of industry practices, standards, and processes
- Ability to read and understand construction drawings, geotechnical reports, specifications, and scopes of work and determine the cost impacts of each
- Ability to navigate a future or active construction site to evaluate existing conditions
- Ability to travel to prebid meetings/site visits. (Overnight visits may be required)
- Attendance at mandatory company events in NC and VA as needed
- Proficient with Excel, Word, PDF applications, Cosential, HCSS HeavyBid, AGTEK, and Smartbid.
- Ability to navigate iSqft, Building Connected, Smartbid, Dodge Reports, , and other similar platforms
