• Document, standardize, and improve processes across machining, shaping, assembly, and finishing operations.

• Introduce and sustain lean manufacturing principles to reduce waste, improve quality, and shorten lead times.

• Develop metrics for yield, cycle time, and productivity to develop consistent, manual master planning for more predictable production throughput.

  • Team Leadership: Successfully manages the manufacturing, quality control, and industrial design teams, comprised of a skilled labor pool of exempt and non-exempt employees. Direct and lead the team with clear priorities and goals in support of broader business initiatives and to ensure quality, efficiency and collaboration at all times. Actively develops supervisors and leads to engage and motivate the workforce. Provides ongoing training/support for continuous skill development.
  • Process Optimization & Continuous Improvement: Continuously evaluate existing processes to enhance output; leverage industry expertise as well as manufacturing background to implement the most efficient manufacturing solutions for eyewear production. Identify and implement new technologies, and systems to enhance resource use and streamline operations. Constantly strive to improve the operation in support of business goals and market needs (quality, cost, efficiency, timeliness etc.)
  • Equipment & Machinery Oversight: Strong knowledge of specialized equipment and machinery, with the ability to diagnose, repair, and source parts, especially in collaboration with the Maintenance Manager.
  • Cross-Department Collaboration: Work closely with executive leadership and other departments to achieve organizational goals and ensure operational efficiency. Key stakeholders include Product Development, Finance, Sales, Marketing, Purchasing
  • Alignment with Business Plan: Work closely with key stakeholders to ensure manufacturing plans meet the expectations of the business (ie: COGS, timing, quality etc).
  • Budget Mgt and Cost Control: Establish appropriate annual plans and budgets in support of production forecasts and actively manage labor and raw material costs to ensure targets are met. Sets the foundation for growth, scalability and profitability in the manufacturing center.

Job Summary


The Sourcing Manager will lead the strategic sourcing and supplier management of aluminum extrusions, powder coating, castings, fabricated metals, and other products. This role oversees budgets, schedules, contracting strategy, quality, safety, and project controls across a portfolio of active projects, ensuring on-time, on-budget delivery aligned with the company’s design standards, brand, and operational requirements for student move-in.

This leader coordinates internal stakeholders (Development, Design, Finance, Asset Management, Operations/Property Management, Leasing/Marketing) and external partners (GCs, architects, engineers, consultants, municipalities, utilities) to de-risk delivery and drive predictable outcomes.


The Specifics of the Role

  • Partner with Development and Design to translate underwriting assumptions into executable construction plans, budgets, and schedules.
  • Lead GC/CM selection strategy (RFPs, interviews, scope leveling, bid analysis, buyout approach, qualifications).
  • Develop and validate GMPs, construction schedules, logistics plans, and phasing strategies tailored to student housing turnover requirements.
  • Manage constructability, value engineering, and scope alignment with brand standards and operational needs (durability, unit turns, amenity performance, life-safety, access control).
  • Identify long-lead items and procurement risks early; drive early releases and supply chain strategies.
  • Direct all construction activity across assigned projects, typically via third-party GCs/CMs, ensuring compliance with contract documents and company standards.
  • Own project controls: schedule adherence, cost forecasting, change management, contingency governance, pay apps, and monthly reporting.
  • Lead OAC cadence and executive-level project reviews; escalate risks with clear mitigation plans.
  • Review and approve change orders, RFI impacts, submittals (as appropriate), and claims strategy in collaboration with Legal/Finance.
  • Maintain strong field presence during critical phases (sitework, structure, enclosure, MEP rough-in, interior build, commissioning, punch, turnover).
  • Establish project budgets and cost codes aligned with the company’s reporting standards; manage cash flow and forecast accuracy.
  • Implement rigorous change control, ensuring scope clarity and protecting underwriting.
  • Proactively manage entitlement/utility/municipal risks with Development and project teams.
  • Coordinate insurance, bonding, safety compliance expectations, and risk transfer provisions.
  • Enforce quality assurance processes: mockups, benchmarks, inspections, and punchlist discipline.
  • Ensure all projects adhere to life-safety, accessibility, and code requirements; support commissioning and systems training.
  • Champion jobsite safety culture and performance expectations with GC partners.
  • Lead turnover strategy designed around student move-in deadlines (tight punch windows, phased turnover, furniture/FF&E coordination if applicable).
  • Coordinate commissioning, inspections, CO/TCO, life-safety certifications, access control integration, and as-builts/O&M delivery.
  • Drive closeout completion: warranty tracking, lien waivers, final accounting, and lessons learned.
  • Lead, mentor, and develop Project Managers / Owners Reps (as applicable).
  • Build a high-performing vendor network (GCs, MEP subs, consultants) and maintain preferred partner relationships.
  • Standardize best practices, reporting templates, and construction playbooks across the portfolio.


Requirements

  • Bachelor’s degree in Real Estate, Finance, Business, Design, Architecture, Engineering, or a related field
  • 4–8+ years of experience in real estate development, preferably with student housing or multifamily projects
  • Proven experience managing ground-up development projects exceeding $50MM+ in total cost
  • Strong understanding of zoning, entitlements, construction processes, and design, development and finance
  • Advanced proficiency in Excel and real estate financial modeling
  • Excellent project management, communication, and negotiation skills

PRIMARY FUNCTION:

The Project Engineer will play a critical role assisting in project management and construction supervision efforts. As Project Engineer you will assist with managing and coordination of all submittals, cost control, scheduling, reporting, estimating and document control activities at the job site during the construction period. You will also ensure client satisfaction is maintained.


RESPONSIBILITIES:

  • Assist the Project Manager and Superintendent in documenting the planning and scheduling of construction operations and coordinate the production and updating of required schedule networks and printouts.
  • Set up Procore for project (or other computerized database system if required by the Owner).
  • Where required, assist the Project Manager in establishing the permit requirements for the project.
  • Assist in developing the Purchase and Award Schedule for the project.
  • Participate in Pre-construction Meetings.
  • Prepare change and work orders for issuance by Project Manager.
  • Prepare and maintain the material status report. Review and follow material deliveries as scheduled and expedite in conjunction with the Project Superintendent using the Material Status Reports.
  • Record/distribute meeting minutes as directed by the Project Manager.
  • Update project schedule with input from the Project Manager and Project Superintendent.
  • With the Project Manager and Superintendent, review Trade Contractor’s payment applications for payment.
  • Assist in the implementation of quality plan for construction activities.
  • Maintain and control all engineering records, logs, and files.
  • Maintain the engineering set of working project drawings and specifications, keeping them posted and up to date, as well as a historical set of these documents.
  • Distribute revised construction documents to all interested parties.
  • Assist the Project Manager and Information Services with the set up and updating of the project’s Internet web site, if required for the project.
  • Assist the Project Manager in creating the monthly report.
  • Participate in lessons learned sessions.
  • Assist the Project Manager with preparing the initial and final Project Data Reports.
  • Transmit all project related records, including copies of all projects related electronic data, for retention in the approved records storage facility.
  • Entering data into and obtaining reports from the Change Management and Cost Reporting Systems for the project.
  • Assist with punch list items and project close out.

SKILLS, KNOWLEDGE, QUALIFICATIONS, & EXPERIENCE:

  • Bachelors’ degree in Engineering or Construction Management.
  • 1-4 years of related project engineer experience with a construction or construction management firm preferably on commercial, mixed-use, industrial, or school projects.
  • Working knowledge of construction equipment and techniques, drawings, and specifications, building materials and required standards applicable to discipline.
