About the Role
We are hiring a mid-level Asset Manager to join our Paramus, NJ office and take ownership of day-to-day asset management responsibilities across our multifamily portfolio. Properties are located across New York, New Jersey, Pennsylvania, Ohio, Texas, and Florida — primarily larger assets requiring a disciplined, organized operator who can manage multiple priorities simultaneously without losing detail.
This person will report directly to the principal of the firm.
What You'll Own
- Ongoing asset management of a multifamily portfolio spanning multiple states — monitoring performance, identifying issues, and driving operational improvements at the property level
- Monthly financial reviews — analyzing actual vs. budget, identifying variances, and summarizing performance for ownership and investor reporting
- Annual budget preparation in coordination with property management teams
- Lender and investor reporting — preparing and delivering required reporting packages accurately and on time

Who You Are
- 3–6 years of experience in asset management, real estate private equity, or a related real estate finance role — multifamily experience required
- Financially fluent — you understand real estate finance concepts including NOI, cap rates, debt service coverage, cash-on-cash returns, and IRR without needing them explained
- A strong financial modeler — you can build and stress-test a pro forma from scratch in Excel
- Experienced with Yardi — required
- Exceptionally organized and task-driven — managing a multi-state portfolio means nothing can fall through the cracks

Position Summary
Performs a variety of technical work in the day-to-day operation of the Public Works Asset Management and Computerized Maintenance Management System (CMMS) Programs. Provide support and training to end users as assigned. These tasks are illustrative only and may include other related duties.

Essential Duties
Modifies and maintains CMMS data to support asset data analysis. Works independently with vendors, and Public Works supervisors to assist in program development by gathering information for assets and other new and old data and information needed to allow the asset data system to function effectively; creates new codes for the above areas mentioned and when necessary modifies asset characteristics and descriptions.
Provides daily user support including routine troubleshooting and system and data maintenance for asset data analysis, working closely with Information Technology and GIS to evaluate responsibility for addressing specific requests. Ensures the integration of CMMS with other systems and relevant databases.
Assists with the establishment and maintenance of user profiles within the CMMS, e.g. security settings and access controls for each program user.
Assists with establishing equipment records; associates the manufacturer's maintenance recommendations with the equipment records. Defines, compiles, and incorporates maintenance activities in the CMMS system. Provides guidance and support to end users in the operation, use and capabilities of the CMMS.
Coordinates with Public Works program supervisors to efficiently and accurately enter data into the system. Collects and enters asset data into the CMMS and related databases from various sources including direct field investigation; documents such as as-built drawings, invoices, and O&M manuals.
Generates standard and ad-hoc reports using the standard report structure of the asset data system, and other end user reporting tools. Fulfills requests for reports and information; works with end users to understand business processes and report requirements for assigned projects.
Performs quality control checks of asset data to ensure the accuracy of all data within the system.
Provides input to the division supervisor on system needs, the performance of asset data software and hardware, and improvements to the asset data analysis system.
Provides in-house training programs and manuals for asset management, CMMS, GIS, and other relevant software applications.
Maintains professional networks and attends training sessions and conferences as necessary to advance skills and keep abreast of issues and practices in all areas of responsibility.
Researches and makes recommendations on Asset Management and CMMS needs; monitors the performance of asset data software and hardware and recommends improvements. Assists with CMMS hardware and software upgrades for the asset data analysis system. Ensures the implementation of processes and practices are in support of asset management best practices and are synchronized with GIS. Assists with hardware and software upgrades for the asset data analysis system.
Serves as a member of various City committees as assigned. Assists other staff in the performance of their duties as assigned.

Qualifications and Skills
Education and Experience
High School diploma or equivalent required. Four years of related experience, training and/or education in Information Technology, Asset Management or GIS with three of those years in database development and project management in an increasingly responsible capacity.

Associates degree in Computer Science, Information Technology or related field, including major coursework in computer science and engineering and significant coursework in database system management. Two years of increasingly responsible related experience in database development and project management.
Related experience includes significant responsibility collecting, entering and verifying data, supporting users, analyzing workflows and data, and reporting.
Prior experience and/or education in the maintenance and use of Asset Management/CMMS/GIS systems preferred.
Knowledge, Skills and Abilities
General knowledge of the principles, theories and methods of database concepts, structures, and programming logic; and the various types, classes, uses, and interrelationships of assets. Knowledge of asset management within a typical municipal Public Works department preferred.
CMMS and GIS software skills are preferred, including creating, editing and reporting on assets, using built-in functions or query languages (e.g. SQL).
Ability to develop procedures and to provide end user training.
Effective communication, analytical, customer service, interpersonal and problem solving skills.
Ability to get along well with co-workers and maintain working relationships; ability to promote a culture of teamwork and communication.

Position Summary:

Key Responsibilities:

Qualifications:

The salary range for this full-time role is $120,000-$140,000 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. Summary
This is a unique opportunity to join a growing platform and gain broad exposure across both debt and equity commercial real estate asset management. - Produce monthly and quarterly surveillance summaries and reporting for senior review which contain all relevant information related to monitoring borrower performance against business plan and compliance against loan documents as well as aggregated portfolio metrics

- Review fair value model outputs to identify metrics or inputs that fall outside of established ranges or appear anomalous; flag and escalate discrepancies to the team for review and resolution in a timely manner
- Support third-party asset management responsibilities for a managed client portfolio by coordinating with deal partners to collect property-level financial statements and operating reports from each individual partnership investment
- Collect and gross up partnership-level property financials for a portfolio of 100+ assets within property management and accounting software; ensure data integrity and consistency across all partnership deals to support accurate portfolio-level reporting
- Aggregate property-level financial data across the managed client partnership portfolio and produce comprehensive reports on overall portfolio performance, including key operating metrics, occupancy, and NOI trends
- Review construction loan draws and project progress against milestones, working with servicers and construction consultants to ensure borrowers have achieved conditions precedent to funding
- Request reporting packages and updates from borrowers to complete reports and analysis, as necessary
- Proactively monitor local markets, real estate industry news and trends as well as specific tenant health
- Review monthly loan reporting packages and summarize key metrics, changes and risks
Qualifications
- Minimum of two to three years of relevant experience in commercial real estate asset management, credit, or investments required; exposure to both debt and equity asset types preferred
- Advanced proficiency in Microsoft Excel required, including hands-on experience updating and analyzing complex financial and valuation models; comfort navigating multi-tab models and identifying errors or anomalies in model outputs
- Proficiency in Microsoft Office suite (Word, PowerPoint) and Argus software
- Ability to input, reconcile, and gross up partnership-level financial data is a plus but not required
- Familiarity with NAV calculations and fair value modeling for real estate investment vehicles preferred
- Experience managing or reporting on large portfolios of partnership or joint venture assets, including aggregating financials from multiple deals
- Exceptional organizational, analytical and problem-solving skills

Position Overview

The Senior Asset Protection Investigator will be responsible for protecting the profitability of the company through detection, identification, investigation, and reduction of shrink and compliance exposures, throughout the entire vertical structure of PharmaCann. They will also be responsible for ensuring all of the company’s properties are safe and secure, by assisting the Regional Asset Protection Manager with implementation and administration of policies and programs which include establishing and maintaining operational procedures, training requirements, internal controls, and the monitoring/reporting of processes in order to comply with all applicable local, state and federal laws, rules and regulations.

Essential Functions / Responsibilities
- Monitoring & reviewing of electronic surveillance (Access Control & CCTV) as well as security alarm systems (Intrusion/Fire).
- Providing direction to security associates when they assist with ongoing investigations.
- Inspect company properties for Security & Asset Protection concerns and then assist with correcting and further securing.
- Develops partnerships & collaborates with 3rd party Contract Security Services, Federal, State and Local Law Enforcement agencies, which improves prosecution, restitution opportunities, and ensures the protection of company assets/employees.
- Assist in coordination of physical security programs (alarms, CCTV, access control).
- Support operations of the SOC when needed, ensuring necessary coverage is in place, and filing in when there are shortages in staffing.

- Conduct investigative interviews either in-person or via telephone, Zoom, Teams, or similar platforms.

Competencies and Qualifications
- Minimum 21 years of age.
- Pass a comprehensive multi-state background check, including criminal history & obtain/maintain state agent requirements.

- Minimum of 3-5 years of experience in Asset Protection/Loss Prevention, with at least 1-2 years of investigations experience preferred.
- Experience in using CCTV (experience with multiple CCTV configurations and vendors, is highly desired).
- Analytical capabilities with a proven aptitude for learning new applications.
- Ability and willingness to travel overnight for business purposes.
- Proven ability to perform independently with minimal supervision.
- Proficient knowledge of exception-based reporting, Microsoft Office (Excel, Word, PowerPoint, and Power BI).
