Invest Property Management is looking for someone amazing to live and work at Rush City Country Apartments!
Invest Property Management is based out of Saint Paul with properties throughout the metro, Menomonie, Rush City, and Wausau. We are a small team dedicated to property investment and customer experience.
If you have experience in Property Management, amazing! If you don't, we will train if you have what it takes and are up for a challenge.
tldr: You will be showing units, turning units, painting and performing light maintenance . You will be working within our software system to follow the processes and procedures we set out. Communication is key!
Summary:
On-site management 70 Apartments.
Expectations:
Self-directed and self-motivated. Prioritizes and sets deadlines. Assists others in prioritizing, setting deadlines, problem solving, etc. Requires a high level of initiative and a big picture focus.
Essential Duties and Responsibilities include the following.
Other duties and projects may be assigned.
Property Operations
* Personally inspect the property daily including the common areas such as parking lots, laundry, and grounds.
* Ensure that the property has sharp curb appeal and that all model and vacant units are market ready within the guidelines established by the head office.
* Process maintenance service requests for residents. Ability to perform light maintenance and turns is required.
* Prepare detailed and accurate property reports and submit all required reports, invoices, deposits, market surveys, etc., to corporate office by the expected deadline.
Leasing/Sales/Marketing Show and lease the properties.
* Answer phone calls; greet prospective residents, show apartments.
* Prepare market surveys of competitive properties in the area.
* Implement marketing and sales techniques that will achieve high occupancy and a favorable resident profile.
* Ensure all property signage and leasing materials are utilized effectively (may include brochures, balloons, banners, guest cards, newsletters, etc.).
Resident Relations Actively participate in maintaining good resident relations in the community. Ensure courteous and timely response to all resident requests and questions.
* Resolve complaints from residents.
* Take work orders from residents, assign to appropriate personnel or vendor and enter into management software.
* Serve as a direct contact for residents and vendors, and maintain good relationships with others in the industry.

Position Summary
The Community Manager is responsible for the overall performance of a multi-family apartment community, including leasing, resident relations, financial performance, team leadership, and maintenance coordination. This role serves as the primary point of contact for residents, vendors, and the corporate team, while ensuring the community operates in compliance with company policies and applicable laws.
Core Responsibilities
* Oversee daily operations of the apartment community
* Lead, coach, and supervise onsite team members, including leasing and maintenance staff
* Drive leasing performance, occupancy, and resident retention
* Manage resident relations, addressing concerns and resolving issues professionally
* Oversee rent collections, delinquencies, and lease enforcement
* Monitor expenses and financial performance
* Review and approve invoices, and vendor contracts
* Coordinate closely with the Maintenance Supervisor to ensure timely unit turns and property upkeep
* Conduct daily property inspections to ensure curb appeal, safety, and quality standards
* Ensure compliance with fair housing laws, local ordinances, and company policies
* Maintain accurate records, reports, and documentation using property management software
* Build positive relationships with vendors, clients, and ownership representatives
* Represent the Company in a professional and customer-focused manner
* Perform additional duties as assigned by Portfolio Manager
All responsibilities are performed under the direction and approval of the assigned Portfolio Manager, and duties may be adjusted based on operational needs.
Minimum Qualifications & Requirements
* 5+ years of experience in multifamily property management
* Prior experience as a Community Manager or Assistant Community Manager required
* Strong leadership, organizational, and problem-solving skills
* Knowledge of leasing, resident relations, budgeting, and financial reporting
* Excellent communication and customer service skills
* Ability to manage multiple priorities in a fast-paced environment
* Proficiency with property management software
* Knowledge of Washington landlord-tenant laws and Fair Housing requirements
* Reliable transportation and valid driver's license
* Ability to work occasional evenings, weekends, or on-call as needed

Experience with CI/CD tools, especially GitHub Workflows/Actions and ArgoCD.
Solid understanding of observability tools like Grafana (Prometheus, Loki, Tempo experience is a plus).

What we're looking for
Education:
High school diploma or GED required; Associates degree or undergraduate degree in business or science related field is preferred
Experience:
4 years of equivalent experience in customer service, purchasing, or account management.
Proven experience in managing associates and leading teams effectively.
GMP and GLP training is considered a plus.
Proficient in collaboration tools, with preferred experience using Microsoft Teams.
Familiar with Information Access systems and ERP platforms.
Demonstrates excellent customer service skills and maintains a professional, can-do attitude.
Basic understanding of purchasing processes and inventory management principles.

Avantor's Advanced Laboratory Services team is a crucial part of the Avantor Services group serving over 500 customers in biopharma, pharmaceutical, educational, industrial, and high-tech industries with customizable, flexible solutions and end-to-end laboratory operations support.
The Team Lead is responsible for overseeing the day-to-day operations of the onsite Scope of Work (SOW) in alignment with customer requirements at the customer location. This role supports and leads a small team of Avantor on-site personnel, serving as the primary point of contact for the customer. Typically dedicated to one customer and one site location, the Team Lead reports directly to a manager and actively participates in the work performed by the team.
In this role you will:
Coordinate and lead team efforts to execute tasks outlined in the SOW based on customer requirements.
Coach and motivate team members to meet or exceed performance goals, fostering individual and team development through mentoring.
Manage open order status reports, departmental metrics, and maintain SOPs/SOWs.
Provide training and serve as a backup for associates to ensure continuity of operations.
Perform administrative duties including timecard review, vacation scheduling, and contributing to performance management.
Create and maintain documentation such as SOPs, SOWs, SPIs, and KPIs.
Deliver customer reporting and conduct data analysis to support operational insights.
Act as a liaison between the customer, Avantor Services, and Avantor Sales to ensure alignment and satisfaction.
Perform additional duties as assigned to support team and customer success.

Pay Transparency:
The expected pre-tax pay for this position is
$51,500.00 - $83,375.00Actual pay may differ depending on relevant factors such as prior experience and geographic location.
