Responsibilities:

· Leading and developing a team of employees with the company’s Safety Department

· Overseeing and updating the company’s safety programs and safety goals. This includes implementing new and existing safety polices and protocol.

· Representing the company in front of OSHA and MSHA representatives during any inspections and/or investigations

· Conducting audits and inspections of company facilities to ensure compliance with all laws and regulations.

· Conducting regular risk assessments across all operations, identifying vulnerabilities, and developing mitigation plans to minimize exposure. Collaborating with other departments to implement best practices for risk reduction.

· Researching, evaluating and recommending changes to operations to improve the company’s safety performance

·  Training company employees on safety policies and regulations.

· Regularly reporting to company management regarding the company’s safety performance

· Developing proactive processes, procedures, systems, and metrics to drive continuous improvement towards reducing or limiting potential hazards at company facilities.

· Other responsibilities as delegated and determined by senior management.


Qualifications:

· Bachelor’s Degree, preferably in safety or a related field.

· At least eight years of experience in safety fields

· At least four years of experience in a leadership or management role

· Prior experience in the construction industry is preferred.

· Prior managerial experience

· Certified Safety Professional (CSP) designation is preferred.

· Knowledge of OSHA regulations, inspections and investigations. Preferred to have OSHA “Train the Trainer” certification.

· Knowledge of MSHA regulations, inspections and investigations is preferred.

· Bilingual skills are preferred.

· Strong organizational skills and attention to detail

· Valid Driver’s License is required

Position Summary:

Qualifications:


  • Bachelor’s degree in occupational safety & health, Environmental Science, Engineering, or related field (master’s preferred).
  • Minimum 5-7 years of progressive experience in safety and health compliance in a manufacturing environment, with strong knowledge of OSHA, MSHA, and DOT regulations. Experience with multiple sites/states a plus.
  • Skilled in leading others without formal reporting authority.
  • CSP, CIH, or equivalent credentials strongly preferred.
  • Strong project management, analytical, problem-solving, auditing and leadership skills.
  • Excellent communication and interpersonal skills.

CSP is partnering with a premier developer in the Mid-Atlantic in their search for an experienced Leasing Specialist to support the successful lease-up and ongoing occupancy of their multifamily residential communities. This position serves as the primary point of contact for prospective residents and plays a key role in driving leasing performance while delivering a high standard of customer service.


Key Responsibilities:

  • Execute all leasing activities to support lease-up goals and maximize occupancy
  • Respond to prospect inquiries via phone, email, text, chat, and in-person interactions
  • Conduct property tours, qualify prospects, and convert tours into executed leases
  • Accurately process rental applications, including verification, approval, and documentation
  • Prepare lease agreements, move-in packages, and coordinate resident move-ins
  • Perform unit walk-throughs to ensure readiness for occupancy
  • Maintain detailed and accurate records of traffic, leasing activity, and prospect follow-up
  • Build and maintain relationships through community outreach, broker engagement, and leasing events
  • Assist with market surveys, competitive analysis, and leasing performance reports
  • Ensure compliance with Fair Housing laws, company policies, and lease requirements
  • Maintain the appearance and condition of the leasing office, tour path, and model units
  • Consistently meet or exceed individual and property leasing goals


Qualifications:

  • Minimum of three (3) years of residential leasing experience, preferably in high-rise or mid-rise communities
  • Bachelor’s degree in a related field preferred
  • Strong customer service, sales, and closing skills
  • Excellent written and verbal communication abilities
  • Proven ability to manage multiple priorities in a fast-paced environment
  • Proficiency with Microsoft Office applications (Outlook, Word, Excel)
  • Experience with property management software required; Yardi experience strongly preferred
  • Working knowledge of Fair Housing regulations and leasing compliance standards
  • Ability to work independently while collaborating effectively with onsite and corporate teams

Essential Job Functions:

  • Lead the company’s corporate Safety & EHS program across all industrial construction sites, including Pulp and Paper mills, Power plants, Steel mills, and other heavy industrial facilities.
  • Develop, implement, and enforce safety policies, procedures, and training programs, including OSHA compliance and site-specific protocols (e.g., confined space, fall protection, lock-out/tag-out).
  • Provide leadership, mentorship, and oversight for a team of Safety Supervisors and Field Specialists.
  • Ensure safe and timely execution of projects during plant shutdowns, outages, and turnarounds, managing safety priorities under tight timelines without compromising quality or compliance standards.
  • Conduct safety audits, incident investigations, and root cause analyses to prevent recurrence of safety events and improve program effectiveness.
  • Collaborate with Project Managers, Superintendents, and Field Craft personnel to ensure safe execution of maintenance, repair, and new construction projects.
  • Monitor and report on safety performance metrics, including OSHA recordables, lost-time incidents, and near-miss events.
  • Build strong relationships with field crews to promote personal ownership of safety culture through education, onsite toolbox meetings, and open communication.
  • Ensure all personnel, including contractors, are trained and compliant with site-specific safety requirements and company standards.
  • Travel up to 50% to project sites primarily located in Southeast and South Central US.


Qualifications & Experience Required:


  • BS/BA in Construction Management, Engineering, Occupational Safety, or a related technical field. Advanced degrees preferred.
  • Advanced Safety certifications (CSP, CHST) are a plus, but not required.
  • 10–15 years of Safety Program leadership in Heavy Industrial, Construction Management, Mechanical Contracting, or Industrial Cleaning, with hands-on experience planning and executing maintenance/repair projects during plant shutdowns, outages, and turnarounds.
  • Experience in Pulp and Paper mills or similar industrial settings is strongly preferred.
  • Proven track record of leading Safety programs, building Safety cultures, and achieving measurable Safety improvements.
  • Strong knowledge of OSHA standards, safety regulations, and industrial construction practices.
  • Experience managing and developing Safety teams, including field-based personnel and contractors.
  • Strong interpersonal and communication skills, with the ability to build rapport with field crews, supervisors, and corporate leadership.
  • Comfortable using online training portals (e.g., ISN, TappiSafe, Cognabox) and managing digital compliance tracking.
  • Willingness to travel 50% overnight and reside in/near Central AL corporate HQ.
