As our Project Manager, you will play a critical role in ensuring the success of our projects from pre-construction through closeout.

Position Summary:

The Project Manager is responsible for the successful planning, execution, coordination, and financial control of mechanical construction projects. This role requires a strong understanding of project documents, construction methods, codes, and scheduling practices. The Project Manager is the primary liaison between MYCO Mechanical and external stakeholders such as General Contractors, Architects, Construction Managers, and regulatory agencies.

Key Responsibilities:

1. Review of Plans & Specifications

• Understand and interpret project goals, means, and methods per contract documents.
• Ensure compliance with local codes and regulations.
• Generate and manage RFIs to resolve discrepancies or conflicts in drawings or specifications.
• Serve as a knowledgeable resource for code and specification interpretation.

2. Project Planning & Scheduling

• Develop a comprehensive project plan and timeline aligned with contractual milestones.
• Forecast manpower needs and apprentice ratios in compliance with labor standards.
• Plan for site logistics including deliveries, material storage, site access, and safety.
• Coordinate with the Accounting Department to establish billing breakdowns and project budgets aligned with AIA billing formats.

3. Coordination

• Align MYCO’s project schedule with the GC/CM’s master schedule and other trades.
• Participate in and represent MYCO in all scheduled project meetings.
• Adapt to changing site conditions, RFIs, weather, and unforeseen delays.

4. Site Management

• Communicate project scope, methods, and schedule to field staff and subcontractors.
• Oversee daily logs, material usage, and manpower reports generated by the Foreman or Superintendent.
• Manage weekly manpower scheduling and site execution strategy.

5. Office Management

• Supervise and support the assigned Project Assistant to ensure compliance with contract requirements.
• Route all equipment and material submissions through the Project Assistant for efficient tracking.
• Coordinate with VDC (Virtual Design & Construction) and Prefabrication teams for accurate submittals and production alignment.

6. Purchasing

• Purchase major project materials and ensure alignment with specifications and budget.
• Approve pricing and specifications for materials procured by the purchasing department.
• Assign and communicate budget codes to the Project Assistant for PO entry and tracking.

7. Change Order Management

• Identify, develop, and negotiate change orders for out-of-scope work.
• Coordinate with Accounting for accurate billing and tracking of approved changes.

8. Subcontractor Management

• Select and hire subcontractors based on cost, capability, and project fit.
• Monitor subcontractor performance for quality, schedule adherence, and labor law compliance.

9. Payment & Time Approvals

• Review and approve vendor and subcontractor payments in Viewpoint.
• Ensure timely approval of time entries for accurate payroll processing.

10. Project Closeout

• Oversee the substantial and final completion phases, including the creation and resolution of punch lists.
• Submit documentation of completed work or provide justification for incomplete items not within MYCO’s scope.

Qualifications:

• Previous mechanical construction project management experience, preferred.
• In-depth understanding of HVAC, plumbing, and mechanical systems.
• Strong knowledge of construction documents, codes, and scheduling.
• Proficient in project management software (e.g., Viewpoint, Procore)
• Excellent organizational, leadership, and communication skills.
• Experience coordinating with BIM/VDC and prefabrication workflows.
• Ability to manage multiple stakeholders and shifting priorities.

YOUR DAY TO DAY

• Responsible for providing all of the estimating and pricing on the assigned project that is to be performed. This includes conceptual estimates, schematic estimates, design development estimates, and estimates for bidding.
• Responsible for ensuring the estimating and pricing for the project is completed on time so that other members of the project team can review it and make recommendations and/or adjustments.
• Responsible for accurate estimate and pricing, which includes additional research and the correct use of additional resources, including subcontractors.
• Submits requests to architects and /or owners to obtain clarifications and answers to questions, contradictions, conflicts, inadequacies, and other confusing issues represented by the plans, specifications and other documentation.
• Presents estimates to the owner in a clean and clear format.
• Provides all estimate breakouts required by the bid documents, the client, or Okland personnel.
• Includes the following estimates where applicable: taxes, insurances, bonds, Owner Controlled Insurance Program (OCIP), special wage rates, productivity, and fees & permits.
• Uses sound estimating judgment in making decisions by frequently referring to comparable historical data on related projects, with cost escalations added as required.
• Estimates complete concrete general requirements or conditions, including demolition, earthwork, crane needs, ready-mix adjustments, steel embeds and rough carpentry.
• Reviews and prices all items before others see it.
• Uses estimating software for all concrete general requirements and structural excavation/backfill estimates.
• Ensures that the subdivision, section, and elements descriptions of estimates are properly coded estimating software.
• Turns in complete concrete estimate to company officers for pricing review.
• Establishes a rough draft schedule of the project in order to develop estimate pricing, general conditions, and concrete general requirement.
• Provides estimate for project general conditions, as requested.
• Sets up the recap on the project, as requested.
• Maintains estimates by deleting and/or archiving those not used in the last seven years.
• Maintains a strictly high level of confidentiality regarding financial specifics of projects, including estimates, bids, contract amounts, change orders, cost, financing arrangements, fees and other financial information.
• Reviews established budget estimate and bid, and assists the project manager and job cost accountant with setting up the proper codes and organization of the job cost report.
• Markets the company to the owner and architectural team; engages the Business Development Department in pursuing future opportunities.
• Regular, timely, and predictable attendance is required for this position.
• Performs other duties and responsibilities as assigned.

ADDITIONAL DUTIES AND RESPONSIBILITIES

• Assists with the solicitation of bidders and plan distribution, as requested, by developing and compiling a list of bidders invited to bid the project and prequalifying a bidder for a project.
• Assist with bids, as requested, by taking the role of bid captain; this includes taking bids, bid pricing, analyzing bid packages, putting together a bid, and turning in a bid.
• Assists the project manager in subcontracting the project and getting the project started.
• Attends and represents the company in project estimating meetings, project review meetings, and pre-bid meetings (as requested).

YOU ARE READY FOR THIS ROLE IF

• Bachelor’s degree in Engineering or Construction Management (or related field) preferred
• 3-5 years of scheduling and cost estimating experience, including reading and researching blueprints, quantity take-offs, and estimating practices.
• Knowledge of construction and renovation terms, materials, techniques, procedures, and practices
• Knowledge of architectural, mechanical, electrical, and plumbing systems.
• Knowledge of construction cost estimating techniques, procedures, and practices, including material quantity take-offs, labor unit work hours, labor rate analysis, and material unit pricing.
• Knowledge of value engineering and total life cycle costing techniques, procedures, and practices
• Knowledge of construction cost estimating computer software.

Our Natural Gas Construction Manager provides management and direction of utility construction activities. Project work includes project management, resource allocation, equipment management, and utility construction. Duties performed are associated with human resources, payroll, accounting, and administrative functions.  Carpentry Work:

• Prepare, pour, and finish concrete for foundations, roads, bridges, and other heavy civil infrastructure projects.

Qualifications:

• Minimum of 3 years' experience in Heavy Civil Construction preferred.

• Minimum of 2 years of assembly/disassembly of heavy form systems.
• Knowledge in the use of concrete pumps, concrete placement/finishing, rebar installation a plus.
• Skill in smoothing, finishing freshly placed concrete, applying surface treatments and restoring concrete surfaces.
• Prior rigging knowledge is a plus.
• Experience with leveling tools such as laser levels and transits.

Position Overview

The Project Manager (PM) is responsible for overseeing and delivering a range of commercial construction projects. This role ensures projects are completed safely, on schedule, within budget, and to the highest quality standards.

Responsibilities include scheduling, estimating and takeoff support, subcontractor buyout, subcontract preparation, project submittal and RFI oversight, profit projections, field coordination, safety oversight, cost management, and project closeout. The Project Manager works closely with Senior Project Managers, field leadership, subcontractors, and clients to drive accountability, performance, and execution.

Responsibilities

Project Planning

• Develop comprehensive project plans including scope, schedule, budget, and procurement strategy
• Coordinate with the estimating team during preconstruction to ensure accurate scope alignment and pricing
• Participate in early design team meetings thru SD/DD/CD phases
• Participate in takeoffs and scope reviews as needed
• Develop site logistics plans and identify early site-specific challenges
• Identify project risks early and develop mitigation strategies

Execution & Oversight

• Drive the project schedule and hold subcontractors accountable to commitments
• Manage day-to-day project activities and resolve issues before they escalate into delays
• Ensure materials, equipment, and manpower are aligned with schedule requirements
• Maintain disciplined cost control and monitor budget-to-actual performance
• Support preparation of subcontract agreements and the subcontractor buyout process

Team & Stakeholder Management

• Lead project meetings with owners, architects, engineers, and subcontractors
• Communicate clearly with field teams to support safe and efficient execution
• Mentor and develop Assistant Project Managers, Project Engineers, and support staff
• Build and maintain strong client and trade partner relationships
• Represent R.C. Mathews with professionalism and integrity

Quality & Safety

• Enforce contract requirements, specifications, and quality standards
• Conduct regular site walks in coordination with field leadership
• Support and enforce the project safety plan
• Address unsafe conditions immediately and promote a culture of accountability

Documentation & Reporting

• Oversee RFIs, submittals, change orders, and meeting documentation
• Maintain accurate project logs and records
• Provide monthly cost, schedule, and risk updates to leadership and ownership
• Assist with profit projections and financial forecasting

Financial Management

• Review and approve subcontractor pay applications
• Review and approve project material invoices
• Oversee project billings
• Support financial tracking and forecasting using CMiC
• Forecast project costs and maintain profitability targets
• Identify and pursue value engineering opportunities
• Estimate project change orders
• Support negotiation and execution of change orders

Project Closeout

• Oversee punch list, commissioning, O&M documentation, and final turnover
• Ensure timely completion of all contract closeout requirements
• Deliver organized and complete project documentation

Preferred Qualifications

• Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent industry experience)
• 5+ years of commercial construction experience
• Strong understanding of construction processes throughout the full project lifecycle
• Experience with CMiC, Autodesk Build, Sage, GC Pay, and Bluebeam
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook)

Job description:

This is a hands-on, accountability-driven Project Manager role responsible for owning construction projects from award through closeout. Success in this role is measured by schedule reliability, cost predictability, subcontractor performance, field leadership, quality control, and documentation discipline — not activity or reporting alone. This role requires a Project Manager who is comfortable making decisions, is proactive at all stages of a project, and operates independently with limited escalation.

A Project Manager in this role is expected to:

• Produce and maintain a reliable CPM schedule in Microsoft Project.
• Identify cost and scope risks before they impact monthly forecasts.
• Lead the buyout process to ensure timely Subcontract executions and procurement.
• Lead OAC and subcontractor meetings without senior management intervention.
• Maintain accurate project documentation (RFIs, submittals, change events, meeting minutes, etc.).
• Spend consistent, meaningful time in the field driving high-quality production and addressing necessary corrective actions.

Previous multi-family or hospitality construction experience, preferred.

Essential Functions:

• Leads all aspects of the company’s safety culture and creates awareness by demonstrating commitment to an injury-free environment through individual actions and mentoring others. Investigates safety incidents, holds team accountable and retrains staff as needed.
• Provide complete oversight of one or multiple projects to monitor and manage projects throughout project lifecycle including start-up, construction, close-out and warranty periods.
• Create project schedule with assistance from the Project Superintendent; gather input from project team. Provide ongoing identification of potential schedule impacts including scope, weather, manpower and changes, and facilitate mitigation plans for these impacts. Develop and update project schedule on weekly basis as necessary for construction activities. Manage materials, labor, and procurement logs to ensure appropriate resources are available to meet the project schedule.
• Utilize SmartPM Scheduling analytics to review critical health of your assigned projects at least every 14 days. Identify issues and work with project team to correct those issues prior to next schedule update.
• Attend all stages of the project start-up process for assigned projects. Schedule and drive assigned portions of process, including post-meeting tasks.
• Work on site, as required, with the project team to carry out a variety of tasks such as schedule progress, quality of work, jobsite conditions, safety, etc. Job site visits are expected to be at minimum every week for local jobs or every two weeks for non-local jobs, or more frequently as necessary through stages of the project.
• Engage with various parties of the project including but not limited to subcontractors, owner, field, design team, vendors, etc.
• Lead all job related meetings.
• Complete monthly subcontractor and owner pay application process.
• Provide appropriate written documentation for various aspects of the project such as budget, schedule, legal, quality, and/or safety. Ensure that a current set of drawings and specifications is maintained with all RFIs and updated drawing sheets posted in a timely fashion. Employ current best practices for documentation requirements.
• Prepare monthly cost and margin forecast with input from Superintendent and review with the Project Team. Regularly review costs relative to the budget and highlight discrepancies.
• Lead overall project closeout process using best practice standards, tools, and processes such as the close-out punch list, financials, subcontracts, warranties, etc.

Other Tasks:

• Meet monthly with Senior Project Manager to review project status, budget, schedule, and all deviations.
• Provide consistent oversight, developmental guidance, and training for Project Engineers while taking accountability for their performance.
• Provide directions to and resolve problems amongst all subcontractors and vendors.
• Assist in identifying deficient work and provide resolution.
• Assist in the performance reviews of Project Engineers, Project Administrators, Superintendents, and other employees, as assigned.
• Follow all policies and procedures set forth in the Employee Handbook and Company Safety Program.

Skill, Knowledge, and Ability Requirements:

• OSHA 10 Certified.
• Ability to perform work accurately and completely, and in a timely manner.
• Communication skills, verbal and written (Advanced).
• Ability to conduct effective presentations.
• Proficiency in MS Office (Intermediate), proficiency in project management and accounting software such as Procore and Sage300 (Advanced), proficiency in scheduling software (Advanced).

• Thorough knowledge of project processes and how each supports the successful completion of a project.
• Ability to build relationships with team members that transcend a project.

Experience Requirements (Must-Have)

• 5+ years of commercial construction project management experience in the role of general contractor.
• Personal ownership of at least two projects from start to closeout.
• Direct responsibility for monthly cost forecasting.
• Direct responsibility for schedule creation and updates.
• Direct subcontractor management and negotiation experience.
• Regular field-based leadership experience.
