Job Title: Construction Project Manager 2
Status: Full-Time / Salary Range: $110,000-$130,000 per year
Reports To: Operations Manager
FLSA Status: Exempt
Summary: Manages high-end residential projects from pre-construction through close-out, owning scope, budget, schedule, quality, and client experience while serving as the primary point of communications for all stakeholders. Ensures disciplined planning, clear communication, and successful execution through:
o Oversight of superintendents and in-house technicians, subcontractors, and construction methods
o Proactive client communication, documentation, and change management
o Financial control, scheduling, and coordination from preconstruction through close-out
Key Responsibilities:
· Project Management:
- Own the project’s financial performance, contract, change orders, quality and schedule.
- CPM schedule management and project plan creation and maintenance.
- Generate RFIs to architects, engineers, designers and subcontractors.
- Mark up PDF drawings for goal setting and crew clarification on-site (Bluebeam Revu experience). Drafting and sketch detailing job site clarifications quickly for crew clarity.
- Maintain job file organization with spec sheets, purchase records, weekly log and look-ahead updates, photo records, RFIs, change orders, shop drawings, subcontracts, etc.
- Layout, oversee and audit high end residential construction means and methods.
· Project Planning:
- Build out a project plan and timeline with milestones, crew schedules, subcontractor schedules, OAC agendas, budget controls, etc.
- Lead meetings and interface with designers, architects, engineers, subcontractors, owners, owner’s reps, and various other parties involved in decision making processes.
- Read and understand moderately complex floor plans, elevations, and details in an architectural and engineering construction drawing set. Interpret MEP, geotechnical, structural and topographic plans.
- Create a clear project roadmap for owners, subcontractors and the project staff.
- Interface with building officials and AHJs.
· Communication:
- Prioritize subscriber care and sympathize with homeowners.
- Listening, clear communication and documentation skills required.
- Fast and accurate response times, anticipate questions and proactively develop answers.
- Maintain weekly reports to project customers.

Qualifications:
- Bachelor’s degree (B.S.) or equivalent from a technical school, and five to seven years related experience and/or training, or equivalent combination of education and experience in high-end custom construction project management.
- Valid driver’s license and auto insurance.
- Time management, highly organized, computer proficiency, 60+WPM typing, adaptable to software integration with construction processes, continuous improvement mindset.
- General Contractor’s License a plus.
- Bi-lingual English/Spanish a plus.
