Required Qualifications

- Demonstrated success building and sustaining consultative, trust based client relationships, serving as the primary client lead for multi phase or multi country initiatives.
- Strong command of survey operations and fieldwork workflows, with familiarity in research methodology, sampling logic, and data interpretation concepts (preferred but not required).
- Hands on experience with survey platforms, including Forsta Surveys (Decipher), and the ability to guide clients and internal teams in platform usage and best practices.
- Exceptional communication and executive level presentation skills, with the ability to simplify complex topics for diverse audiences and influence decision making.
- Advanced technical proficiency, including strong MS Office fluency (Excel, PowerPoint, Word), and comfort working with tools such as Salesforce, Jira, Teamwork, and Slack.
- Strong commercial and financial acumen, including experience supporting account growth, building budgets, forecasting, and managing project margins.

The expected base salary for this position ranges from $54,000 to $68,000 .It is not typical for offers to be made at or near the top of the range. We are searching for a Project Accountant with a successful track record of working with Project Managers to join our team. We are looking for someone who is passionate about their work, fosters our team spirit, and wants to join a highly creative, collaborative finance team. This is a nonexempt role.
What You Will Do
- Responsible for overall timely and accurate invoicing, including:
- Review and preparation of draft invoices to distribute to Project Managers (review contracts, consultants, purchase orders, back-up requirements, etc.)
- Meet with PMs to review draft invoices and discuss project status
- Provide unposted labor detail reports to PMs and make necessary transfers
- Review reimbursable and direct expenses billed to projects

Consultant Management
- Reconciliation of consultant expense accounts
- Reviews subconsultant contracts and completes fee allocation in Deltek Vision
- Track consultant fees against consultant expenses and reimbursables
- Reviews consultant invoice with PM for approval, and enters consultant invoice with correct GL code
- Ensure consultant invoices are processed accurately and timely
- Reconcile consultant revenue accrual/recognition
- Provide consultants and Project Managers with timely updates regarding consultant's payment status and other consultant fee inquires
Collections
- Review aged AR report daily
- Follow-up with PMs and/or clients regarding open invoices (over 30-days, short payment, and duplicate payment)
- Provide invoice copies to client and/or PMs
- Research payment discrepancies and stay abreast on AR issues
Project Maintenance
- Conduct monthly audits to ensure project financials are accurately stated in accounting system
- Maintains updated project information in Deltek Vision (compensation and contract)
- Create spreadsheets to track consultants and other billing fees
- Maintain accurate filing system
- Ensure work authorization/contracts are filed in network folder
- Review project pipeline data, and ensure information is accurate and consistent with staffing and revenue plan

Position Summary
5F is searching for a Mechanical Project Manager for its construction team. This role will provide overall management direction for a project or group of projects and will perform additional duties that include procuring equipment and subcontracts, monitoring and accurately projecting job costs, maintaining billing and schedules and providing technical support and leadership to the field. Additional responsibilities include providing production oversight with the project’s Superintendent on the day-to-day activities of assigned projects. Key Responsibilities

Role Description
This is a full-time, on-site role for a Project Manager at our New York, NY office. The Project Manager is responsible for leading development projects through all stages of the project life cycle, including predevelopment, acquisition and construction closing, construction administration, marketing/lease up, conversion to permanent financing / stabilization and repositioning, as applicable. The Project Manager is expected to work collaboratively in a fast-paced, entrepreneurial work environment with a range of individuals and organizations.
Duties and Requirements
Responsibilities include, but are not limited to:
Development & Predevelopment
· Conduct feasibility analysis, zoning review, and due diligence
· Onboard and oversee design consultants (architects, engineers, expediters, environmental, sustainability, elevator, etc.)
· Along with our vertically integrated GC, support and oversee design process from schematic through construction documents with understanding of value engineering to keep costs as projected
· Coordinate agency approvals including HPD, HDC, HFA, DOB, and other relevant entities
· Maintain and report on comprehensive project schedules and risk assessments
· Prepare financing applications
· Help prepare investment memorandums to convey the inherent risks associated with a particular project
Financing & Closings
· Prepare and manage HPD/HCR/HDC financing applications and lead the development effort as point-person for agency correspondence
· Update development budgets and sources & uses throughout underwriting
· Review lender, equity investor, and agency due diligence and negotiate term sheets and loan docs alongside Camber’s outside legal counsel and senior level staff
· Coordinate construction and permanent loan closings
· Monitor construction progress, change orders, budget, and schedule
· Lead bank requisition efforts and invoice tracking
· Ensure compliance with HPD/HDC regulatory requirements, MWBE goals, labor standards, and affordability restrictions
Lease-Up & Stabilization
· Coordinate with property management on marketing and regulatory compliance
· Oversee cost certification and various tax credit investor compliance and conversion
· Manage TCO/CO process and permanent loan conversion
· Transition stabilized assets to asset management
Leadership
· Interface directly with agency representatives, lenders, equity partners, and community stakeholders
· Drive internal process improvements and best practices
Qualifications
· Travel to properties in the NY metro area to perform site inspections and collect data
· Good understanding of transactional structuring and of both affordable and conventional financing sources
· Knowledge of key deal documents including but not limited to financing terms sheets, regulatory agreements and operating agreements
· Demonstrated underwriting and financial analysis experience (modeling, project level returns, optimal structures, etc.)
· Ability to identify and resolve deal point issues with some guidance
· Ability to work independently as well as in a group environment
· Strong problem solving and quantitative skills
· Ability to prioritize and accomplish multiple tasks effectively
· Good written and verbal skills
· Mastery of Microsoft Office
· Strong data management skillset with the ability to collect and manage data, including exploratory data analysis, is strongly preferred
Education and Experience
· Master’s degree in Real Estate, Urban Planning, Finance or other relevant field or proven track record in affordable housing development
· 4+ years in a relevant field and/or master’s degree in related field
· Direct knowledge / experience in NYC real estate development
Work Environment
This job operates primarily in an office environment but will require travel offsite.
